Villa Sunyata is the ultimate 8 bedroom Phuket villa on the island. It offers astonishing views over the Ocean, the most amazing sunsets and direct access to a private cove. Enjoy the prime Ocean front location of Villa Sunyata, yet five minute walk from the heart of vibrant Kata Beach.

Villa Sunyata pampers guests with eight luxurious bedrooms, a 15-metre infinity pool, multiple living and dining pavilions and the most attentive and discreet service staff.


Villa Sunyata features eight en-suite bedrooms, all lavishly furnished and equipped with air-condition, ceiling fans, quality mattresses and linens, closets, safes, TVs and hair-dryers. Four of the bedrooms have a seaside balcony offering a breathtaking ocean view. All but two bedrooms (which are furnished with twin beds) have king-size beds or super king-size beds. All bedrooms have sufficient space to fit a baby cot.


Villa Sunyata is designed to be a home away from home and that extends down to the food system. The villa features a kitchen with a skilled cooking team.

The cook would be happy to make recommendations and help you navigate the Thai dishes available in the villa menu. Guests are encouraged to order their meals in a family style method. All allergies and cultural food needs will be accommodated.

Please remember while the villa’s facilities and staff capabilities are of the highest quality, the villa’s kitchen operates like a domestic kitchen and cannot maintain the same inventory as a restaurant. Thus, pre-ordering is a key component of the villa’s food service.

The villa has also partnered with neighboring restaurants in Kata which can cater Western food on order. For special occasions or special meals, the villa can recommend some catering companies.

Upon arrival, guests will be required to make a cash payment to the villa manager to cover for food and beverage charges of the first days of the stay. Food and beverage charges will then be billed daily and the staff may request a top-up on guest’s F&B account from time to time.

Special orders will be handled by our lifestyle manager on a case by case basis.

Continental Breakfast:

A complimentary continental breakfast is served daily from 7.00 am to 10.00 am.


Villa Sunyata boasts a dedicated team of staff who are on hand to provide the highest degree of customer service. All staff members are devoted to facilitating intimate service and to ensure every stay at Villa Sunyata is most memorable and enjoyable.

1. Villa Manager:

The villa manager speaks English and is responsible for the overall operation at Villa Sunyata. She will be catering to every request and need of guests during their stay and she is in charge of supervising the team of staff at the villa. The villa manager can also assist guests to organize activities outside the villa such as Island boat trips, Cooking classes, Yoga classes …

2. The Cook:

The in-villa suggestion menu offers Thai dishes. The cook buys fresh products from the market every day, so it is best to anticipate the requests one day in advance. The cooking team will also try to accommodate any special requests or dietary needs.

3. Housekeepers:

Villa Sunyata comes complete will full housekeeping service. The housekeepers are in charge of maintaining the 5-star standard of cleanliness and tidiness at the villa.

4. Gardener & Pool Maintenance:

The Gardener is responsible for maintaining landscaped areas. He is also in charge of the pool maintenance and cleaning. The gardener interacts less directly with the guests and serves more to ensure the smooth operation of all the facilities.

5. Security Guard:

Villa Sunyata is part of a small compound of 6 individual villas with private 24 hour security guards. A covered private parking lot for 2 cars is dedicated to the villa.

6. Lifestyle Services

Our Lifestyle Manager can arrange luxury yacht rental, private speed boat tours, Spa & restaurants bookings. She will also give you personalised advice to see to it that your specific needs are addressed.


Villa Sunyata has fiber optic internet connection. WIFI is complimentary.


Younger members of the family will enjoy spending time at Villa Sunyata which features many amenities to keep them entertained.

The villa staff can arrange after-hours babysitting services at small extra cost so that parents can enjoy an evening out.
