Located in the stunning grounds of the Gleneagles Hotel and Resort lies our newly renovated luxury home which sleeps 10 people. Comprising of 6 bedrooms and 4 bathrooms, kitchen, dining and living rooms and an adjacent den. Feel part of the hotel in your own private setting. We have been awarded a 5* rating from the Scottish Tourist Board for every year since 2013.

Access to the many dining and leisure facilities of Gleneagles Hotel and Resort as follows: Four magnificent golf courses, including the 2014 Ryder Cup course. First class hotel restaurants & bars. Shooting. Falconry. Horse riding. Hill walking. Spa & Wellness Centre. Mountain biking. Gundog school. Dog training. Off-road driving. Fishing. Wildlife photography. We recommend you pre-book all activities directly with the resort prior to your arrival.

Please note that our property sits in a quiet neighbourhoods area and any guests visiting the property must abide by the following rules:

1. The gardens are communal. Whilst dogs are permitted they must be on a lead and all mess must be cleaned up. Please also be respectful of our neighbours' property and privacy.

2. A maximum of 3 cars may be parked on the driveway. Cars must not be parked on grass or on the communal road at Balmoral Court.

3. No ball games are permitted at any time

4. No outside activities or loud music after 10pm at night.

We are compliant with the "We're Good To Go" and "Safe Travels" schemes in respect of cleanliness standards following the COVID-19 pandemic. Full meet and greet service with Welcome Hamper available for our guests on arrival. We allow up to 2 dogs to stay in the house for an additional fee of £25 per pet (to cover cleaning afterwards). This is on condition that the dogs remain downstairs in the property and sleep in the utility room. The gardens are communal. Whilst dogs are permitted they must be on a lead and all mess must be cleaned up. The local area is also perfect for dog walking. Please let us know in advance if you plan on bringing your pet.

“Excellent place”

“DISGUSTING - NOT A 5 STAR PROPERTY”

Response from the owner As owner of the property I feel I have to address the comments in this review, some of which are fair, some of which aren’t. The administration for this property is run by a small team in my office. They handle all incoming email requests from guests and work during regular office hours. The guest above sent numerous emails on a Sunday evening demanding an immediate response. These emails were not seen until the Monday morning and were acted upon immediately and most certainly not ignored. Our local property manager, Laura, was in contact with the guest on the Sunday but was not authorised to approve the 100% refund which this guest sought. Our windows are professionally cleaned every four weeks and were scheduled to be cleaned in the week prior to the above guest arriving. On this occasion our window cleaner let us down and could not get to us until the following Tuesday – the day after this guest checked out. With regard to cleaning, we do not feel the above comments are entirely fair. The guest specifically referred to dust sitting inside the window (i.e. the inner workings of the window you only see when the window is open). We have amended our cleaning practises to ensure that this area is cleaned more regularly as it had been previously overlooked since our own cleaner cleans the inside and the window cleaner the outside, both cleaning when the windows are closed so neither seeing the dust within. Our cleaner has a very tight turnaround on days when one set of guests leave and others arrive, which has been a frequent occurrence this summer where we have been booked each and every day. She ensures that all areas are sanitised and accepts that because of this some dusting may not have been up to standard but that her priority is the sanitisation. We have taken steps to ensure additional dusting is carried out at the property. The comments regarding the hob and fridge are simply incorrect, all pots work perfectly well with the induction hob and the fridge operates perfectly (as does the spare drinks fridge in the utility room). Also incorrect is the comment on light bulbs which Laura checks prior to every check-in. There was one light in one bedroom not working upon check-out of the above guest (the bulb was immediately replaced). We accept that there are some confusing switches (which we are having corrected in November) but the lights do all function correctly. I would encourage other guests to look at other reviews for our property as the above review is entirely inconsistent with the experiences of every other guest.

“Enjoyable stay”

Stayed for two nights recently in this lovely house. it is a well equipped property with everything you need for a great stay. The house is comfortable and the bathrooms/showers very powerful. However we were a party of 8 and all of us felt that there were a number of simple things that needed addressed to bring this house up to a five star standard. There were some obvious things, like a broken handle on the fridge, some light bulbs not working that would be easy to fix. On a quick glance the house appears clean and welcoming, however it really needs a deep clean. There were many dusty areas, crumbs on the couches and the oven, tiles etc in the kitchen were definitely in need of a thorough cleaning. For me personally the most problematic issue was the extremely uncomfortable pillows and not the best quality bed, which I would have expected in a property of this standard. There seemed to be a considerable difference in quality from the master bedroom to the other bedrooms, not really helpful when 4 couples are sharing the house, all expecting a similar standard of comfort. It is a great house in a great location but definitely in need of some simple care and attention to make it worthy of five stars.

“Home comforts in a great location”

We really enjoyed our stay in this house right on the doorstep of the hotel, with access to plenty walks and activities. The house was very clean, spacious and well equipped with plenty of comfort in the bedrooms and living areas. The kitchen also had all we needed for all cooking and the welcome pack was a nice touch. Response from the owner Dear Ann, I feel that since your review is posted permanently that I must also record my response online. It is disappointing to receive a three star review when the only actual faults were broken microwave buttons (which had fallen or been taken off) and a faulty DVD player. Tracey was contacted on numerous occasions throughout your stay, firstly to say you couldn’t find the microwave (which was in clear view), then to say that you could not follow the instructions for the hob (which all other guests had followed without issue) and then with two further messages at almost 10pm and 11pm respectively in respect of the DVD player. In addition, you reported that a hot water tap had developed a fault. A plumber was quickly dispatched to resolve it. Your review claims the following, all of which are untrue: 1. That we only have basic Sky channels. This is simply incorrect – we have all sports and movie channels. 2. That lights were not working. Tracey checked every bulb following your departure and all work perfectly. Some lights are on a three way switch which she believes may have confused you. 3. That the oven did not work properly. The oven is in perfect working order. As property owners, we know that some guests are more challenging than others but will always do our best to assist guests throughout their stay and offer to recompense guests where we feel that we have fallen short in our standards. In your case, the only legitimate claims for complaint were i) broken microwave buttons (although the microwave still functioned – it has since been replaced) and ii) a faulty DVD player (cause unknown although it is only 8 months old). Under the circumstances, we considered a credit of £100 to be extremely generous. To make wild accusations that we as property owners were aware of problems and had done nothing to remedy them is unfair and without any basis. The many other reviews of our property confirm that ours is indeed a luxurious property that fully warrants its five star Visit Scotland rating. Kind regards, Peter
