DESCRIPTION:

A beautifully restored stone villa surrounded by over 3 1/2 acres of land, in north Perugia. Views of rolling umbrian hills, and landscaped garden with terrace and walkways lined with rosemary, lavender, and 2 fields with over 120 olive trees, & outdoor swimming pool. The interior of the house is made up of vivid colours, clean lines and clever designs with 5 double bedrooms. The house is 2km from Pierantonio, a village with good range of services. Umbertide is the nearest large town at 10kms with a great range of shops, market and large supermarkets. Perugia is 25km away and its airport can be reached in 20 mins. Ancona, Florence and Rome airports are about 2 hours by car. This self catered villa is available April to October; has central heading for the cooler months; bedlinen and towels provided.

5 BEDROOMS & 3 BATHROOMS:

Master Bedroom in Tower 2/F & 3/F: Double king size bed with large ensuite bathroom.

Olive Room G/F: Double bed with french doors to terrace.

Family Room: 2 Single beds next to Tv / Family room.

Self-contained Guest Wing: 2 double or twin beds with bathroom. Own mini-kitchen and small lounge area; with own access to garden/terrace.

This villa is perfect for 2-3 families; or 4-5 couples.

KITCHEN:

Well equipped kitchen with everything you need, includes: gas hob, oven, microwave, sink, dishwasher, fridge. And also has a utility room containing sink, washing machine and dryer. Large indoor dining table seating up to 10+ and also outdoor terrace dining, right next to kitchen area.

SITTING ROOMS:

There are two sitting rooms, one adults formal lounge area with wood burning stoves. The other opposite is a family room with TV, dvd player and stereo; and sofa bed.

OUTSIDE:

Vine covered terrace with BBQ area; plenty of outdoor furniture for dining and lounging. & outdoor gated swimming pool open between May-September with solar panel heating, a pergola for shade, loungers, and play area with a climbing frame. There is also plenty of parking for cars.

LOCAL ACTIVITIES:

Cycling, golf, horse riding, swimming, tennis, walking, cultural visits etc...

CLEANING

During your stay the villa will be cleaned before and after your arrival (between guests). If you would like additional basic cleaning of the villa's kitchen, floors and bathrooms, and wish to have bedlinen and towels changed during your stay, we are happy to provide this service if booked prior to your arrival at an additional cost. This can be invoiced and paid in advance.

Getting around

A car is recommended during your stay. You can rent from any of the normal companies at your point of entry (Rome, Pisa etc) or get the train to Perugia and hire a car from the train station or the airport. Upon confirmation of your reservation, we will send you details of how to get to our villa.

Interaction with guest

Our aim is for our guests to feel at home and we want to ensure you have the most enjoyable stay possible. Please note the check-in time with ‘meet and greet’ is between 4-6pm; unless otherwise agreed. We also require guests to vacate the villa at 9.30am on departure day. Prior to your arrival we will send you our villa document which will have all the details of La Palazzaccia and the surrounding area and the contact details of our villa manager. We do require that you call our villa manager 1 hour before your arrival so he can 'meet & greet' you and hand you the villa keys.

How do damage deposits work?

You can request to change the dates or number of people on your booking via the Manage your booking page. To change your dates use the Edit booking button. If you need to change the number of guests staying then send Rebecca (the owner) a message.

If Rebecca (the owner) agrees, they’ll send you a revised quote outlining the changes. You can review and accept/decline this from the Manage your booking page. You’ll have 48 hours to take action before the revised quote expires.
