A relaxing holiday which appeals to families, couples and small groups alike. A delightful ground floor 2 bed apartment in a white stone villa located on the Tuscany / Umbria borders with private terrace and second balcony with enchanting country views towards lake Chiusi glistening in the distance. guests can enjoy an attractive garden divided into three areas -a formal Italian garden to the front, delightful pool with gazebo & sun lounging area overlooking countryside and an open area with children's play equipment. Near lake Trasimeno with sandy beaches, cafes, restaurants, walks & cycle paths. Ideal base for touring fabulous central Italy. English & Italian spoken.
The apartment is accessed from an independent entrance through a lobby where there are a selection of games, books and DVDs plus a washing machine & additional fridge for guests' use. The apartments are airy & spacious but are centrally heated with wood burning fires for comfortable out of season occupation. WiFi Internet access is provided. Well behaved friendly pets by arrangement. I live upstairs with two dogs and four cats and am happy to offer advice for getting the best out of your holiday. Car hire recommended.

Cool, airy N.W. facing apartment with comfortable living area comprising living room with sofa, 2 leather recliner chairs, coffee table, dining table and 6 chairs; TV, DVD, WiFi internet access. Fitted country style kitchen with oven, gas hob, fridge, dishwasher, toaster, kettle, moka & plunge coffee makers, juicer and 6 place setting cutlery, crockery and glassware (more can be provided); French doors lead to large terrace with countryside views (sunny all morning) equipped with charcoal bar-b-que, table & chairs, sun lounger. The double bedroom has french doors to a long balcony (sunny for much of the day) with views towards lake Chiusi. The 2nd bedroom is furnished with twin beds and adjacent to both is the bathroom with shower, toilet, washbasin and bidet.
Casa Julian is 10 kms from Lake Trasimeno. Nearer are two other lakes - Chiusi & Montepulciano with bird Sanctuaries on Trasimeno and Montepulciano lakes. Great walking and cycling area, 3 interesting golf courses within 40 klm radius, Tennis courts in Castiglionealong with sailing & other water sports
Only 2 kms from the Tuscan 'border' so we are well placed to visit Tuscan/ Umbrian places of interest - Perugia, Orvieto, Assisi, Gubbio, Siena, Cortona, Montepulciano. Rome and Florence are an easy journey by train.
History, Art , Music & Culture - Roman, Etruscan and Medieval hilltop towns. follow in St. Francis of Assisi's footsteps. Dine to the sound of music - Blues, Gospel and Jazz festivals, classical concerts, popular outdoor music.
Markets - Colourful local markets abound.
Food and Wine - great low cost restaurants serving local cuisine and wonderful pizzas. Stop for a cappuccino or ice cream at a lakeside cafe. Buy Pecorino (sheep's milk cheese) from farms around Pienza, olive oil from ourselves or local wineries where you can also sample great wine -we organise gourmet food & wine visits, and visits to local Festas .

March/April - Easter with village re-enactments of the Passion and traditional dishes following the Lentern fast; .Oct/ Nov. - join us in harvesting our Olives and taking them to Frantoia where you can bring back your 'earnings' - a bottle of our oil.

“lived up to all our expectations”
We have stayed at Casa Julian on several occasions at different times of year and have always received a warm welcome. We have found the apartments clean and comfortable with all amenities supplied together with a lovely welcome pack from Jan, who is a friendly and helpful hostess. The location is beautiful, you could say, the jewel in the crown, with superb views, swimming pool and garden in which to relax with a glass of the local wine. The house is well situated for visiting places of interest both local and further afield and Jan is also on site to help with travel information and local places to eat. We have found it useful that Jan speaks English and Italian.
“Brillant holiday experience”
We have been back to stay at Casa Julian several times and we are now planning our next holiday here. Jan is always welcoming, the accommodation is always clean, comfortable and well laid out. Clean sheets and towels every week, food welcome package to get us started, wine and fresh eggs for sale. My teenage daughter loves laying by the pool as well as going out and about, and Casa Julian provided the best of both worlds. We have stayed at Casa Julian during the Spring, Autumn and Winter as well as during the Summer and Jan has helped us make the most of every visit. We have been to Christmas church services, enjoyed summer fiestas, loved the architecture in Florence and Pisa, relaxed at a hot baths and spa, eaten more cake and ice cream than we really should. A car is recommended to get out and about but it is less than 10 mins to several local villages all of which are picture perfect. All in all a great holiday destination.
“Amazing, home from home”
It is an amazing home, with apartments, the owner/s are amazingly friendly and are quick to help with any querys or problems, in English or Italian. The apartments are equipped with just what you need, It was extremely hot, the pool was needed, shade with trees and lovely plants. The bonus for me was the animals, they were friendly and loving. There was a few local amenities, but plenty slightly further afield.
