Located one house off the beach, and on a corner location, both the INTERIOR and EXTERIOR of the "SANDCASTLE" were completely UPGRADED recently, to include new kitchen cabinetry & countertop, new bathroom cabinetry/countertops/fixtures, new tile shower in Master bath, new beds throughout, double pane windows and sliding doors (and blinds), mirror sliding closet doors, new cabinetry throughout the unit, a new washer/dryer solely for your use, a flat screen TV and new artwork. On the OUTSIDE of the house, we've redone our stucco for a smooth look, adding architectural features including stone, korbels and shutters. It was wonderful before, and it's even more fabulous now!

The 'Sandcastle' is a 'HOME AWAY FROM HOME', with very comfortable furniture and a well stocked kitchen, with HDTV (with Satellite TV/75 free premium movie channels) in the main room - and another flatscreen TV in the master bedroom...Plus there's a large front patio with a terrific brand-new table and chairs, with an umbrella and a gas barbecue, and a partial view of the beach - which extends the living room to the outside of this downstairs Duplex unit.

The 'Sandcastle' is decorated in a 'beachy' style, with very nice artwork and colorful accessories. You can be ready to start vacationing from the minute you walk in the front door.

We cater to smaller families, maximum SEVEN overnight guests (adults and children combined), looking for something "nicer than the rest". We don't accommodate large groups or gatherings, as we have a maximum of TEN (overnight and daytime guests combined) on the property at any time...one of the ways we are able to keep the 'Sandcastle' in the lovely condition it's in! We do sleep 7 in beds:

- Master Bedroom: California King bed, armoire with TV (with satellite/premium channels), large closet, and adjoining bathroom

- Bedroom #2: Queen bed and dresser

- Bedroom #3: both a Double and Twin bed and dresser

- A hall bath accommodates Bedrooms #2 and #3

- and we do have a pull out twin sleeper chair/bed in the main room (let us know if you will need it)

Pillows, comforters, mattress pads are furnished, and now bed linens and towels also will be included in our standard Cleaning and Linens Fee.

Enjoy a ground floor location and don't be concerned about who's staying upstairs...because it's just the two of us (Don't worry though, we stay out of your way; You'll hardly know we're around...unless you need us for something!) Since it's our house as well, we keep it looking it's best - all the time!

SORRY, but we have a strict NO PETS policy. Not inside the house, nor on the front patio either. Nor do we allow Cannabis, neither inside nor anywhere on the property.

Located on the corner of Seashore Drive & 35th Street, we're one house off the boardwalk/sand/beach, and you should know that in this area, the distance between boardwalk and ocean is quite narrow (a real positive, very close), vs some other areas where the sand is 3x what it is by us. So that equates to you being very close to the surf at 35th Street, easy and quick to get from the house to the water.

Also you're a short 10 minute walk to the Newport Pier and a good choice of restaurants; close enough to the hustle and bustle of activity surrounding the Pier, yet enough away to enjoy a book peacefully on the patio.

You're a short drive or bike ride to the Newport Beach Fun Zone, whale watching tours, boat rentals, wonderful shopping, etc. You're also not too far for a day's excursion to other great Southern California attractions such as Disneyland and the California Adventure Park, Knotts Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more!

If you're into swimming, surfing, or body boarding, take no more than 30 steps from your front door onto the white sand beach down to the awesome surf that has consistently ranked Newport Beach as one of the top beaches in Southern California. And if you have little ones, the shore is gently sloped, so they can easily get their feet wet and play in the shallow water without being overcome with the waves. When you return to the house, rinse off under our outdoor tile sand shower - or in our new Laundry room shower.

IMPORTANT: We do require your signing our Rental Contract, and we will ask you for some personal information (Address & Contact Phone numbers) once you book, so we may provide you with a PERSONALIZED RENTAL CONTRACT, along with 2 Drivers Licenses (for identification purposes). Because TA/FK will not release your personal information until you make your balance payment, it may be that we cannot get this personalized version to you until then. However, there is a Blank Sample Rental Contract posted - attached to our website - that you must agree to in concept when you book our property online, and agree to later forward the personalized version and 2 DL's to us prior to your arrival.

