Description
Rats retreat has been sympathetically converted to retain many of its historic features, while at the same time giving a modern open plan living, dining and kitchen space.
This cottage has beautiful views through the full length, glazed, feature arches where from the downstairs open plan kitchen, dining and living area you can enjoy views of surrounding farm land and the small pond, which belongs to the cottages and houses an abundance of visiting wildlife.
The fully equipped kitchen is fitted with an electric cooker, induction hob, microwave, fridge & dishwasher and upstairs the master bedroom is furnished and benefits from a king size bed, with pocket sprung mattress, and an ensuite bathroom.
The other three bedrooms are twin rooms, two with two single beds in and one with a bunk bed, which also have comfortable pocket sprung mattresses.
Each cottage benefits from underfloor heating, flat screen TV’s, bluetooth sound system, and free WIFI. You will also find a guide book in your cottage with helpful information for your stay and recommendations for things to see and do in the area. The site has a large laundry room where washing facilities are available.
Well behaved pets are welcome. A small pet service fee of £20 per pet is requested, with a maximum of 2. Please read our terms and conditions regarding pets.
Interesting fact:
The arched barn that houses Rats Retreat and Swallows Swoop formed part of the early 19th century farm building complex on the site. This farm complex is important because it is a good example of a planned “model” farm, thought to be from the turn of the 19th Century.
The form of the Arch Barn is of particular interest because it is a rare surviving example of an arcaded cart house, with granary over.
This form is specifically mentioned in relevant literature as being an innovative building type associated with the Grafton Estate. The Duke of Grafton was prominent in the agricultural improvement movement and examples of Grafton estate farmsteads therefore may be of national importance.

“Excellent stay”
Beautiful property, set in a great location. The play area was a lovely addition for the children to use. Perfect property whilst we were visiting family.

Was a ideal property to stay in Towcester near the race course for our nieces wedding and easy access to the M1 moter way and wonderfull country side to explore and walk

“Outstanding cottage and development.”
Stayed three nights, 18th-21st November with our adult children and partner. Had a great time. The cottage, layout, quality of finish, equipment, location and comfort made our little break into a lovely occasion. We have already booked to return to Pheasants Roost for Christmas. Highly recommended.

“Perfect for all the family”
There were four of us from 3 years old to 86 and we all enjoyed it. The accommodation was excellent. Clean, spacious and all you need. The children's play area was excellent and very safe.
