“Stunning view - perfect location”
The view is just stunning - facing the volcanoes - above the lake.... rain or shine! The house is very comfortable with modern amenities and you can feel it is the owner's vacation home as there is a lot of attention to details and the decoration is really nice a with Guatemalan touch. There is an amazing covered "family room" space with a kitchen area completely open to the view with big couches where you could stay forever.... the location is also perfect - close to the nicest village around the lake, Santa Catherina (even by foot) and not too far from Panajachel if you are looking for more activities and dining options. A place to come and rest far from the big city buzz.
“Great Property - Amazing Views”
I recently spent 5 splendid nights at Villas Km5 on Lake Atitlan, it was my first trip to Guatemala but won’t be my last. I was equally impressed by the destination as I was with the accommodation, our villa was inviting, comfortable and clean. The view was impressive and easy to enjoy, after the journey in from Guatemala City the first thing we did was relax in the jacuzzi overlooking the lake. This was the start to a marvelous vacation. We then explored the little town nearby, which had wonderful restaurants and great locals. The Villia itself was as represented in the photos which made us extremely happy. The beds were comfortable, sheets and bedding of high quality as were all the amenities in the property. The kitchen was well equipped, we prepared a few meals for ourselves with local produce bought in from town. The property itself was quiet and just the right distance from town, not too far, but away enough to give you the feeling of really being on holiday and getting away from it all. The owners of the property were also extremely helpful with local tips, knowledge and recommendations. I recommend this property to anyone wanting to get away from it all for a few day in peace and quiet, filled with the unique culture of Guatemala.
I loved this place- the photos really do not do it justice. It is quiet, peaceful and the perfect place to retreat to and relax after experiencing the sights and sounds of Guatemala. The views are magnificent and the villa is beautifully appointed. The owners have paid attention to detail and thought about everything a guest could need.The outdoor entertainment area is a little piece of heaven
“Home away from home that we wish was our home...”
It is not possible to put into words in such a small paragraph how much we enjoyed our stay at this villa. Location of the Villa is perfect , just far enough from the town with an incredible view. Waking up to an unforgettable sunrise and enjoying a jacuzzi for an astonishing sunset have made life long memories for us. It is diffucult to pick what we like the best . Outdoor lounge area with a fireplace ,jacuzzi and sauna . Indoor fireplaces for the cold and rainy nights or the kitchen with a view even makes doing the dishes a pleasure. There really isn't anything we disliked during our stay. The on site staff was also very friendly , helpful and attentive .
“Excellent Location but Home has lots of inconvenient features”
The location is 5 stars but there are lots of annoyances here which prevent that rating. First the pros. The owner and property manager are very nice and helpful-before your trip and upon arrival. The house is close to Pana and has amazing views. While it is on the lake there is no lake access so don't plan on swimming or kayaking there. Overall the home was very comfortable and had most any amenity you could want. We particularly enjoyed the 4 fireplaces, the spa, and the washer/dryer. We loved the house man who goes out of his way to be accessible and helpful. And the cook, who prepared us 3 dinners during our 5 night stay. On the con side, at arrival you will be greeted by 2 snarling and barking dogs. They live right outside your downstairs door (dog beds and all), and they bark all the time at any passing car or person (super annoying). And even after they get to know you they will bark at you too. I understand security might be an issue but one dog is enough and they should be friendly to guests. If you want to use the spa you must plan for it by giving 30 mins notice to warm it up. For $150 usd a night I don't see why they can't keep it hot when guests are present. The hardwood floors in both of the bedrooms are over polished and dangerously slippery. I went sliding across the floor or almost fell on my rear countless times. The rugs make it worse and I removed them. The floor plan was odd too, with all 3 bathrooms downstairs and none by the upstairs living areas. The upstairs balcony area does not have any small table next to the recliners to put your coffee or wine on. We broke one wine glass and almost a second one because of this fact. If you want to take a hot shower, make sure to turn the hot water on 7-10 minutes in advance. Lastly, the biggest annoyance was the horrible internet service. It never worked right the whole time we were there, although everyone tried diligently to get it working for us. But in the end, their router never worked.
