“quiet ,relaxing, marvelous”

This is the second time we have stayed at 102 Palma Real, it is not often we holiday at the same place twice ,but we had such a good experience the last time we had to visit again ,and we were not disappointed in fact it was even better this time, so much so we are already thinking about booking up again soon. Derek makes the process so easy, our welcome pack was waiting for us at the drop box.so no waiting about to be checked in . there is everything you need at the condo, full kitchen, washer machine, dryer, towels ,books cable TV. WIFI . outside there is a wonderful swimming pool with hot tub, which we had to ourselves the majority of the time, it is also very well maintained clean and tidy. a further few steps and you are on the beach which is again you will have to yourselves the majority of the time . a short walk to the town of Puerto Morelos and there are shops, restaurants and a flea market full of gifts, t-shirts ,hammocks etc. a short taxi ride to the main road and you can get an ADO bus or a collectivo to either Cancun or Playa Carmen ,which costs 24 peso and only takes 15 minutes I would recommend this Condo to anyone who wants a great relaxing holiday with the option of going to Cancun or Playa Carmen for the hustle and bustle .

“Loved the condo but not the location so much”

Let me start by saying how easy and stress free renting this condo was. Derek and Alice have made it so that from the moment the plane touches down in Mexico, you will have all the resources you need for a seamless arrival. We used USA Transfers, who were right outside the airport waiting for us. Rodolfo was our driver, who I was a little disappointed in. He had no idea where Riviera Maya Properties was, but finally found it. The keys and welcome packet were right there in the box waiting for me. A very nice gentleman directed me to the box and gave me a warm welcome to Puerto Morelos. Off we went, with poor Rodolfo completely lost. Now, before we left, I had gone to Mobimaps on the Internet and had walked the whole town, so I directed Rodolfo to the condo, which is right outside town, down a dirt road, past the shipping yard, and around the corner. I had also paid an extra 30.00 for USA Transfers to stop at the Chedraui in Puerto Morelos prior to arrival, which seemed to put Rodolfo off a bit, as he voiced his displeasure to us. When we arrived at the condo I gave him a small tip which amounted to about 5.00 U.S. And Rodolfo asked for more money! LOL and Oy Vey! The condo itself is beautiful and has everything you need. There are two kayaks available to use and snorkeling equipment for two people in the condo. We were so busy doing things out and about, we never used them. There is quite a seaweed problem now, but it is taken care of in front of the condo by the maintenance man, who, by the way, is up every morning at 5AM cleaning the pool and the common areas. Now about the location. If the condo was not on the other side of the shipping yard it would have been ideal. You are cut off from town and must go around this shipping yard, down a dirt road with large potholes. It's about a 15 minute walk to town and in the summer heat it's a lot harder than you would think. The town does, however, have wonderful, inexpensive taxi service that we used to get from the condo to town every day. We also rented bikes from Green Bikes, but we only used them once during our stay, as we were always going somewhere outside town or going out at night. There is also a large boat sunken right in front of the condo. That, and the port kinda take away from the beauty. There were quite a few people staying at the condo on the day we arrived and they pretty much took over the whole pool and jacuzzi, so we gave up on that and went into town, which we love! Go explore, eat, shop and have fun! Take a boat out to the reef and snorkel. The reef and marine life are beautiful. Take a boat out and go sport fishing. We caught a sailfish, which was an awesome experience (we released him). Walk down the beach to My Paradise or Unicos and drink margaritas under the palapas. Look for the crocodile and coati in the vacant lot by the police station. For transportation, we took taxis, collectivos and the ADO bus. You just take a taxi to the main highway, and from there you can either take a collectivo or the ADO bus to wherever you want. We took a collectivo to Puerto Juares in Cancun and then took a ferry to Isla Mujeres, which is absolutely beautiful! You can rent golf carts there or rent a chair and palapa on beautiful Playa Del Norte for the day and swim, lay in the sun and drink margaritas. They also have a nice shopping area with restaurants, jewelry, pottery, etc. you can also take a collectivo in the opposite direction and go to Playa Del Carmen where you can take the ferry to gorgeous Cozumel. We rented a Harley on Cozumel but you can rent cars, dune buggies, etc. We loved Playa Del Carmen and have decided that we will definitely stay there on our next return to the area. Though we loved staying in Puerto Morelos, if you want the beautiful turquoise waters with no seaweed, Playa Del Carmen or any one of the islands are the places to stay. Paradise, and to me, more beautiful than Hawaii.

We love our vacation in Puerto Morelos! The condo was top-knotch! We were away from all the hustle and bustle! This was a peaceful location, beautiful condo (even better than the photos). We enjoyed our walk into town everyday, we were always safe. The restaurants were delicious. The pool was beautiful! We went on our own excursions, a Mayan Spa, Cenote, and enjoyed snorkeling! The weather perfect! Don't hesitate leasing this condo, if relaxing, sun, and authentic Mexico is what you want..then this is the place for you! The owners were rally amazing at communicating with us.

