Villa: Building completed in 2010. Secure 2 storey, 3 bedrooms, private luxury villa. Designed by a Balinese architect in a modern style incorporating Balinese concepts. Modern furnishings in the villa were sourced to ensure complete comfort for guests. Located 2.6 km north of Ubud market and Jalan Raya Ubud, in a traditional Balinese village. Villa outlook is directly onto rice paddies and village temples.

Staff: Villa manager on site for security, cleaning and maintenance of the villa.

Private Garage: under main roof for 2 cars with security remote controlled gate.

Downstairs: Open plan living room, kitchen and dining room, with French windows opening onto pool deck to garden and pool. Water dispenser in kitchen. Comfortable furniture with lounge seating for six people, breakfast bar stools, and dining table with seating for ten people. 14 meter high ceiling above the lounge to exposed beams and traditional Balinese wooden tile roof giving an amazing feeling of space and light. Toilet downstairs and outdoor shower for pool. Ceiling fans in dining area and lounge. Flatscreen TV 120cm with home theatre (Region 3), multiregion DVD player, Indovision (cable TV), and connectivity for iPad3, CD player. Fully functional kitchen with gas oven and burners, microwave, refrigerator/freezer, dishwasher, dry cabinet, electric mixer, blender/food processor, stickmaster, steamer, coffee dripolator, rice cooker, toaster, coffee bean grinder, espresso machine, milk frother, electric frying pan, electric kettle. Plenty of crockery, cutlery, glass ware, cooking utensils, saucepans and pots.

Upstairs: Mezanine with study space and picture windows overlooking rice paddies. Ceiling fan above study space. Three bedrooms all with en suite bathrooms. Library includes novels, some modern Indonesian literature (in English), collection of books about Bali. Board games include Trivial Pursuit Globetrotter, Mousetrap, Dumbass, Cranium, Chess, Checkers, Backgammon, Sudoku, Connect 4, Pictionary, Mastermind, Upwords, Monopoly, Scrabble, & playing cards.

Master Bedroom: King sized bed, open beam ceiling, views to rice paddies and temple. Split system air conditioner and ceiling fan. 80cm flat screen TV with multiregion DVD player and home theatre system. Separate wardrobe room with safety box. En suite bathroom with bath, separate shower and toilet, hair dryer.

Bedroom 2: Queen sized bed, split system air conditioner and ceiling fan, wardrobes and safety box, 80cm flat screen TV and multiregion DVD player. En suite bathroom with shower over bath, toilet, hairdryer.

Bedroom3: Two over-sized single beds (configuration can be as two singles or one queen sized bed), split system air conditioner and ceiling fan, wardrobes and safety box, 80cm flat screen TV and multiregion DVD player. En suite bathroom with shower over bath, toilet, hairdryer. Two additional foldout beds are available suitable for either children or small adults.

Internet: WiFi connection throughout the villa.

Outdoor: 5.5m X 3.5m plunge pool, maximum depth 1.6m with spa jets. Balinese bale with day bed, out door chairs, small garden and pond. Guests with children must note that there is no security fence around the pool.

Additional: All linen and towels provided. Two additional foldout beds are available if required. Portable massage table for in house massage. Additional portable pedestal fan/humidifier. This is a self-catering villa. There is no cook on staff. Breakfast is NOT included but can be arranged for an additional cost. Villa uses bore water throughout; drinking water dispenser is supplied as drinking the groundwater is not recommended. Electricity 240V with diesel generator backup. Universal power adaptors provided on request.

Please note that bookings for this property have a refundable damage security deposit of US$300.00 included in the Flipkey payment. This deposit is held by Flipkey. Transportation is not included in the rental but can be arranged. This is a self-catering villa.

Response from the owner I have taken a long time to respond to your review - I was shocked and disappointed to read your review. It is made clear in the villa description that the villa manager lives onsite and has done since the villa was built. The staff access door to the villa remains locked during guests stays except when the staff are able to enter for cleaning and maintenance, I have spoken with my staff about the episode that you refer to where once of your guests entered their staff quarters from the garage entrance (as they had done previously) to take a shortcut into the villa instead of using the main entrance. The villa staff speak English as their third language, and certainly they can have difficulty with Australian accents sometimes, but they are always patient, polite and ready to help guests. The guest information also makes it clear that no transport is provided by the villa - that would have a significant impact on the price that I would need to charge. It is also clear from my information that there are no commercial taxi services in Ubud, but that it is easy to arrange a one of the local village drivers by asking either the villa staff, or asking the concierge staff at the hotel across the road from the villa. Your criticism of the lack of instructions on how to use the electronics at the villa is justified, and I have rectified this situation by producing a set of laminated guides, as well as installing a simpler audio system for the television. In the almost ten years since I built the villa and staying there regularly myself, I can honestly say that I have never personally experienced having a rat inside the villa. That being said, I have re-addressed the issue of pest control seriously to control any potential unwanted visitors. Despite all of the negative comments that you had, I am pleased that you appreciated the spaciousness of the villa and the beauty of the location, as well as the high quality internet connection that the villa has.
