Beautiful apartment for 4 on first floor of 250 year old Umbrian farmhouse. 2 double bedrooms, both en-suite, living room, fully fitted kitchen - all appliances. Stunning views over Tuscany, sun terrace, olive grove, secure parking. Easy to reach!

Originally a Casa Padronale (farmhouse), Villa Bastiola is situated on the hillside at Comunaglia in Umbria, on the border with Tuscany, with stunning views over the surrounding hills and valleys.

The apartment is perfect for 2 - 4 guests with two double bedrooms, both en-suite, a large living room with library, Sky TV, docking station for iPhone and free wi-fi and a stunning fully fitted kitchen with all appliances including a dishwasher!

The laundry on the ground floor has a washing machine and all detergents while the washing line in the garden has one of the best views in the world!

Stunning, 10m x 5m panoramic swimming pool with mineral salt purification system.

Extensive well maintained gardens have a small olive grove, sun terrace, car parking and amazing views over the mountains of Umbria and Tuscany.

For families travelling with young children, a travel cot with padded mattress is available along with high chair, baby bath and playmat and toys. There is a double swing in the garden and a playhouse and sandpit.

The apartment has retained many of the original features including ancient chestnut and oak beams, terracotta flooring over three hundred years old, and a pietra serena fireplace and wardrobe.

A table and chairs in the front courtyard make a perfect spot for breakfast, or sit on the shady veranda opposite the front door of the apartment.

There are extensive gardens with a small olive grove, a lovely sun terrace with BBQ and fantastic panoramic views over the mountains towards Tuscany, plus two shady loggias both with tables and chairs, great for dining alfresco or relaxing with a glass of wine at the end of a days' sightseeing.

Villa Bastiola is situated half way up a small mountain in the tiny hamlet of Comunaglia. There are 6 other houses near to the villa (all owned by Italians) in this tiny community which means that you are really staying in the true heart of Italy.

The villa is just off a tarmac road so is very easy to reach, no bumping up kms of white track. Being in the small neighbourhood is lovely as there are all the benefits of a private villa without being totally hidden away in the countryside.

A wonderful family run trattoria is 2 mins walk down the hill from the villa and Franco and Anna welcome our guests with their lovely Umbrian charm!

A super welcome pack awaits each set of guests including pasta, sauce, olive oil, fresh bread, butter, juice, milk, coffee, tea, sugar etc and a complimentary bottle of Prosecco!

All linens are provided and detergents are provided in the laundry for the washing machine.

A final cleaning on departure is included in the rental and for stays of more than one week, a mid stay clean and change of linens is included.

This is a great base for those seeking to experience the rich culture, regional cuisine, vineyards, medieval hilltop towns and countryside that this stunning region of Italy has to offer. Assisi, Gubbio, Cortona, Perugia, Siena & Florence are all close by.
