“Quiet, clean, close enough to everything without the crowds”
We very much enjoyed our week long stay here. While there is a restaurant below, the apartment is overall very quiet. A short walk to groceries, vaporetto, Academia, San Barnaba, Zattere and more. Being away from the fray meant a more relaxed stay for us. From the street, the apartment doesn't look very appealing but once inside, it was very satisfactory and spacious. One thing that would make it better is an updated couch. The oversize one that is there has cushions that constantly slide out so difficult to sit on.
“A more sedate pace in a great location”
We would recommend this apartment to others who want somewhere away from the hustle and bustle that is St Mark's square. If you like walking you can get almost anywhere, otherwise the number 2 vaporetto will have you in St Mark's square in next to no time. The apartment is roomy (separate kitchen, bathroom, dining room and bedroom). It is also light and airy with plenty of windows, and you can close the shutters for a darker atmosphere. The apartment has everything needed for a short stay for up to 3 people, including linen, cutlery, crockery, washing machine, full sized fridge, microwave, stove, TV, wifi, etc. The front rooms overlook a little canal. The apartment is up two flights of stairs which are nice and wide and have good hand rails. Under the apartment is a little restaurant. We ate there several times and both the food and the owners were lovely. About a ten minute walk is all that is between you and a little grocery store which sells everything you might need for a short stay, including a selection of alcohol. On arrival we were met at San Basilio vaporetto stop and taken to the apartment. The route took a bit less than 10 minutes and took us over 2 bridges. At the end of our stay we walked from the apartment to Piazzale Roma in about 15 mins with our luggage. We managed to find a route with only three bridges. We would stay here again.
“Spacious and comfortable”
This is a lovely, spacious, and sunny, south-facing apartment (we went in winter, but shutters will deal with the less welcome summer sun). It's over a bar (very little noise) and a not very busy canal in a quiet residential area which will be popular with fans of Salley Vickers but is independently attractive. The house is old, but unfortunately there's not much sense of that apart from the main door and entrance. It's a five minute walk to the S. Basilio boat stop, a little further to Ca' Rezzonico, and so within very easy reach of most of the city. Federica will meet you on first arrival and guide you to the apartment. Everything you could want is provided, including a selection of wellies in different sizes in case of acqua alta. We were very comfortable and hope to return soon - thank you, Federica!
“extremely comfortable and well-stocked apartment”
Everything went according to plan meeting up with Federica who took us to the apartment. With balconies over a canal, the apartment is roomy and well laid out, it isn't overlooked and is in the most delightful area - a little off the beaten track but that's just what we'd hoped for (Billa, the supermarket, is nearby to stock up on essentials). Despite the chilly weather, the flat was well heated and we wanted for nothing - even wellington boots were supplied, which came in handy when the waters rose to flood level at high tide.
This nicely-appointed apartment is situated close to Campo Margherita, and off the main tourist route, yet within an easy walking distance to the most appealing sites. It feels like a refuge from the the hordes at the Rialto and St. Marco. It's a little tricky to find initially, but Federica will meet you at the S. Basilo vaporetto stop when you arrive. I hesitate to offer as much praise as it deserves, in case it becomes too popular to get a booking next time. I'd say it's ideal for a couple.
the apartment is greatly located and both Federica and her dad were really friendly and helpful! We highly recommend this place to any person willing to enjoy a nice stay in Venice.

The location is superb -- seems a bit out of the way on the map, but is in fact most convenient. Local amenities (food, wine, access to transport) are excellent. This side of Venice (south and west of the Grand Canal) is far more open and quiet than the better-known San Marco side. The apartment itself serves the needs of two people very well. Bedroom and bathroom are entirely functional; the kitchen is well above standard for this level, and the laundery machine is a blessing. Six windows make it wonderfully luminous. The view from the two mini-balconies is a joy. Having the services of a weekly cleaner was most welcome.
