It's a bargain price because it's a late '70's era Condo, with no air cond. Starting to show it's age with original cabinets, kitchen and baths. If I were the owner, I'd spend $$$ on new kitchen, and baths, and flooring, and then increase the rent. Bldg 9 is a still decent location, has a good view of the lawns, and ocean in the distance. About 5 - 6 minute walk to the beach. The unit is really huge inside, 1700 sq. ft., but the beds downstairs (2 twins and 1 sofa bed) lack for comfort. New mattresses would make a huge difference. The upstairs king bed was good, newer. The WiFi worked great, just read the code on the modem. And the TV's are newer flatscreens, with netflix. And we continually watched netflix on 4 iphones / ipads, so I've no problem with with WiFi. The BBQ is a short walk around the bldg to the backside. Some of the Rentals from SuiteParadise are better than others, as ownership and condition varies. Not having A/C takes getting used to, but you just keep all the windows open and ceiling fans on. SuiteParadise manages many units in this area, and surrounding compounds. They seem very professional, well organized. Maintenance staff obviously tries to keep all the grounds clean, and they do a good job of that. SuiteParadise gets an A+ for management. But I'd give this unit a C+. IMO, If you're spending "Hawaii bucks", spend a bit more and get a more upgraded unit.

You are correct in stating that Poipu Kai Resorts has a great variety of vacation condos/homes each with an individual owner who is responsible for maintaining the property. However, Suite-Paradise does have a Quality Assurance Manager who takes specific input such as yours and shares it with our owners. She then works with our owners to upgrade our beach resorts. “Old and tired”
The unit is run down, all original, and needs refreshing as do many of the units within Poipu Kai For the money a hotel would do better - at least at hotel you'd get fresh sheets and Hvac
Response from the manager Aloha BB, Many condos on our rural island of Kauai are decorated with an island style charm that is reminiscent of old Hawaii, a time when you might find a lone surfer on a remote tropical beach. Our hope is to transport you back in time to a more laid back era. However, at Suite Paradise we do have a nice selection of beach homes and condos, much more spacious and featuring kitchens so you do not have to have every meal or snack at a restaurant, from which to choose. Some are much more modern in decor. We do encourage you to contact one of our reservationists at Suite Paradise about Poipu Kai or our other beach resorts. “Great place to stay”
We stayed in this suite for 3 days and had a great time. The place was clean and comfortable and a close walk to the beach. It was equipped with everything you need and very spacious for 4 people. It was a little old but that didn't matter at all.

The weather (rain) caused us to stay in more than planned, so enjoyed the condo. It was very humid so the lack of air conditioning was a real problem. The use of ceiling fans was limited, as they were noisy & bothered some guests eyes. Check in was a breeze, we were in another unit for the previous week & were allowed to stay there until noon, when we could move. 902 smelled a bit musty and had terrible frying pans, not much for beach toys. Could see ocean from deck, but not the sun set. Close to pools & beach. Good parking. Bbq not very handy.

Most homes and condos on Kauai were built without air conditioning. We, however, do have a small selection of condos in our inventory that are air conditioned. This is our second time to rent a condo through Suite Paradise. Both times the rentals have been clean and comfortable. We love the Mi Ties that you get when checking in and the bottle of wine in the frigid along with the starter kit of coffee/tea and bath supplies. The grounds at both places have been wonderful. I have never been disappointed and will always stay at one of their places.
“Our Hawaiian Home away from Home”
We have stayed twice at this condo. We came back to it for the reason of its location and comfort. This condo is within walking distance of Brenneke's Beach, and Poipu beach. We have three children under seven and they don't find the walk too far. The tennis courts are directly in front of the condo as well. The ocean can be seen from the main lanai. The condo slept the five of us very comfortably. The beds on the main floor are quite old. They are okay for children, but I wouldn't chose to sleep on them. The master bed is king sized and very comfortable to sleep in. The decor and furniture is dated, but well maintained. The condo has plenty of room and has three lanai to enjoy. The services provided to guests is very good. They are willing to answer questions and be of any assistance to you. They are friendly and accommodating.
“Fall 2012 at Poipu Kai”
This unit has an excellent view (not "garden view"). Living room is large, albeit awkwardly laid out. Lanai is quite large. Kitchen is small, minimal counter space. Dishwasher has many broken tines on upper rack. Windows are single pane with louvers (many don't seal when closed). There is no a/C. This unit is next to newer units that do have a/C. You get to hear the condensers cycling on and off all day and night, reminding you of the comfort they have--and you don't. Cupboard are worn out, chipped, and otherwise unsightly. Electric outlets throughout the unit are worn out. Several won't even hold a plug. The second bedroom is quite small. Two twin beds take up most of the room. Large closet is nearly impossible to get to without moving the bed in front of it. The master suite upstairs is huge. Technology is early 2000s, at best. Master bedroom TV is an old tube set with a VCR. Lr TV is a 480p flat screen with 3 Hdmi inputs. Lr TV remote is worn out; some buttons often didn't work. Tv is expanded basic from Time Warner (about 60 channels). No Wi-Fi so I brought my own wireless router. Internet access is Time Warner and nothing to get excited about. Suite Paradise offers low quality Internet service with download speed of 1.1 Mbps (basic TW Internet on Kauai is 3 Mbps). On Saturday night, we couldn't watch Netflix. Not enough bandwidth. Access to Netflix was just OK at other times. A hotel-style phone is on each floor. Mobile phone service (for us, Verizon) was very good from anywhere in the unit. Most condos at Poipu Kai are individually owned. However, Suite Paradise needs to step up on behalf of the customers and require condo owners bring their units up to date (this unit was new in 1979). Compared to condos we have rented in other resort locations, this unit just doesn't measure up. It's 20 years outdated. We won't come back to Poipu Kai to rent a unit in this condition ever again--especially not for a two-week vacation. This was our 4th stay here in 20 years.
“The condo & resort has everything we needed.”
Overall, the condo & our resort experience was fine with the only exception being finding a dead mouse on the kitchen floor one morning!
Excellent accommodations, first-rate service. Our family has been coming here for 18 straight years. Never a disappointment. Area is quiet, grounds are well-maintained, nice tennis courts, pools, hot tub - close to beach. Hi-speed Internet connection in suite makes it easy to occasionally check in on business matters back home. Perfect for a laid-back vacation.
