Luxurious 4 person villa located on a hill (altitude of 350 m) above Opatija which is also known as Croatian Monte Carlo (Istria - Kvarner). The villa has an absolutely astonishing 270° view over the whole Kvarner bay. The house is a 8 minute drive from the center of Opatija which is famous for a dozen of world class restaurants, 12 km long Lungomare (the seaside promenade biult in 1889), many villas dating back in 1900's, Ucka the nature park, adjecant beaches (Moscenicka Draga, Medveja,...) and historic town of Kastav, Moscenice,...

The villa was completely refurbished in 2012 and fully equipped with the state of the art technology. Practically anything you imagine is there; tennis court, 10 x 4 m heated pool (anti-current swimming, clear ray water purification technology,...), *NEW* 4-5 person hot tub with jbl sound system and easy access for ipod and smartphones + CD player and radio (sundance spa - series 880 marin), outdoor hot water shower, summer bar, 5 zone audio system (easy access for mp3, smartphone,...), wlan internet, panasonic plasma TVs (free sat TV), professional ice maker, illy coffee machine, selection of best croatian wines available (extra), barbecue, fully equipped kitchen, fireplace, washing machine, air conditioning, indoor whirpool tub, designer faucets, chandeliers and outdoor lighting, private parking, wonderful mediterranean garden (full of lavander, rosmarin, minth for your coctails...) with stone elements 200 years old , ecological vegetables from on the property production, ecological ricotta cheese & fresh milk from a local producer, freshly caught sashimi class tuna fish and so much more.

Quite location on the hill surrounded with lots of plants and trees. A scenery which is hard to describe with words; a must see. Astonishing view on the Kvarner bay, surrounding mountains, islands and the city of Rijeka (15 minute drive) and Opatija (8 minute drive). Perfect for tennis (professional tennis trainer on site), hiking, mountain bikes and of course all kinds of water sports - surfing, water skiing, para sailing, swimming, big game fishing,... (a tour with a sailing boat or a motor boat is easily organized). Panoramic flights from Grobnik (Rijeka) are only 25 minute drive away. For the ones who prefer the beach beatiful beaches Medveja & Moscenicka Draga are in the vicinity 20-25 minute drive.

The whole area is full of historic sites. Opatija it self is a historic monument; The old 14th-century Benedictine abbey, Opatija Sv. Jakova ("Abbey of Saint James"), from which the town derives its name (opatija means "abbey" in Croatian) is located in Park Svetog Jakova or Saint James's Park. Saint James's church, built in 1506 and enlarged in 1937, now stands on the same spot. The neo-Romanesque Church of the Annunciation with its pronounced green cupola, was designed in 1906 by architect Karl Seidl.

Another sight is the Villa Angiolina, built in 1844 by Iginio Scarpa. This villa, transformed into a museum. Since 1844. Villa Angiolina had many prominent guests.

Opatija is known for the Maiden with the seagull, a statue by Zvonko Car (1956), which is positioned on a promontory by the Juraj Šporer art pavilion. It has turned into one of symbols of Opatija. A gilded variant of the statue Madonna, that once stood here but was demolished by communists after the end of World War II, now stands in front of Saint James's Church.

The town park Angiolina contains many species of plants from all over the world. It has been protected since 1968. Close-by, vis-a-vis Hotel Imperial, stands the statue The Fountain - Helios and Selena, a work of the Austrian sculptor Hans Rathautsky from 1889. There is a 12 km-long promenade along the entire riviera, the Lungomare from Volosko, via Opatija, to Lovran.

The old towns of Kastav, Moscenice and Veprinac are also vrey interesting to visit.

The guests of the house have 2 gated parking places secured. If travelling by plane check the connections with the following airports: Rijeka, Triest (IT), Pula, Zagreb, Ljubljanja (SLO) and Venice (IT)
