The beach house was even more beautiful in person. We felt secluded in beautiful tropical paradise, regatdless of how close to everything we were. The only sound heard was the crashing waves. Yet the convience of location was the best. We only stayed 6 days, but were able to see the north and south sides of island with plenty of time to get back for dinner and relaxing at the house. It was so close and easy to get to all the adventures on the Island. We snorkeled, kayaked Wailua, hiked down to Pili beach, went to Hanalai and Aninni beach, surfed Poipu, went on a helicopter, saw the lighthouse, and enjoyed the Allerton gardens, and still had time to relax in the morning, and evening... Dinner outside was beautiful. If you can wake up early and stay up late , you will see the sunrise and moonrise on the horizon on the deck. I suggest checking the sun/moon rise time chart for Kapaa as the moonrise will can vary by a couple hours each night. But you will be able ti view at least one moonrise during your stay with out staying up til midnight. Its spectacular!!! There is a book in the family room cabinet titled Kauai trailblazers. If your into your own private adventure, this book will give you exact guidance as to how and where to find and explore parts of Kauai no tour guide will ever take you on... We hiked some hidden trail through dense trees and over lava rocks to an insane beach that no one was at and no tourist would ever find without this book. Find it and READ!! I only wish we had more time on the Island and that book prior to arriving. I highly recommend The Niulani home..It was perfect. “A lovely family holiday.”
The house is quite lovely, lots of space, very quiet, nice kitchen for cooking in. We enjoyed being so close to the ocean although would like to have had a better path down to the beach. We found it a big overgrown. Kappaa is a nice small town, friendly people and decent shopping. Easy to travel north and south from this location. Our family enjoyed our stay and if\when we travel to Hawaii again we would certainly stay here. garden Island Properties were great to deal with.
“Fantastic Home with Hawaiian Style in Great Location”
It was a snap reserving this spacious home online, and the Garden Isle representatives responded to my inquiries immediately. Niulani Beachfront Home is very spacious and accommodated our group of six for gathering time and meals inside and out. The bedrooms and baths are comfortable, but the loft is not private. Out back is a great hangout spot with an ocean view. We even saw whales and the most beautiful rainbows right from the deck! This home's location is convenient. Only a few blocks to groceries and less than a mile to restaurants, shops and a walking path along the ocean. We much preferred staying here as opposed to a hotel or condo. Mahalo for an experience we will always cherish!
I'm born and raised on Kauai but now live in Las Vegas. This might be our "go to" beach house for our annual family trip. It's a great location, the house screams Hawaii and not to mention the ocean views. You can't really swim at the beach for it was great to wake up and go to sleep to. One of the coolest Kauai trips ever...and a lot had to do w/this house.
“A dream come true”
This property surpassed every expectation we had. We had family and friends staying with us during this visit. We can not say enough good things about the house and location. It's close to everything you may want or need. Its half way between the North and West sides of the island. Everyone loved their little hideaways. We used all the rooms on the property and all were happy as little clams. The path down to the beach could be cleared a bit more, but who cares when you have such a nice place to stay in. I will recommend this to all who will listen. The owners did an outstanding job in making us comfortable.
“Perfect for a Family Celebration”
This is a wonderful, well-maintained property! We rented the entire complex, our children and grandchildren staying in the cottage and bungalow. We older adults filled the main house, and other family members had accommodations within walking distance. The large, well equipped kitchen and open main space was perfect for a big birthday party. It was lovely being right on the ocean, and just a short walk to Baby Beach. Renting a kiddy wagon and bikes made getting around fun, and we could walk to get groceries. We chose Kapaa for this family reunion as it is a good take off point to go north or south for activities, so this location was great. However, it is a busy town, with lots of traffic. We ended our vacation on the much quieter and slow-paced south side at Poipu.

“Home away from Home”
We loved our stay at this property. In fact, we loved it so much that we booked it for another family trip next year! The house was in great condition, clean, and in a perfect centralized location on the island. We were able to enjoy day trips to every area on the island from this Kapaa. Kapaa is the perfect location for whale watching in February, when we stayed. We would literally spend 30 minutes at dusk and dawn watching the whales break just by looking from the back deck! The property can comfortably hold 10 and provide extra privacy for two couples with the Bungalo and cottage options. The kitchen is absolutely amazing. We cooked at the house nearly every night. It has all of the essentials you will need. A tip...head to Costco on Day 1 of your trip to make the most out of home cooking options. We only used the private beach one day out of our entire week. Somewhat surprising we didn't spend more time considering the convenience, but the island boasted too many beaches to try to stay isolated back at the house. The backyard was private enough to enjoy a couple massage for my and my hubby one beautiful morning on our trip. For those that desire an open atmosphere and inviting home for visiting with your house guests, this is the place for you! I believe it is an amazing value for your dollar.
The Niulani house was the perfect getaway for a group of old friends. The location is central to many of the sights on the island, and the nearby shopping center was convenient. Watching the sun rise in the morning from bed was a daily treat. The stovetop was a bit of a challenge to work with, but otherwise the kitchen had everything we needed. Having beach access right outside the door was ideal. I'm already planning my next trip...

“Decent but with reservations”
Great location but disappointed in beach access. Maybe put some stairs to water. Also, can't swim directly outside. Have to go 1/2 mile walk to swim. House was very nice but needs basic repairs that should be remedied by preventive maintenance on ongoing basis. Best part of house was view and ambiance. Worst part was getting bitten alive by all the insects all the time both outside and inside the home. Was expecting some bug issues, but not this bad. Rental agency should provide fumigator and options/advice on bug problem. Kapaa is busy town and getting from house onto the Main Street and through town or anywhere is difficult. Be aware main road is also under heavy construction and causes long long delays so plan to add 20-30 minutes extra to get places. Beach chairs and umbrella provided, but many were old rusted and falling apart. Again, this is maintenance problem, and should be replaced on regular basis. Limited amount of toiletries provided and was inadequate for time there. They should have reserves stored so that people don't have to purchase their own tissues, toilet paper, and soap. Overall nice but not wonderful. Rental manager was nice and receptive to issues when approached on them but, as i said before these should be anticipated and handled prior to being approached. By us. Rental agency should provide better maintenance and supplies to the rental and more info on issues addressed above. Maybe a book in each unit to assist in this.
Response from the manager Mahalo for your review. The beach at Niulani is limited; and more so dependent on the tides and weather conditions. Being in the tropics, we do have mosquitoes and do recommend checking to make sure slider doors are not left open at any time. Unfortunately sunset can be the worse time for mosquitoes to appear. Road work has been completed, this was for the walking/bike bath created by the County which now allows you to ride a bike or walk from Kapa'a to Kealia to the north or Wailua to the south. The path is now directly on Niulani; giving one easy access to the eastern coastline. It is an awesome improvement but did require road work. Beach chairs have been replaced. Aloha from Kaua`i.
“Great property right on the beach!”
Rented Niulani for a week in april. The house is great! Very comfortable and very quiet! In Kapa'a so there is easy access to both the North and South sides of the island. Very close to two grocery stores. Hanalei and Poipu are short drives away and both offer great beaches. The house is clean and well appointed and maintained. The beach behind the house is like a lot of Hawaii in that there is coral and the beach is small at high tide. At low tide, there's plenty of room to spread out. It's in a residential area so beach use is lower than other parts of the island. Quiet and secluded. Kauai is a great island and this is a great house!
