A/C is available during the entire year if necessary. However, you will not need Air conditioning during the January to May months due to cooler temperature and August to December as these months approach winter cool air. The a/c units are in each room with the exception of the front room which has a special ventilation window as the a/c in the main living room convers the entire apartment at 25,000 BTU's. This unit per New York standards for occupancy will cool the enitre place. Additionally there is another 25,000 BTU's unit upstairs and another 18,,000 BTU unit in the front bedroom. Please ensure to ask the check in liaise to demonstrate the proper usage of these units as they can freeze up the place. This unit has a combined 68,000 BTU, which is the beyond the normal standards required for any hotel, apartment, condo for occupancy of 8-10 people. The A/C units are depicted in the photos inclusive of the room without due to the units being so strong. This room is equipped with ventilated windows are per New York code and the ventilation and a/c circulation is perfect for this room.
Each of the bedrooms features a queen size mattress with premium bedding and its own design theme. Bed linens and bath towels are provided. We can also provide an automatic pull-out air-bed to sleep up to two additional guests upon request (twin or queen).This unit's private balcony features striking views of the New York City skyline. You can't beat these picturesque views. Times Square Duplex is the place to relax and experience the rich culture of, arguably, the best city on Earth!Outdoor BBQ must be schedule in advance per NY city ordinances and there is a separate charge for its use. This item upon request only!Outdoor space is seasonal and lounge chair and maintenance is set for June 15 to September 4 or Labor day which ever comes first. Outdoor furniture may be discolored due to weather and raining season June through September. Scheduled maintenance for outdoor space is during.Apartment may appear a little larger due to wide angle lens, but it is cozy and comfortable to accommodate 8 people comfortably in a social setting.Occupancy for this unit is 6 people comfortably and 7 max. There is no overnight guest allowed in the unit without approval and without payment. Early check in prior to 4pm is available upon request and fee must be paid to property management directly as we do not manage this process. The rate for early check in is $25.00 per hour to be paid in cash directly to the property management/greeter.
Late check in is available prior to booking and we must provided an amended invoice prior to booking. The fee for late check out is $50.00 per hour. All last minute late check out request are subject to approval and the price for such approvals is $75.00 per hour.
