“We will return for another tranquil September fortnight at Villa”
We are a retired couple who loved every minute of our fortnight at Villa Marianna, The setting is perfect, 11 minutes drive from Spoleto ,with all the amenities, to the apartment in the forested mountains overlooking assisi. It is centrally situated so that places in all directions are easy to find. The apartment was comfortable with good beds and tons of hot water. Our daughter of 32 years, accompanied us and enjoyed the holiday equally.
“Quiet location, beautiful view”
We stayed in the apartment D of the Villa Marianna. The apartment was and felt better than expected from the website pictures: space, well equipped, clean and in good condition. The sole disadvantage is that this apartment doesn't have an outside terrace, where the other apartments have. The service is friendly and very good, also in case of little problems to be solved. For its situation: you need a car to go out and do your shopping,mthe reward is quietness, cool in the morning and evening, view onto assisi (55 km). The swimming pool is three minutes walk.
“A haven of tranquility and fabulous views”
This villa (we stayed in apartment B) was just so much more than we expected - particularly in terms of space outside, the beautiful setting of the swimming-pool. You can see for miles and miles but not hear anything apart from nature - birds, sheep, etc. Although there are five apartments in the villa, we weren't disturbed by other guests. The rooms were very spacious and cool. Although the kitchenette was not elaborate it had pretty much everything we needed. Laurie, our host, was extremely welcoming and very helpful on many levels. Also, the price was all-inclusive - no hidden extras at all. Thoroughly recommended for families and for adults.

Villa Marianna was the perfect base for relaxing and exploring the Umbrian countryside with Spoleto on the doorstep providing all your cultural, shopping, and eating requirements. The Villa has all you need with rustic charm, and was very clean and spacious (apt a). Norma and Laurie provided excellent service and back-up in an easy going friendly way. We enjoyed a visit to Rome (90mins by train) and some jaw dropping scenery around Norcia and Castelleccuio, as well as visiting many local places. We had a fantastic holiday and the children aged 14yrs loved the large outdoor spotless pool!
“Great spaces for families who like adventure!”
Upon first contact Norma had me sold on staying at one of their properties. She worked hard at finding just the right accommodation for us and Villa Marianna was wonderful! It feels remote but it's not. The location is fantastic for day trips to Norcia, Spoleto, River Rafting near Cascata della Marmore, Orvieto, Todi, Assisi...but then again, you can relax by the pool. We opted for a little of both. The pool was a bit of a jaunt. Bring everything with you or you're going to get a workout! We knew this about the property when we booked but for young kids it's safe and you're not tempted to 'run inside for something'. Might I suggest some paving stones to make it easier of a walk? The gravel can be a bit dodgy. The pool, as some reviewers would note, was sometimes busy but not crowded. It's big enough to even do laps which some did (making us feel a little guilty about stuffing ourselves in Norcia). The apt was very well equipped and the laundry so handy to have in the suite. It was quiet and spacious. The welcome basket was a wonderful inclusion and very intuitive! Thank you Norma! One thing I would love to see is some of those lovely archive photos in the suites! Needs art. Laurie was so charming and very helpful. He offered up a great deal of things for us to do with our kids aged 5 & 6. There is a lovely restaurant 5 minutes away which we went to 2x and the meals were great. You can even do take away! He also suggested a dinner with a local family in which they serve authentic family style Umbrian fair...at their home. Do this! The experience is worth it and the people you meet are fascinating. We did walk down to the farm with is beyond the pool and the farmer was incredibly kind as well. He even gave my girls the freshest eggs they'll ever eat! And the little butterflies, ladybugs, crickets, and beetles around were great fun to catch. Heaven for the kids! Thank you for everything Norma and Laurie! It was a wonderful introduction to Umbria.
Response from the manager The pool is a few minutes walk down-hill. However, for this reason, there is a designated car lane, which is especially useful if you have children and lots of things to carry or a person in the group with mobility problems, because the car can be parked next to the pool. And, there is a WC next to the pool too,
“Lovely, relaxing holiday in beautiful location with stunning vie”
The moment I inquired about renting a property with Umbria Holiday Rentals, I was impressed with the personal service in terms of speed of response and detailed information given. This was reinforced when I mentioned we'd be arriving in Spoleto at around 2am but Laurie still turned out cheerfully to meet us and escort us to our apartment in the mountains!The apartment is spacious and comfortable with stunning views and we swam every day. The pool is very well maintained and wasn't busy apart from on Sundays when people tended to arrive from other properties. We met some lovely families but it would also be possible to be quite private if you wished.Laurie and Norma were really warm and helpful, we felt like we were their personal guests. Really I would give 4.8 stars out of 5, the only criticisms are minor such as an odd selection of glasses and limited cooking utensils as we tended to eat in in the evenings. The beach towels were welcome but the bath towels provided were rather small and thin. This didn't detract from our enjoyment though and we didn't complain - I got the feeling if we'd asked then Laurie would have sorted things out for us! Spoleto is a fascinating city to explore and while away your day and we made a trip to Rome, so this was the perfect balance of a lovely rural setting with nearby city attractions for us.
“Well equipped apartment with huge pool and total sun trap of a t”
We've done a lot of apartment renting across Italy and France and to be honest, the standards are very variable. Villa Marianna stands out from the crowd. In a beautiful countryside setting it's one of 5 apartments in the same building. The apartment is very well equipped - and it's small things that make a difference - a decent oven (not just hot plates), sharp knives, a salad spinner, a tin opener that works and a corkscrew that doesn't disintegrate when first used. The highlight of the apartment is the terrace which really made our holiday. Sitting outside in the early evening with our aperitifs became our favourite thing. Typically this sort of apartment is quite dark in the interior so you want to make as much use of the outside space as you can, and the terrace made this a real pleasure. The pool was also amazing. I think it was about 20m and allowed for proper swimming. The temperature was 40 degrees on some days so in high summer, you need a pool and being able to do decent laps meant we could eat more gelati! The owners are great. Norma was very easy to deal with whilst booking and Laurie met us at the local supermarket and escorted us up for the first time and gave us the low down on the area. Very helpful. We spent our holiday cycling around the area - it's beautiful but hilly! Great location for exploring the different sides to Umbria. Whilst you've got endless hill-towns (and go to the smaller ones - far fewer tourists!), you're also not far away from Norcia and the Grand Piano - probably one of the most beautiful places I've ever been. A perfect holiday.
We spent 10 days in Villa Marianna Spoleto in July. It was our second visit, we were there last year also in the same apartment! We were a party of 5, 2 adults and 3 children. The apartment was spacious and comfortable and had everything we needed. The pool is beautiful and there are great restaurants locally. Laurie was extremely friendly and helpful. We would definitely visit again.
“Our stay at Villa maarianna”
We loved our apartment at Villa Marianna. When we arrived we found coffee, pasta sauce, pasta,olive oil, wine and a variety of staples that Laurie and Norma had provided for us to get started after our 24 hour trip from the states. That was a wonderfully thoughtful treat. The apartment was lovely and we enjoyed sitting on the deck each evening with our glass of wine and watching the valley below light up. Spoleto and the surrounding area is a great place for a relaxing vacation and renting a property like this is, in my opinion, the only way to go. We look forward to a return visit.
