Description from owner

Description

Two bedroom apartment, family friendly, quiet neighbourhood, walking distance to town and beaches, with private garden, BBQ, and parking space

The apartment is part of a beautiful old villa, on a quiet street lined with old olive trees, where cicadas love to sing in summer.

The neighbourhood itself is directly adjacent to downtown Antibes, which means that everything is within easy walking distance: the old town (Vieil Antibes), the Marché Provençal, the Picasso Museum, the harbour, various beaches, all of the restaurants and shops and supermarkets and bakeries... The train and bus stations are also easily reached on foot. And although it's conveniently located, it is a quiet residential neighbourhood, where you can sleep in summer with open windows.

The apartment has a private entrance, the garden gate leads you through the private garden and past the sunny terrace to the front door. There is an outdoor shower by the door, for rinsing off the sand after visiting the beach, and then you climb the two marble steps up and enter the hall, where beautiful old tiles feel cool on your bare feet. To your left is the fully-equipped modern kitchen, complete with full-sized appliances (oven, dishwasher, fridge, washing machine), to your right is the living room, with French doors that open onto the terrace, inviting you out into the garden.

Continuing down the hall, the second door on your left is the bathroom, cheerfully renovated in white and orange, with a full bath and double sinks.

The last two doors on your left and right are the two bedrooms, both equipped with queen beds and ceiling fans, for a cool and undisturbed night's sleep, or a nice snooze after a glass of rosé on the terrace.

The terrace has teak furniture, a nice big parasol, and a top-quality charcoal kettle barbecue for grilling whatever caught your eye at the market. The garden has been cultivated using only organic methods and is full of roses and 'herbes de Provence' - rosemary, thyme, sage, lavender... and the large tree at the foot of the garden is a culinary laurel (bay leaf tree). Feel free to add them to your cooking! The garden is home to quite a few adorable little lizards, geckos, and frogs, who are somewhat shy but can be seen sunning themselves or hunting for insect prey.

Environmental topics are very important to us, and the apartment has been renovated and maintained using environmentally-friendly, non-toxic, non-allergenic materials. The house is well-insulated to improve energy efficiency, with built-in air circulation systems to maintain indoor air quality. The lighting is energy efficient, electricity comes from a renewable energy provider, and the garden has a drip-irrigation system to conserve water. Ceiling fans, an awning, and shutters keep the apartment cool and comfortable in summer without air-conditioning.

One small point of interest: the house has an Asian name, and has some unique architectural features, including two dragons on the roof, a Buddha statue over the main door, and an octagon on the façade. The house was designed and built according to feng-shui principles, and that is perhaps one of the reasons why the house has such a peaceful, inviting atmosphere.

Getting around

Public transit: several bus stops (Envibus) are nearby, and the train station (SNCF Gare d'Antibes) is about 10 minutes on foot. We almost always walk to town, parking in the centre ville is challenging (almost impossible in summer) and the old town of Antibes (Vieil Antibes) is a maze of pedestrianized and one-way streets (charming but very complicated for driving!).

Interaction with guest

As guests are renting the entire flat, interaction will be low-key, just at arrival and departure for key hand over and inventory. This will be done by a dear friend of ours who lives in Antibes and can be reached at any time in case of questions or if anything is amiss. We have lived in Antibes since 2006, and the apartment has been our family home since 2010. We sadly had to relocate for work, which is why we decided to offer the flat for rent. That being said, we know Antibes and the local area very well and have prepared for our guests a book and online document containing our tips for the best places to eat and favourite things to do.

“Lovely location and some excellent features but furnishing of lounge and bedrooms below par”

Reviewed 2 Jun 2018

The apartment is part of Villa Kymer which as the name suggests is full of rustic charm with shades of France’s colonial past in Indochina. It is well situated in a good quiet area about a 10 minute downhill stroll to the town centre where you will find all the shops you could possibly need but remember it’s a gentle uphill on the way back. The station and beach are also within walking distance. The apartment itself has a nice garden which is really sunny with table and chairs and a Swiss barbeque. Inside the bathroom is modern and the kitchen well-appointed with lots of plates, cutlery etc. and a number of larder items. The modern combi.boiler provides constant hot water and can provide heating if needed. The sitting room and both bedrooms have ceiling fans which will be a boon on hot days but if there is a downside it is these areas which are sparsely furnished especially the second bedroom which has a convertible bed that takes up most of the room. Also for Anglophones one or two English TV channels would be a bonus.

Response from the owner Dear Bertram, I'm sorry that you feel that the house is "sparsely furnished" - I find it to be a rather harsh and unjustified assessment. As you mentioned, the second bedroom is on the small side (12 m2), so of course the double bed does take up a good chunk of the space. However, it's a "BED"-room, so one could reasonably assume that a bed would be the key piece of furniture. The nightstands and shelves present are there to play a supporting role, and the large walk-in closet directly adjacent is an excellent place for keeping clothes, luggage, etc. As for the the lounge, I must respectfully disagree that it is "sparsely furnished" - it has a very comfortable L-shaped sofa with ottoman, and of course the dining table and chairs also provide seating possibilities. All of the furnishings we bought when we lived there full-time, after much thought and care. All in all, I can only say that in our opinion, the house is quite sufficiently furnished with good quality, comfortable furniture - all of which is clearly visible in the numerous photographs of our listing. The house is a reflection of our personal approach to function and aesthetic - as tastes differ, your mileage may vary. Another example of differing tastes: TV. One of the most significant changes we made to the flat was the installation of a TV for the guests - we never owned a TV when we lived there, and we don't have one in our current home, either. As a friend of mine once said, "Who comes to the Côte d'Azur to watch telly anyway?" À chacun son goût. I hope you managed to enjoy your time in Antibes in any case. Best regards, Julia
