“The Perfect Italian Holiday”

It is hard to say whether the star of this holiday was Jacopo or Villa Baiocco. The care and attention and ready smile given by Jacopo made the stay just that much more enjoyable. The villa and grounds are immaculate. It is a joy to sit or dine on the front porch and view the olive grove and surrounding country. It is an easy walk into Citta della Pieve which I made almost every day and the train station in Chuisi is an easy 15 minute drive. This is a perfect location to explore Tuscany and Umbria and stay active hunting for truffles, taking a cooking class, learning history, eating gelato, shopping for leather goods, finding a good restaurant, and enjoying Italian culture. There are so many picturesque cities within an hour's drive. Even Florence and Rome are easy by train. We prepared many delicious meals in the villa and were spoiled by several very special meals prepared by Jacopo and Monica. Capachino and and Italian breakfast spread was a special treat for me, both served with Jacopo's patented smile. There is a local market almost every day in a nearby city and the fresh produce and cheese and meat is worth the trip. We had family and friends coming and going over our three weeks and I wish it would have been much longer. The whole experience was more enjoyable than we dreamed it would be. We have traveled to many fabulous places...but this villa is truly one of the finest! It is so beautiful and well kept. The owner Jacapo does everything possible to make your stay great! The 2 dinners he cook for us was wonderful! And his own labeled wine that he stocks right there for you...is great ! We had 10 the first week...celebrating with college girlfriend and spouses our 60th birthdays. The 2nd week we had family come and celebrated our 25th anniversary. More than my expectations were truly met! Nice modern bathrooms and good beds. We loved using the outdoor facilities Jacopo worked so hard to keep beautiful. Location was perfect for close day trips and then have this relaxing "home" waiting for us to chill down. I could go on and go! You will not be disappointed if you rent this home! We had a group of 14 spend a week at the Villa. It was easy to get to since Chiusi is a stop for trains from Florence and Rome. The area of hilltop walled towns was fascinating ( Chiusi, Montalcino and assisi were all easy day trips). Citta della Pieve was easily accessible with a grocery store within a mile. Mostly- the Villa was spectacular! The rooms were comfortable, the kitchens were well equipped and the dining room easily accommodated our group.The grounds and swimming pool are well kept and the view of the surrounding hills is beautiful. Jacopo runs a first class operation and is available for advise and assistance. We had a truly memorable week at the Villa and have already recommended it to our friends.

Nervous about booking something sight unseen? Don't be. You can trust all the positive reviews about this villa. It was absolutely beautiful, ideally located, and perfect for our family of eight. Staying at the villa gave us the opportunity to walk into town, drive around the countryside, visit other small cities, take the train into Siena and Florence, and, at the end of each day, sit by the pool or at the table with a glass of wine and relive our adventures. Everyone we met - in the shops, markets, cafes, restaurants, train station, gas station, and, especially, at the villa - was genuinely kind, friendly, and helpful. Our stay at the villa was a vacation we'll always remember.

I've long had a dream to spend two weeks at an Italian villa and this vacation was far better than any dream. My husband and I with four other couples had a most wonderful time at Podere Baiocco. We wanted a place within walking distance to a village and with easy access to hill towns. The villa was this and so much more. It's lovely, inside and out, the house large enough for ten but with such a warm feeling, it was like home immediately upon entering. The grounds are just beautiful with flowers, plantings, cypress and olive tress, all lovingly cared for by the owner Jacopo, who answered all our questions, helped in every way he could and tried to improve our Italian. Citta Della Pieve, a 15 minute walk from the villa, reflected the same warm and welcoming feeling, the people and shop owners always courteous and friendly. Orlando at Restorante Zafferano and Christian at Bistrot del Duca run 5 star restaurants with absolutely delicious food and great service. We traveled to many enchanting hill towns in Tuscany and Umbria but it was always good to come home to the villa and the village. Thank you Jacopo and the charming Sabastian for all your help and helping make dreams come true. We can't wait to return.

My husband and 8 other friends just spent two weeks at this peaceful villa. The grounds are beautifully manicured with flowers everywhere as well as hundreds of olive trees. There are several patios with tables and chairs for outdoor dining and/or entertaining. The inside is just as lovely with spacious, clean rooms. The bathrooms are all modern and also spacious as is the fully-equipped kitchen. With ten adults in the house, we still had plenty of room. Each bedroom has its own bath which is a huge plus, with another bathroom near the living area. We would highly recommend this villa to anyone. It is cared for with loving attention and the owner is charming and eager to please. He prepared several delicious meals for us. The villa is in a quiet area but a15-minute walk takes you to a quaint little town. We recommend a car for sightseeing and traveling to other places.