We thoroughly enjoyed our stay at Palma Real 102. Derek and Alice were fantastic at answering any questions we had and have absolutely everything you need in their condo. We used the barbeque a few nights to cook and it works very well. We also enjoyed walking into town and taking in the unique Mexican flare. Eating out is very reasonable and we never had a bad meal anywhere we went. We would highly recommend "I Wanna Pizza". Went there a few times and couldn't get any better pizza anywhere. It is also a huge plus that the new Chedraui grocery store is open and has everything you would need for groceries or anything you might have forgot to bring from home. We also rented bicylces from a little shop down by the town square across the street from the OXXO and next door to the coffee shop for $4 a day. Wonderful to ride around this cute little town. The only negative which the owner has no control over is the sea grass that is washing up on shore. The advantage to staying in this condo is the pool and garden area are beautiful so we were content to not be able to swim in front of the condo. We would highly recommend this condo for a group of four. The beds were comfortable and the view from every window is fabulous. We hope to return someday soon!

“Beautiful Condo with a Stunning View of the Ocean”

We loved our time in Puerto Morelos and especially enjoyed the accommodations in Derek and Alice's condo. In terms of facilities, I'm not sure condos get much nicer than this in Puerto Morelos. It looked just like the pictures indicated, it was clean, stylish, and had the best access to the pool and beach area. My wife and I, along with our almost-two-year-old, loved hanging by the pool and swinging on the hammock on the porch at night as we gazed up at the stars to the soothing sounds of the ocean. The location was nice - set away from the bustle of town, but not too far as to make going into town too difficult. The walk to town took us about 15 minutes, and though it felt very safe even at night, it does wind through a dusty old trucking road and is not scenic. A minor drawback for me would be Palma Real (the condo complex)'s proximity to a large shipping dock. It's not an awful thing, but it did takeaway from the otherwise stunning vista from the chase lounges by the pool. That said, we got over that quickly and even learned to embrace the shipping dock at times. Overall, we had a wonderful experience here and recommend Derek and Alice's place highly!

“Excellent Condo”

This condo was exactly as advertised if not better ,we came for two weeks and wish we could have stayed longer, we had all the amenities you could wish for ,the bed was massive and really comfortable , the pool was just outside the door and a few steps further was the beach and Caribbean, which we had to ourselves for the first week ,Paradise, the second week some owners and guests arrived from USA and Canada. they were lovely and we spent hours chatting by the pool to them. The short walk into town was ok and apart from a few potholes the roads were walkable ( I would suggest that you take a torch if you are walking it at night ) the restaurants in town are really good ,and the ACO bus into playa Carmen or Cancun are cheap and very frequent. I would like to thank Derek and Alice for a wonderful stay and we hope to book up and come again very soon. PS. there are a few very tame stray dogs on the way into town which my wife used to buy food and water for ,she has asked me to ask if you do stay at the condo that if you have any food left over you think of giving it to the dogs. thank you

“It doesn't get any better”

This was our third stay at the condo and still, it is just like in the pictures. It is fully equiped with microwave, gas stove, refigerator, coffee machine, blender, etc. They even provide snorkling gear and a canoe. Location is perfect, a small 10 min walk to Puerto Morelos's village wich offers plenty of great restaurant's. Snorkling and fishing in front of condo is real treat. Do not hesitate to rent from Derek's and Alice's little piece of paradise, you won't regret it. Carlos, your main contact for the condo gives an excellent service and is always attentive to your needs. I highly recommand your book any of your tours or outings with him. Hola! “Homemade Heaven”

This was our first trip to Mexico and what a great place to start. We feel if your going to go to another country, why would you stay in a resort and not with the people who make it thrive. Puerto Morelos was a very nice fishing village. Everyone was so friendly and helpful. The food was exquisite and the condo had a deluxe kitchen, which I used to bake a cake for my fella's 30th bday. We had a very relaxing and romantic time at Palma Real. Very clean, tasteful decorations, everything we needed and then some. Thank you so much! We will be back!

Overall really quite good, very quiet, nice pool and beach area. The condo was clean, well outfitted with two wide screen tvs, laptop, good Wi-Fi service, gas range, fridge, dishes, etc. including laundry. Murphy bed came in handy for our daughter, king bed for my wife and I was appreciated, although a little firm. A/C worked well, as did ceiling fans, so cool conditions for sleeping was a big plus. Carlos (Agent), Gustavo (Facilities) and Darwin (Security) have got to be 3 of the nicest guys around, made us feel well cared for. Would have liked a dishwasher but other than that, a great spot off the beaten path!

“Peaceful and Beautiful”

I stayed at the Palma Real for approximately 5 days and I had a wonderful time with my girlfriend. The place is quiet, and beautiful. The view was amazing, a gorgeous scenic beach with an Infinity pool. The condo had every amenity we could possibly need. The owner, and the manager were very professional, accommodating and responded to any inquiry we had in a quick manner. The town of Puerto Morelos is a cultural gem and I highly recommend having at least a couple meals in town. I will definitely be back here again.
