Description

On its 81m² the pleasant flat provides a generous ante room, a separate kitchen, a classic livingroom with an oak hardwood floor, a master bedroom with a double bed, another bedroom with a single bed, a third bedroom aith a bunkbed, a modern bathroom with washer-dryer and a separate toilet. Generous ceiling heights as well as classic gullwing doors and box-type windows create a wonderful, cozy atmosphere for up to 5 persons. Seperate baby bed and high chair are also available. The fully equipped kitchen provides gas-stove, oven, large sized fridge, dish washer, Nespresso coffee maker, toaster, kettle and all necessary cooking utensils.

Also included are home appliances such as vacuum cleaner, iron and ironboard. Home entertainment amenities include a flatscreen tv (Samsung Smart-TV) for the reception of Astra satellite channels, a stereo set with USB-Dock and free WIFI Internet.

Smoking is not allowed indoors.

The apartment is situated in the third level above ground floor - we do not have an elevator.

Infrastructure:

The central location of the apartment offers an excellent infrastructure. Währing is one of the most popular neighbourhoods in Vienna. With a wide variety of shopping opportunities, restaurants and cultural attractions very close by and the ideal connection to public transport this is the perfect city apartment.

2 minutes to tramway lines 40, 41, 42 (7 minutes running time to station Schottentor)

2 minutes to bus station 40A (10 minutes running time Döbling)

If you arrive by car:

Since 2017 our whole district is an area-wide short-term parking. We recommend to park the car at the Park&Ride facility "Spittelau" which is only 2 subway stations away and costs only EUR 3,40 per day.

To pack and unpack your car you may park close to the building in the short-term parking zone (we will provide a 1h parking ticket for you for that purpose).

Need a proper invoice?

As a registered real estate ownership we pay taxes and stick to Austrian law and regulations. Therefor we can also provide a proper invoice with VAT should you need it for reimbursement (eg. by your employer). Invoices can be issued in German or English.
