“Want To Be Disappointed? Book This Unit!”
View is gorgeous. Kapalua Bay Resort is top notch. But, this particular unit is not clean and definitely rundown. Stay away from this one. Issues started before we even arrived when Sullivan charged us for another person's rent along with our own. Subsequently resolved. In fairness Sullivan Properties were quick to send maintenance to deal with constant stream of issues but we had them in 4 or 5x in 2 wk period. Everything from broken blinds (including MBR) to incorrect light bulbs in enclosed fixture that was a fire hazard to sealed over drain in overflow of Roman bathtub/shower (moisture, warmth & time breeds mould) to tap coming off wall in main bath/shower to broken fan in main bath to door of partial bath across from kitchen did not close because door was completely off track) to window in main bathroom sealed shut to chipped dishes (food safety hazard). And yes we do have some pics... We asked for some compensation because of the seriousness and number of issues we encountered and Sullivan Properties was not willing to enter into any form of discussion. And, yes, we were polite the first few times... Didn't receive as much as a verbal apology. In summary, vote with your feet on this unit. Problems can happen anywhere and any time. That's life. However, you can judge a company's professionalism by the way they handle these problems. Enough said.

very minor things need to be fixed. I was very happy with the accommodations because of the special rate and my long-time relationship with Erin and his family and the cleanliness of the unit. the sink in the master bathroom clogged and the hot water handle in the shower was coming loose from the wall and needs to be fixed before it comes off in somebody's hand. a few screens were not properly attached and therefore I did not open those windows. these are very minor items and they did not affect my pleasant stay at the bay villa. I only mention it here so they can be attended to before the next tenant arrives. I always enjoy my visits to the villa as do my daughters when we visit as a family. the grounds and the pools are always delightful and the views are amazing. looking forward to visiting again next year.

We rented this unit in mid- November for. November 28 through December 12 stay. In the past we have stayed at Kapalua Ridge or Golf Villas but, as this was last minute, we took this unit. The rate through Sullivan Properties in Maui was a bargain $133 per night as our dates fell within the Fall discount period. This was for a unit that generally rents for $190 nightly. Units are either ground level or bridge level to take advantage of the sloping terrain that provides lovely views toward Molokai. Our unit was a one bedroom townhouse accessible via a bridge from the roadway. The small kitchen opened up to the living area with large windows toward the South and the sea. The bedroom is up a flight of stairs and features a large bathroom and a small lanai. Living and bedroom areas are carpeted. Despite the low price this unit proved to be less than a bargain as it had not been upgraded or reasonably maintained. (Kapalua condos date from the late 70's and 80's). Carpets were not very clean. Windows were dingy and after two days the patio screen door collapsed forcing us to keep the patio door open for a breeze. There was no lock on the patio door. My wife spent an early morning (made available due to jet lag) cleaning the kitchen, vacuuming, and sweeping. The only broom is an old corn type for use inside and out. The kitchenware including pots and pans appeared to have been garage sale leftovers. Oh, and there were ants. In the living area and bathroom. Upon changing linen after five nights we discovered that the mattress pad...well, let's just say, the pad showed signs of use. All these issues were discussed with Sullivan Properties representatives Tim and Erin, who are great. (The mattress pad was delivered to the office). We were told that the unit is owned by a foreign family that seldom visits. This neglect shows everywhere. The screen was repaired within three days and a Terminix man stopped by to treat the unit.