- We suggest you email us first through this site ("Contact Owner") before you put in an automated "Reservation Request" - for starters, and let us know # adults / # children - and ask any questions you may have. Getting around

Southern California is a sprawling place - and our public transportation is not so great. Either rent a car, if you are planning on doing a lot of sight seeing. Or if you are planning on having a low-key beach vacation, you really won't need one. You can rent bikes to get around here on the Peninsula - or just walk. Or cab or Uber around. Nearby, we have a major supermarket, movie theatre, casual to 5-star restaurants, everything you could need to chill and enjoy, without a car. So whatever your needs, you can plan accordingly!

Interaction with guest

We are happy to assist in any planning you are doing; We have lots of ideas - and since we live in the area, we have lots of recommendations! Or if you prefer to wait til you arrive, we have a LARGE BOOK of Things to Do, Restaurants we like, etc, in the house for you. We are honest people and clear communicators - so whatever Qs you have along the way, just ask! We may be around during your stay, but you would hardly know it...unless you need something of course. Either way, we are quick to respond to your Qs and needs:-)

“Ocean sounds help you fall asleep”

Only steps from the beach, close to everything you could want or need and relaxing ocean sounds to put you to sleep. It doesn't get better than this!! Newly remodeled with everything you could need to unwind and enjoy. Beds are comfortable and the fans in each room help keep it cool. Bathrooms and kitchen are both up to date, with the kitchen being stocked with everything needed to cook a meal. Janice and Bill are available if you need anything but you'd hardly know they lived upstairs. So wonderful to NOT have the upstairs neighbors who are loud and party till dawn. My teenagers loved sitting outside at the patio table, playing cards and watching the people go by. Great experience that we will do again!! Thanks Janice and Bill

“BEST FAMILY VACATION EVER!”

The Sandcastle became our 'home away from home'. The interior of our unit is THE definition of eclectic and we have never stayed anywhere where there was such an abundance of hangers(this is very important to two of us who always bring outfits for every possible experience!). Janice and Bill are warm and welcoming hosts and saw to it that we had music to greet us, information about the area and a sense of belonging. The location is perfect and the beach was our playground! Everyone should be as lucky as we were to have such an unforgettable vacation! Thanks, Janice and Bill, for the Sandcastle and its special place in our collective memories.

“Just the right setting for a lovely time”

The Sandcastle was just the right setting for our family gathering of 6 from around the country. Also good space for a dinner party for 9 of us. The kitchen was superbly equipped with ample dishes for our grilled artichoke, porterhouse steak and strawberry shortcake dinner, from preparation, to grilling to serving. Wonderful big sofa for collapsing after arduous days of beach walking. There is a great variability in the 3 bedrooms, from huge master with en suite bath, to small bedroom with double bed. Sharing made this OK for us, but could be an issue. Closet space was good. The location is excellent, within a stone's throw of the beach, but just far enough back from the board walk to avoid the constant stream of curious tourists walking by. (Oh, like we did). Patio brings the outside into your living quarters so you can enjoy the California weather. Walking was fabulous on the concrete boardwalk. This was great for us as we had a baby carriage and a wheel chair ferrying the youngest and oldest generations on our walks. Several restaurants catering to breakfast, lunch, dinner, large groups and bars were all within easy walking. Sprouts grocery, a highly rated chain was also a short walk away. All made the logistics of the trip almost effortless and comfortable. Would definitely stay here again

The Sandcastle is very clean, comfortable and some nice beach themed artwork on the walls. The kitchen is fully stocked with dishes,glasses and pans. Very central to the beach, boardwalk, pier, restaurants and grocery store. We walked to everything. Also, has a nice size patio for barbecuing which we enjoyed very much. Was looking for a ground floor condo for our family reunion. My mother is 89 and cannot do stairs very well. This place was perfect for her. Everything on one floor made it very easy for her. Had to have seafood during our coastal visit. Rockin Baja restaurant is right near the pier and they have a great seafood bucket for two. The Duffy boat rental was a highlight of our trip. We took an 1.5 hr. Duffy boat ride around the beautiful harbor. It was a wonderful reunion! The owners made sure we were comfortable, we didn't have to worry about anything while staying at the Sandcastle. You will enjoy your stay here and we would highly recommend this condo for your vacation in Newport Beach, Ca.