“Worthwhile stay, a marvelous treat”
Km5 is one of the charmingest properties I've ever stayed in, and I've been in the Travel Industry 20+ years! It's well-located, extremely spacious, perfectly appointed with everything necessary and then some - and boasts the most magnificent views in all of Central america. The view of Lake atitlan, mountains/volcanoes and the surrounds are truly stunning and soothing to the soul. This Villa boasts omfortable and spacious Bedrooms, well equipped kitchen, balconies, fireplaces - all sparklingly clean, well-maintained, and very inviting with the added bonuses of a jacuzzi and sauna. Two of us stayed in this gem and had a hard time leaving. The nearby Caretakers are devoted, helpful and flawless, plus the extras are plentiful (ie, a reasonably priced Cook who expertly prepares fresh, local meals with simple style, - as well as additional amenities.) This is the best balance between a hotel and vacation apartment-style place I've ever experienced. The daily cleaning was exemplary. This accommodation is highly recommended, and wonderful, - a special treat and sure to provide a marvelous experience with incredible memories. I can't wait to return - I dream of it! Thank you so much - the Owner's have a great place that I will affectionately recall forevermore.
“Peaceful,secluded and private escape!”
Our stay in april 2012 at Lake atitlan was an experience we recall with great fondness. The home was so well appointed and clean. The view is what drew us to the ad,but the ambience and the welcome from the grounds keeper,his wife and the property manager were beyond our expectations. We have traveled throughout Mexico and lived in Panama,but had never visited Guatemala. We were pleasantly surprised and thoroughly enjoyed both little villages. The people are so friendly and helpful! It was a pleasure to meet the owner whom gave us many tips and recommendations for restaurants.We never felt uncomfortable walking in town both at night and during the day. Food is inexpensive in the local market. Many fresh fruits and vegetables.The souvenir shopping can be trying at first with all the salesman competing for your business,but the textiles and jewelry are all handmade,very lovely, and worth picking up a few. The will bargain for reasonable offers. We will be coming back to this area again. You will not be disappointed.
This is a great place to take an excellent vacation. You have a wonderful view of the lake, great scenery and it is very close to two turistic towns. The beds are very comfortable, the entire house is very clean, it has all the dishes and appliances to prepare meals. Great view from the kitchen, my wife even enjoyed washing dishes!!! She just looked out on the lake. I personally enjoyed sitting on the balconies, all three of them because there is one for each room and one upstairs, at any time of the day. Something my family enjoyed was that while it was cold outside, it was nice and warm inside because the doors and windows are made special. I will surely look forward to another vacation soon to try out the new outside jacuzzi that is being built.
“A Rare Opportunity”
I went to this Villa not knowing what to expect. It is a modern architecturally built on different levels,white, high up on the shores of the breathtaking Lake atitlan, framed by mountains... my camera could not take in the view! The rooms are well separated so privacy is also possible. Early mornings were taking a jog on the steep hill roads into the town of Panajachel where you can taste different special harvest coffees. The Villa is spacious, with lots of beautiful local colorful textiles chosen with great care. Colour is also such an important footnote of clothing everywhere you travel The owners have considerable local knowledge so you are able to access and enjoy the locality and the people and festivities. Santa Catarina Palopo is a great base to take a visit to villages across the vast lake like San Juan, and other places like the markets in Solola, day trips to Chichicastenango is like being on a film set jumping with atmosphere, or to the completely different colonial city of antigua surrounded with high volcanic peaks. Then you are back home to this wonderful villa relaxing with friends in the large spacious areas of the Villa Nova relating the adventures of the day.
“Mesmerising views and fantastic stay”
We spent a wonderful week in one of the houses on this property. The views (from every room in the house) across the lake and the volcanoes were mesmerising. The location is fantastic to explore the nearby villages, plan excursions around the lake or venture further afield. The house itself was very spacious, comfortable, tastefully furnished and well equipped with everything you could need. The owners and staff were warm, gracious and welcoming -nothing was too much trouble. They provided plenty of excellent advice on what to see and do while we were there. It was a perfect stay and we look forward to returning again very soon!
