Description

Beautiful executive property located in upscale community of Talmadge,San DiegoThe back yard is a tropical oasis in San Diego as photos shows.

5 adult accommodation.2 bedrooms 2 bath and sofa bed for one adult .

One office.

NO party ! No noise after 10 pm during week day in back yard .

No noise after 11 pm week end except July 4 th .Midnite allowed by city ordinance. We have a private patrol who will re enforce the noise ordinance.

You can take your party inside and close the window .

You will probably spend 80% of your time in back yard.Very quiet ( all dayand nite)and pesticide free.

Lots of birds and insects.

Large foyer, living room, dining room and kitchen create an open room with a gas fireplace . The french doors can be opened so the dining area and patio becomes one large, spacious area.

The back yard is a sanctuary for birds and butterflies( famous Monarch)with no insecticides used and only organic fertilizer ( fish and coffee ground)The back yard is very serene, private and quiet.

a full BBQ will allow you to enjoy lunches and diners with your loved ones.

Dining area+cocktail area.

We're close to Downtown and all the beautiful neighborhoods like Kensington, Hillcrest, North park with coffee places, bars, restaurants for breakfast, lunch and dinner.

2 car parking in tandem on site to use .

The space

1. MASTER BEDROOM and bathroom is one room divided by a free standing wall. Beautiful designed, with high ceilings and surrounded by French doors you can open to the backyard. Lots of air and light. Large TV with cable and access to Hulu and Netflix. Queen bed.

2. SECOND BEDROOM with no and own bathroom.

3. THIRD BEDROOM is set as office

4. High quality AIR MATTRESS for 2 people.

•We have A/C and a heater system

•Washer and Dryer on site in separate room

•New installed BBQ area.

•The house does not come with a garage, but here is plenty of street parking

But you have 2 on site parking .

•There is no TV in the living room or second bedroom but only in master bedroom with several channels( history, news etc...) Fling( 54 channels) Netflix, prime time.

10 min to Hillcrest, 12 min to downtown and 15 min to the beach.

As much as I love pets, I only accommodate one. Your pooch needs to be at least 2 years old and not over 25 lbs.

House Rules

• NO PARTIES ARE ALLOWED AT ANY TIME

• We ask you to cease your outdoor activity and to lower the noise level at

10:00 pm during weekdays and 10:30 pm on weekends

• Dinner gatherings to be limited to 12 people

Restaurants: This property is located 4 blocks away from Vietnamese district where the best Asian cuisine is located (go east on Winona until u cross El Cajon blvd.The restaurants are lined up on El Cajon Bld) You will find Thai restaurant,Chinese,Burmese,Japanese ,Korean. Etc.... Restaurants are very reasonable in this area and the clientele is mostly Asian. Other restaurants in Talmage for fine dining( Romeo and Juliet a wine cafe at 4715 Monroe avenue.

Interaction with guest

I will meet you at the property, will hand you the yes and will give you a 3 mns tour. A key box will be available to you in case of late arrival( after 8 pm) You will be able to reach me by text and will respond within minutes between 6 am and 10 pm .