“No reason to go anywhere else! This house/vacation was perfect!”

From the minute we arrived, it was a wonderful experience. We opened the front door and there was music playing. Though we arrived after dark, the house lights were on, and it felt so welcoming and inviting. The interior of the house was very comfortable, leather couch, nice beds and coverings, art on the walls, nicely decorated, a bottle of wine to welcome us. Our family of five settled right in, especially after our long day of flying and getting to the beach. The house is very comfortable - and very clean. The next morning, we saw how truly great the location was, with the beach just one house away from the sand. We barbecued and enjoyed eating on the patio. And the recommendations the owners gave us for dinner out were excellent too. The owners were easy to deal with in making our reservation, they were available if we needed them to ask a few questions about the area, but we hardly saw them otherwise. It was just a short drive to Disneyland, and we took a day and went and explored Beverly Hills too. It was a perfect stay, a wonderful house - and we hope to return to Newport and definitely stay again at the "Sandcastle".

“The best house we've ever rented in Newport Beach!”

We stayed in June at the "Sandcastle" - and loved it! The location of the house is great, just steps from the beautiful beach. The house is so nicely decorated that we could hardly believe how lucky we were to find this house, when we opened the front door. We've stayed in other rental homes in this area over the years, but none have been as nice. Everything was so clean, everything worked well, there were lots of nice dishes and glasses and servingware in the kitchen, and the beds were really comfortable. We loved the front patio, where we'd BBQ almost every night. And the local restaurants that we could walk to, were great. They have a big book of suggestions of things to do, that has brochures and restaurant menus and maps of the area. We spent a lot of time at the beach this week, but were reminded of lots of other things we can do in the area - next time! Bill and Janice made it all so easy, from our initial communication to answering our questions along the way to getting our security deposit back promptly after our stay. They let us know where we could rent bikes, and where to go to buy fresh fish. They were helpful anytime we had any questions. We liked the idea of them living upstairs, if we had any issues, but we didn't run into them hardly at all. It was a really great family beach vacation. Our kids raved about it too - and they're already asking us if we can return next summer!

“Lovely Beach Retreat”

My family and I really enjoyed staying at the Sandcastle in May. The house is very clean, well maintained, and well equipped (i.e. dishes, silverware, cleaning supplies, beach umbrella, etc.). The owners have left several helpful signs and a great book of local information that was especially important for the less tech-savvy among our all-adult crew. It's just one house off the beach in a lovely neighborhood. Bring your bikes, skateboards, or roller blades! That's the best way to get around this part of Newport. The restaurants and shopping in the area are fun and the beach itself is beautiful. There are always surfers to watch and one day we saw a pod of playing dolphins pass by. The beach isn't too crowded, even on weekends. The owners are friendly and helpful. The only problem was parking. With six adults, we needed a minivan, but the parking spot in back was too small for any of us to maneuver the monster into (maybe a more experience driver could manage). A regular car would fit with no trouble. Instead we had to find street parking for our Caravan, which was very difficult on the weekends. Sometimes we had to park at a meter overnight and go out early to move the vehicle. Weekdays were much easier, but if you bring a big vehicle expect to trek to and from your on-street parking spot. Upside is that the trek is always pleasant and can be worked into coffee shop runs, grocery store errands, walks along the beach, and restaurant trips. I have only great things to say about the house and neighborhood. The only downside was the parking, but don't let that dissuade you. This place really is a peach!

“Great place to stay that is steps from the beach.”