We just came back from a two week stay. Everything was perfect. Jacopo and his family couldn't have been nicer. Anything we needed we got very quickly. Food was excellent. Villa is beautiful and has everything you need. Would go back and would recommend to friends. Paula and Bob DeCecco

“Nice Stay”

The word villa can evoke the idea of a luxurious, maybe even sophisticated, large building, with hints of a historical background and probably situated in glorious rolling countryside. The pictures on the site of this property should be sufficient to let you know this is not some ancient Roman house, but be careful with your fantasies. The Podere Baiocco is a large and relatively recently constructed house situated on the outskirts of the small town of Cittá della Pieve. There is an adjoining smaller house on the same property with two pools. The views from the house are on the whole very fine but from one side a nearby apparently abandoned highrise construction site can be seen. The bedrooms and sitting rooms are all comfortable and almost all the bedrooms have their own bathrooms. There is a good central kitchen with surprisingly one or two additional smaller kitchens. The furniture and decorations are random, unexciting and occasionally quite grim, understandable in a rented property I suppose. We slept up to twenty people in the two houses with no sense of overcrowding. All the conveniences worked fine. Our stay was March/April and it was cold and the heating bill was large. I was well warned by the owner about the cost of heating on our arrival. The breakfast was good and correctly priced. Unfortunately the Umbrian dinner was mediocre and expensive, although wine was included. The owner of the property is always available and most helpful with information and additional services such as horse riding, taxis, where to eat locally, and so on. The centre of Pieve is a pleasant ten minute stroll away. We had a most comfortable stay at this property but I came away faintly disappointed, probably because my expectations were too high. Don't get me wrong - with the exception of the dinner our stay was good value for money, the owner was most helpful and everybody had a grand time. It was all just a tiny bit less than what I had been expecting.

I appreciate your review of your stay, but feel I need to put some points in a different light. The main house dates well back to the 16th century and is indeed a historic building. Only the little house and the annex have been built recently. All bedrooms have their own bathroom, there is not a single one without in either building. On the weather I unfortunately had no influence and the dinner which you felt unhappy with was prepared according to your wishes( example "porchetta"). I think that 35,00 euro per person for a dinner with appetizer, homemade pasta, 2 seconds of meat, side dish, dessert, wine at will, 2 waiters and cook 1 is a fair price. All my best, Jacopo

“Fabulous Tuscan Holiday”

We recently had the pleasure of staying at this fantastic villa. There were 5 couples staying for 2 weeks. The villa exceeded all our expectations. It was spotlessly clean, very roomy and had every creature comfort one could hope for. The grounds and pool were tended to in a quiet and non-intrusive way every day by Jacopo. We especially liked the many outdoor patio areas one could escape to for a little quiet time. The pool, with its wonderful views and shaded area, presented a welcome relief after a busy day of sight seeing. The villa is situated with-in an easy driving distance to many of the various sights offered in Tuscany. Citta della Pieve was only a 20 minute walk away. This was as charming a village as one could hope. The people were very friendly and helpful and the nearby restaurants, gelato shops and pastry shops were all enjoyed on many occasions. I highly recommend this villa for those looking for a beautiful, relaxing, spacious villa in a great area. I know we'll be back one day. Jacopo- thanks for memories that will last all of us a lifetime and to us that's what travelling is all about.

“The Best Home in Umbria”

In July, 2011, our family composed of our cousins and their families settled into this wonderful villa. There were twelve of us, ranging in age from early 60s to teenagers. The home is warm and welcoming. The setting is spectacular. It was immaculate. It had everything that we needed. It is a short walk into town. No one had to drive. The town, Citta della Pieve, is charming. Great museums, restaurants, farmer's market and churches. I would run into town and listen to the sisters at the nunnery sing the mass or prayers or whatever was being sung that morning. It was so beautiful and peaceful. Just hanging out on the property was wonderful. The weather was sunny but not too hot. It was in the mid 70s. The pool was a big attraction as was the tables outside shaded by grapevines. We ate outside almost every day. It was homey but open and spacious. No one got in anyone's way. We went on walks in the woods and throughout the property. It also has a great central location for exploring the region. I highly recommend this villa for the vacation of a lifetime.
