This beach vacation home is comprised of 2 Water Front units for a combined 6 Bedrooms + 5.5 Bathrooms that sleeps up to 20 guests! Unit A is a single level unit that expands the entire ground floor & Unit B is a 2-story middle townhome located on floors 2 & 3 (with separate entry off the ground level). ***This offering includes your exclusive use of the ground level patio. Note each unit has their own separate entry (they are not connected inside) & pricing reflects both homes.

SUMMARY OF LIVING AREAS

Unit A is entire ground floor single level unit, and unit B is center townhome located on 2nd & 3rd floors (with separate entry off the ground floor, units are not connected inside).

Downstairs is a stunning 3br + 2.5 ba SMART HOME, with Pandora Radio, 3 TV's in the Living Room, & ceiling speakers all controlled via the “in-wall” IPAD. The downstairs also houses our 55' wide Water Front Patio…truly a unique offering. Upstairs is a large 3br + 3ba that is a middle unit located on the 2nd & 3rd floors, with a gorgeous fully remodeled kitchen, spacious bedrooms, and beautiful views from the 3rd floor!

This is the Ultimate Beach Home, consisting of 2 fully equipped kitchens, 2 living rooms, & 2 dining areas. There are 3 flat screen TV's in the downstairs living room (perfect for watching your favorite sports), 1 flat screen in the upstairs living room, 1 flat screen in the downstairs master bath, and flat screens in all bedrooms in both units (except bedroom 3 – twin beds—in the upstairs unit)! A/C IS OFFERED IN DOWNSTAIRS UNIT ONLY, though upstairs has fans throughout & enjoys cool coastal breezes. Enjoy the outdoor living areas that surround this beach home. This vacation home encompasses 1 ocean view deck with BBQ, and 2 decks of 2 of the bedrooms in the upstairs unit, as well as an expansive 55' waterfront patio in the downstairs unit that is fully equipped with patio chairs, lounge chairs, tables, and a built in BBQ. Ideal setup for enjoying sunrises and relax with a glass of wine while BBQ'ing you're your closest friends & family.

HOUSE RULES

- CANCELLATION | Cancellations and reschedules made by Guest may be made up to 60 days before the first day of your reservation. Cancellations or reschedules made by Guest with less than 60 days' notice will result in 100% loss of all payment.

- GUEST REQUIREMENTS | Guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.

- NUMBER OF GUESTS | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.

- CONDUCT OF GUESTS | The rental is not intended for parties, nor gatherings at any time of anyone except those who have paid to occupy the property. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges.

- ARRIVAL TIME | Check in is at 3 pm. Early arrivals may be arranged pending other reservations and the housekeeping schedule, and are strictly prohibited during the peak Summer period. Please contact us 24-48 hours prior to your arrival to make these arrangements. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check in time.

- DEPARTURE TIME | Check out is at 10 am. Your prompt departure is appreciated so we can prepare the home for any incoming guests. A 1 hour late departure may be arranged pending other reservations and the housekeeping schedule.
