RECEPTIVE STRUCTURE. The building dates back to the second half of the 19th century. It was renovated for the first time around 1890 and already then the owner wanted to give the farmhouse an atypical structural characterization, modifying the interior according to the style of the “owner’s farmhouse” yet maintaining the typical rural character of the Umbrian country farmhouses. Very particular, given the type of building, is the splendid panoramic covered terrace on the first floor. It was renovated a second time in 2006/2007, making large use of reclaimed materials such as beams and tiles of the period. Located on a green hill, it has a nice panoramic view over the valley in front and, thanks to the location, it is particularly suited to those wishing to visit the most characteristic spots in Umbria, such as Perugia, Assisi, Todi, Lake Trasimeno and the nearby Tuscany.

The house has two floors. The main entrance on the ground floor leads to a small hallway. In front is the terracotta staircase leading up to the first floor whilst on the left is a large open space characterized by the presence of two arches. This open space is divided into a sitting area with sofas and TV, a dining area and kitchen and from it one can go directly to the outside. From the dining room a corridor leads to the sleeping area on the ground floor composed of two double bedrooms and one twin bedroom, all with bathroom with shower. One of the double rooms has access to the outside. The staircase up to the first floor leads to a landing. On the left is a large area with sitting room and kitchen corner whilst on the opposite side are a double bedroom and a twin bedroom, both with ensuite bathroom with shower. The upstairs living room leads out to a large covered terrace with a wonderful view.
The property extends over about 7 hectares. The 6.000 square metres pertaining to the house have twilight lighting. The park is composed of about 1.800 square metres of garden with different types of trees such as cherry, pear and peach, olive, pine, elms and bushes such as rosemary, hawthorn, wild rose. Another 4.000 square metres are cultivated as a garden. The splendid pergola in front of the living room, furnished with table, chairs and divans, is the ideal spot for relaxing and enjoying traditional Umbrian dishes.
The pool, about 30 metres from the house, is sited in a higher position and is reached by a paved walkway. It measures 12 x 6 m with a depth varying from 1.30 to 1.90 m. Access to the water is by Roman steps and the border is in travertine. The solarium area is partly paved in terracotta and partly lawn. The pool is in a panoramic position and is equipped with deckchairs, sunbeds and umbrellas and an outdoor cold water shower. The pool is at guests’ disposal from the last Saturday of April until the first Saturday of October.

Between Perugia (20 min. drive) and Todi (15 min. drive) this villa is perfect for sightseeing all around the Green heart of Italy, Umbria Region as well as Southern Tuscany and Lazio too.
It is very well linked through the duel-carriage way E45 and the motorway A1 Roma â€“ Firenze (exits A1 Valdichiana or Orte) this will allow to reach all the interesting places in the surrounding area, as well as the major cities. The nearest train station is Perugia from where you can get connection to the most important cities.

This property is private and has a good amount of room for a family as well as a large pool.
However it lacks a bit of character and the pool and gardens are not as well maintained as they could be. Also the check in process was difficult as there was only GPS coordinates to get to the property and the owner spoke minimal English.
Good for a get away if you don't need much nearby and are happy to work things out on your own. Wifi was very slow esp after midday and at night time.
