Beautiful 2 bedroom, 2 bath condo at Camp Warnecke Estates is just steps from the Comal River and right across the street from Schlitterbahn! The open living room/dining room is a great place to relax after a day on the River with it’s beautiful fireplace and flat screen TV. Enjoy a cup of coffee in the morning sitting in the cozy bar stools or out on the patio, enjoying a great view of the beautiful pool and hot tub area! The dining table has seating for 6 and the bar has seating for 2. The cozy kitchen is equipped with all the basics you will need to cook breakfast, lunch and dinner. The master bedroom has a king size bed, a TV and has patio access as well! The spacious master bathroom has everything you need to get ready! Enjoy the beautiful shower or take a long relaxing bath in the separate bathtub. The second bedroom also has two cozy Queen beds and is just down the hall from the second spacious bathroom with a shower/tub combo. There is a sofa sleeper in the living room and a washer and dryer in the unit. Accommodates 8 people very comfortably. All bedrooms and bathrooms come stocked with high quality linens.

Enjoy walking down to the Comal River with private river access for guests or swim in the pool and hot tub! Visit Gruene or downtown New Braunfels for shopping, restaurants and live music. River’s Edge is an amazing place to enjoy your trip to New Braunfels! Rockin' R is a local tube outfitter which can pick up in the parking lot next to Camp Warnecke between Memorial Day and Labor Day. For any reservation outside of that time period, the Rockin' R shop is located only .5 miles away. Only two parking passes provided with one guaranteed numbered spot. The second parking pass is for general parking and is 'first come first served.' This condo is on the ground floor, however as soon as you enter the condo you must walk up a flight of stairs. Host must be 25 years of age or older to make a reservation and must be staying at the property. No pets allowed. Guests will be allowed 2 vehicles on premise with parking passes and 8 wristbands (max amount allowed). This condo has a maximum occupancy of 8 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. No RV’s or trailers.

**WRISTBANDS & PARKING PASSES REQUIRED*** These condos are individually owned and the owners graciously allow their "second homes" to be rented out and enjoyed! The HOA of the complex had laid out some policies to ensure everyone staying at the complex can have a wonderful time. Because of the fabulous location, we can have trouble with trespassers. The security guards on premise are there to ensure only renters are using the grounds and that guests are parking in the correct parking spaces. Please do not be offended by the wristband and parking pass policies, they are really there to ensure that you have a fabulous time! To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage insurance up to $1500.
