PRIVATE STRUCTURE. Il Boschetto is a quiet and charming villa immersed in a green area near Orvieto, surrounded and protected by abundant trees that help to keep the environment fresh and healthy. Hence its name (Il Boschetto = The Thicket), as the overwhelming sensation that the visitor strolling through the park of this charming home has is that of being immersed in a timeless forest, silently reposing. A majestic oak tree welcomes you at the entrance to the park, filled with plants and colourful flowers with their unmistakable fragrance. Inside the park, just a few metres from the house, is the swimming pool. The interior is tastefully decorated with modern details blending with the classic and traditional, a perfect combination rendering the whole house warm and cosy. This pleasant and discreet residence is located just a few kilometres from beautiful Lake Bolsena. Not far away are nature reserves, such as that of Monte Rufeno, and large cities such as Rome, all within easy reach.

The house has three floors. The main entrance leads into a hallway around which are the various rooms on the ground floor. On the right is an open plan kitchen/dining room which leads out to an attractive portico where you can dine immersed in the green park. To the left is a sitting room with French windows leading out to the garden. Near the staircase connecting the floors is a toilet. On the first floor is the sleeping area with a small hallway with reading loft, a double bedroom with ensuite bathroom with shower, a twin bedroom, a double bedroom with 1,40 m wide bed and bathroom with tub. The basement has a TV room with double sofa bed, a laundry room and a bathroom with shower. ANNEX. The annex, which is about 5 m from the house, consists of a games room and a living room with working fireplace.
The entrance to the park opens with a majestic old oak tree, standing right at the entrance of the house. The house is surrounded by various types of vegetation and, besides the classic garden plants, there are many fruit trees such as chestnuts and olives. Well-kept green hedges separate the paths in the park, some decorated with beautiful roses and others with colourful flowers. Aromatic herbs such as rosemary and sage fill the air with their characteristic fragrance.
The private swimming pool, is to the left of the portico. It is only 15 m from the house, in a discreet position. Rectangular-shaped, it measures 6 x 12 m with a constant depth of 1.50 m; it is lined in PVC with chlorine purification. The solarium area is a mixture of stone and lawn and access to the water is via ladder. There is an outdoor cold-water shower and the pool is provided with sunbeds, deck chairs, umbrellas, small tables and chairs. The pool is available from the last saturday of April to the first saturday of October.

The residence is located a few kilometres from Orvieto, just 20 minutes away. 10 minutes from the property is Bolsena, with all the shops for basic needs. There are numerous tourist localities of great beauty and notable cultural value near the house. For lovers of uncontaminated nature, we recommend a visit to the beautiful Lake of Bolsena, which is only 20 minutes away, or to the Nature Reserve of Monte Rufeno. Half an hour takes you to Terni and an hour to Perugia. Further away, but still fairly close, is Rome, one and a half hours away. The Perugia airport is just 90 km away and the nearest railway station is Orvieto.
