“Upkeep of Condo rental propeerties”
I rent two (2) condos every year and have been coming since 1985. It is not fair that some condos are upgraded periodically and others only upgraded when Mr. Bender puts a gun to their head. Condo conditions should be graded on an "A", "B", and "C" scale so I am not seeing my friends and relatives condos who paid the same as me, but with a compliment of tableware, dishes, update furniture, cabinets, countertops, etc. Biggest problem is filth. Filth tile, carpet, air ventilation grates, leaking refrigerators (10A), kitchen waste cans that have not been washed out for weeks/months (I could not get it clean without wire brush, and I did try. If units were properly cleaned and periodically owners were made to upgrade their units, it would make a great difference. For the first year every, I am considering not returning to The Sandpiper because I do not want my little granddaughter crawling in filth.
Response from the manager We appreciate your business and would truly like to have the housekeeping meet your expectations as well as the accomodations. Of course, as each condominium is individually owned, the decor and furnishings reflect the tastes of the owner. There are recommended minimum standards and this particular condo has been well received by previous guests so far this season. Having said that, if you ever find something lacking in your rental condo, please let us know and we will do our best to correct the problem and or provide you with the needed item(s). Again, we deeply appreciate your business and hope that we can surpass your expectations in the future.
First time to bring my grandchildren to the beach. They enjoyed it very much. The Sandpiper has a family atmosphere. Very clean, quite and everyone is so friendly.

This was our 4th visit to the Sandpiper and as always, we weren't disappointed!!! We will be back again in 3 years :)
We had a great time. The condo we stayed in was very clean and had everything we needed in it.
Great rental company and location. The unit was not very clean. Floors were dirty, dishes had dried food on them, and master bath was moldy. There was an old leak above the master bath tub that had not been repaired. This unit needs some TLC.

We truly enjoyed our stay at Sandpiper. We vacation at Sandpiper twice a year. The condo is very nice and cozy. We always feel like we are at home but have an amazing view. Thanks to the family for sharing their beautiful home for us to relax and experience the ocean, sun and sand. Great place to stay!!!

Gulf Shores is a great place to relax! The Sandpiper is a great place to stay. We book here every year. It's right on the beach. It's also convenient to restaurants and shopping. It's a great place for family.

We had a great time in Gulf Shores. Our condo was conviently located with easy access to the pool and beach. The only thing bad thing was the people upstairs from us was very loud.
“Review of complex in general as experienced by my extended famil”
My extended family has come to Gulf Shores, Sandpiper for 26+ years (60 to 75 persons per year). My condo 10A was in excellent condition and updated recently. My complaint was with the continuous failure of the elevator. Especially on the check-in and checkout days. This has happened for at least 10 years. My siblings all complained of the lack of dishes, utensils, un-updated appliances, old, original furniture, flat screen TVs (TV are less expensive now than just a few years ago), carpet, etc. in their units ( 15 spoons, 4 forks, etc). We have been coming long enough to know the original bamboo furniture We understand that there have recently been low rental years because of mother nature & BP, but that is not our problem or fault. We love the size of the facility (48 units) and proximity to the pool and beach. If we did not, we would not come back year after year. Bill Bender and Bender Realty are a major reason for our return each year. Something has to be done to encourage owners to commit to a major update of their units. Maybe a rating system of each unit twice a year (Dec. & July. Based on your rating could determine which units get rented first. I have noticed that along with the overall deterioration of the complex, the quality and life style of your tenants has deteriorated as well. Clean it up. Fix it up and raise the rental fees accordingly. I rent two units (10A & 11A). 11A is great and 10A is needing major upgrades of furniture and appliances & utensils (I pay nearly or the same amount for each which isn't fair.). There is a brand new complex up the road toward 59 that has 4 bedrooms & 4 baths that I can rent for $3000.00 per week! This is nearly the same as I am paying (siblings too!)for inferior accommodations at the un-updated condos at the Sandpiper. I own my own business and sometimes I have to spend money to make money long term. So do you owners.
