Tumblin' Falls House sits high a'top a cliff overlooking the very beautiful Shinglekill Falls. Scenery abounds in this natural setting. Multi level decks,with tree level spa overlooking the falls, beautiful natural pools, gardens and trails. TFH is a Dutch-Victorian home circa late 1890's and updated to current lifestyle standards.A newly renovated country kitchen, spacious living and dining areas, 5 cozy bedrooms, and four full baths. We are close to Hunter and Windham Ski areas and numerous quality restaurants. There is WIFI throughout, as well as 42" LCD TV in our comfy living room.***** If you make an inquiry about our property or request a quote and have not heard from me within 24 HOURS please check your spam or trash folder.If my reply is not there please call me at the number listed. House rules

There is absolutely no jumping off the waterfall. If you do so, you will be asked to leave immediately. No funds returned.
Smoking outside only.
Recycling bins on back deck roadside. Trash should be put in dumpster. The dumpster is on the right as you head out our road. The key is on hook by the kitchen door. Please do not put trash in bins on deck by the recycling. This attracts unwanted visitors.
We thank you for leaving the kitchen as you would want yours left.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

If Linda (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your booking page. You’ll have 48 hours to take action before the revised quote expires.
