Description
The building sits on high ground overlooking North Berwick. This apartment has a wonderful view over the town beach and harbour from the sitting room and kitchen.
Warm, comfortable and secure, the property benefits from superbly maintained communal areas including gardens and a car park, a well lit carpeted stair well, and a lift. Inside, the apartment is well insulated and centrally heated. New bathrooms were fitted in November 2016 and there is a high standard of furnishing throughout. We provide everything you might need in your holiday home so you can get on with enjoying your holiday.
The location is ideal. You can be on the beach or in the town centre within minutes, and the golf course is no more than 300 yards from your front door. The railway station is right across the road and a regular rail service provides access to Edinburgh in just 33 minutes.
This is a great holiday home for families or golfers, with plenty in the local area to see and do during your stay.

The apartment is on the first floor and all windows have safety catches. Parents with very young children should note there is a balcony and safety is therefore an issue. It is a condition of booking that the client is responsible for the safety and wellbeing of all those on the premises during any visit. Subject to this constraint the apartment is a great location for families.

Five people can be comfortably accommodated in one double bedroom (with en-suite), one twin and one single.
As well as fresh bedlinen, we provide towels, toileteries and kitchen detergents. We always make sure there's tea and coffee in the kitchen, and a pint of milk in the fridge in case you need a quick cuppa after your journey. We'll even be here to welcome you on arrival !
A travel cot and high chair can be provided on request, however guests are required to provide their own bedding (including mattress) for the travel cot.
The apartment is furnished and equipped to a high standard. Smoking is not permitted. Sorry, no pets.

“Great apartment! 5”

“A lovely apartment with amazing views over North Berwick”
The apartment was very clean, lovely views and well appointed. Its an easy walk into NB (5 minutes) and its lovely shops. The apartment has one en-suite (bedroom overlooking the road) and a separate bathroom for the other two bedrooms. The kitchen had all you might need and a nice view. We had terrible weather unfortunately and the heating was effective and quick to warm our cockles. I liked the fact that unlike other holiday rentals, the owner includes loo rolls, bin bags and even shampoo and conditioner if you needed it. Nice touch. My only criticism or observation is that the bedrooms are overlooking the traffic lights and junction so if you sleep with the window open, you can hear traffic in the night or morning. Sound insulation is good with the windows shut. Car parking is easy and convenient which is a plus in NB where car parking is challenging.

“Ready coastal delight”
This is our second trip to the royal apartments. What a beautiful apartment. Everything you could possible wish for, spotless and very comfortable. I can't recommend it highly enough.

“Really nice apartment”
The location of the royal apartments is excellent with great views of North Berwick. This is a very comfortable and spacious apartment and we would definitely stay again in this apartment block. We would have given 5 stars but felt the paint work needed refreshing but we would most certainly recommend it to other travelers.