My entire family was thrilled with our stay at the Sandcastle. I am very picky when traveler who scours the reviews of any hotel or vacation rental that I stay in. All I can say is the Sandcastle certainly met all of my expectations. Janice and Bill, the owners, clearly have an eye for detail. The condition and cleanliness of the property far exceeds any hotel you will every stay in, which as a germaphobe, I completely appreciate. You can tell Janice and Bill take the maintenance and upkeep of the property seriously. The house is nicely decorated with comfortable,newer furnishings instead of the hand-me-down furniture you find in some rentals. The kitchen is fully equipped with anything you could need to prepare a meal, but truthfully we were on vacation so the last thing I wanted to do was cook. Plus, the Newport Beach area has so many great places to dine. If you choose to dine out like we did, Janice has put together a phenomenal resource book that provides recommendations of places to dine as well as things to do. This book seriously rivals any assistance you could receive from a hotel concierge. The location of the house is also ideal. Though the house is not right on the beach, you are just steps away from the sand and the Newport Beach boardwalk making it really easy to get your morning run or walk in. Plus, not being right on the boardwald provides you with a little more privacy. We also used the linen service that was recommended. The linens were waiting for us when we arrived and the pick up when we departed was super easy. Overall, we had a great stay and I would not hesistate to stay at the Sandcastle again.

Date of Stay: May 2012 We are very particular in our selections in vacation homes. This one is perfect. We took our daughter and granddaughter with us and everything worked out as we had hoped it would. Cooking was easy, anything you might need was there and we just relaxed. The atmosphere was so nice. Very clean and well maintained. Beautifully decorated which made relaxing all the better. This is absolutely the most enjoyable home to stay in and enjoy the beach. You are steps from the beach. Most cities it would be equal to 1/2 block from the beach. Reserve this location if you want to be free from worry and please take care of it so my family can come back and enjoy it again. The owners were very easy to work with and were very helpful. Thank you for a marvelous time.

How do I pay for my vacation?

Use the Ready to book? form to pay provisionally online. You can pay by credit/debit card or PayPal. Janice (the owner) will have 24 hours to accept the booking and no money will leave your account before then.

If you’ve been sent a quote, simply accept it and pay online through the email we sent you. You can also do this in Manage your booking.

Only bookings paid for through our site are covered by our trusted Payment Protection.

Why can't I call Janice (the owner) before booking?

You can exchange contact details with the property owner/manager once your booking is confirmed and you’ve paid in full. Paying and communicating only through our platform allows us to ensure that your booking is covered by our Payment Protection policy.

If you have any questions before booking, you can send the property owner/manager a message via the contact form on their listing. Once you’ve booked, you can discuss the rental and make arrangements for your trip by logging into Manage your booking.

How do damage deposits work?

In most cases, you don’t pay a damage deposit up front. Instead, we save your payment details securely and you’re only charged in the event of damage to the property.

Occasionally, you will pay a damage deposit up front as part of the total rental cost. In this case, the owner has 10 days after you check out to report any damage. If they don’t, we’ll return your deposit. If their claim is successful, we’ll deduct the agreed cost and return the remainder.

How can I view and manage my booking?

Go to Manage your booking to view all your booking details, pay the balance of your booking or cancel it if you need to.

How do I pay the balance of my booking?

You can pay the remaining balance of your booking at any point. Simply go to Manage your booking and click Pay now.

We’ll automatically charge the balance payment to the same payment method 10 days before it’s due. Go to Manage your booking to see when the payment will be taken.

How can I withdraw my booking request?

You’ll need to contact Janice (the owner) to do this. Send them a message in Manage your booking or through the contact form on this page.

How do I cancel my booking?

Go to Manage your booking to cancel your booking. Here you can view your cancellation policy to see if you’ll be refunded.

How do I make changes to my booking?

You can request to change the dates or number of people on your booking via the Manage your booking page. To change your dates use the Edit booking button. If you need to change the number of guests staying then send Janice (the owner) a message.

If Janice (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your booking page. You’ll have 48 hours to take action before the revised quote expires.
