“Engagement surprise”

cottage we stayed in the cottage for a week, with family arriving mid week to celebrate our engagement. The cottage is very quaint and the wood burning stove in the lounge was perfect. The rooms were clean and spacious,we've given them a 4 as the bed layout may not suit everyone but it worked for us. The kitchen is well equipped and if you don't want to cook the pub 5 minutes away do good food. The farm is super friendly, my 9yr old helped with the ducks and the lambs, he loved it, it was nice to be welcomed and shown around a working farm rather than be bombarded with private/keep out signs. The location is great for relaxing and we'll placed for walks down to the lake or up skiddaw. The stream and swings provided hours of fun for kids and the local dogs were friendly too. We had great time and would recommend it.

Me and my partner stayed at the Brook House cottage in July 2014 for my birthday and were joined by by mum, her partner, my sister, her fiancé and their 10 month old boy. The cottage is located in a beautiful location beside a stream with resident ducks and a small play area. The local pub is only a 2 minute walk serving nice food and my favourite lager Peroni, as well as many other beers and real ales. The accommodation was of a good size, clean and nice country feel to it. We shared the upstairs bedroom which sleeps 4 (a double + 2 singles) with my sister, her fiancé and they had the travel cot in there which was fine.

We are just home from this lovely comfortable , spacious cottage and had a lovely relaxing time. The cottage is very well appointed with three good sized bedrooms, one en suite and there was plenty of room for four of us adults and one two year old child, The whole cottage is very cosy and welcoming with a big log fire (logs and coal provided in cost) and a lovely well equipped kitchen with large family dining table seating eight comfortably. The host Mrs Trafford is always on hand for help with directions and suggestions for days out, especially as we had some wet days and she was able to advise what to do and where to visit. The cottage is on a working farm and near a pretty stream with ducks and this is all great fun for the children, very often we couldnt get away for the day as they wished to stay on the farm! There was ample, spacious parking and a very good pub with tasty meals a fw minutes walk away. I woukld certainly visit again and recommend this lovely property.

Alison is very friendly and helpful. The cottage was very cosy and had everything We needed. Lovely setting with stream, swings and ducks outside . Would recommend staying here. The Lake District is beautiful and easily accessible from The cottages location.

“Comfortable cottage”

We stayed in Brook House 2 in the little village of Bassenthwaite in May this year. It is a very spacious and comfortable cottage with a kitchen which has everything that anyone could want. Best of all, considering the cold weather, the lounge has an open fire and the owner, Alison Trafford, provides a plentiful supply of chips, logs and coal. There is also a pub just round the corner where we ate on a couple of nights.

The cottage was amazing! Spacious,great cleanliness, comfortable and well equip. You get what you actually saw when booking. We were excited with the log fire besides keeping us warm. Having cups of cofee and chatting in the garden was brill. The soothing sound of the stream and the ducks were unbelievable. An experience of a life time staying in the farm with great host, who just left us our privacy to enjoy, after settling us in (Thank you alison) Also like to mention how great a person alison is! She does not have to do it but, she went an extra miles to help. Our GPS let us down just before we set off to our next destination. Without hesitation she got her son to look into this for us and also did us a printout map that ease our journey with confident. I will definately stay her again when ever I do go back to Keswick. I will definately recommend anyone this place.

The cottage was amazing! It was a great place to have a reunion. With walks near by either by walking or a short drive - stunning views and beautiful weather (apart from on our last day) sitting outside having breakfast, while the cute paddle ducks had theirs! A real country cottage - with the cows out the back and a few chickens wandering around and the good old friendly dog! And the ducklings!! Not one to be missed!! The house was wonderful - we all fit in so well! The fire was fab kept us warm on those cold nights. A massive kitchen that catered to all. Alison is great - made sure our stay went well, keeping us stocked up on logs and kindling. I would recommend staying at brook house for any occasion, we will definately be coming back next year!!! We have stayed in the studio which is the annex to Brook House 2.I have lost count of the number of times we have stayed.Whenever there has been a problem the Traffords have always gone out of their way to be helpful. even to digging our car out of a snow drift the last time we stayed!The studio is clean cosy and comfortable.There is easy access to Keswick with good restaurants and theatre and there is nowhere like the Lakes for walking! There is also a newly installed wet room which I forgot to mention which is good for the disabled.

A beautifully presented cottage in an idillic farm location. Even ducks on the pons which the children put to bed each night and collected eggs from in the morning. Very hospitable host, Mrs Trafford does everything to make it a pleasant stay. Amenities are all good and plenty to do in the area from walking to Go ape. We have stayed on Brookhouse Farm sevenb times now and cannot get enough of it.

“Cold Weekend But Great Open Fire”

The cottage is located on a working farm in Bassenthwaite village, a few miles away from its namesake's lake. The cottage my wife, our Bedlington Terrier and I stayed in had three bedrooms but we only used the large bedroom. The open fire was good considering the tempratures were below freezing during most of our stay. Coal, in the bunker outside, and wood, from the barn just round the corner, were included in the price. A wheelbarrow was available to fill at your leisure. The cottage was cosy and well equipped, especially the kitchen. The owner, Mrs Trafford, was very friendly and welcoming. The views of Ullock Pike and Skiddaw were very good; luckily, the skies were clear during the day. The only drawback was that the radiators couldn't cope with the freezing conditions when the fire went out. The village pub, the Sun Inn, was dog friendly and the pub food was pretty good too. We have already recommended this place to a friend who enquired.

For the benefit of future guests, the radiators do have an extra boost which can be used for extra heat and we can always provide additional heaters if the weather is particularly cold.
