Description

This is a compact self contained annexe preferably for ONLY 2 adults, possibly plus a child: it was designed for senior members of our family and was modernised using period IKEA furniture. We do not accept guests' pets as we have our own two dogs on the premises. We prefer weekday lets to professionals, but might be persuaded to let the annexe at weekends too - the annexe is not meant for long-term guests.

About 30sq metres in total, it contains an equipped kitchenette with hob, microwave, fridge, sink, kettle, coffee-maker, crockery, cutlery, waste-bin, washing-up liquid etc, with additional storage and work surfaces including a fold-down breakfast bar and two overhead cupboards. There is a wardrobe for a few clothes. Note that there are no clothes washing-drying or Dishwasher facilities. The annexe has underfloor heating controlled by an individual wall thermostat and a wall heater/ cooler unit. Three sets of French doors open to our informal gardens and patios.

There's a compact shower/toilet with a medicine cupboard, mirror, hand-basin and a small cleaning-materials storage cupboard: please bring towels, soap, toothpaste etc. .

The bed-sitting room has two convertible double sofa-beds, a wardrobe, and two breakfast bar-stools for adults. Duvets, cushions and bed linen are provided and are stored under the beds. There is a SKY satellite TV (no recording), and an open storage bookshelf.

The main house and the annexe are approached via in/out gravel driveways and gates, with the main house about 50ft back from the road, behind hedges. We park our own cars here so please drive very carefully at walking pace. There is a parking area for guests to the annexe-side of the house. The whole property, its entrances and the car parking areas are overseen by 24/7/365 security cameras.

The annexe itself is in the back garden, about 10ft from the house and 30 ft behind a fence with push-button code access. A security key to the annexe door locks is supplied to guests on a large tag, but if the key gets lost, all 3 annexe security locks would have to be changed at considerable cost so your deposit would be lost. In summer, behind the annexe is a small patio with a table and chairs for your use.

We ask for full rental payment upfront before you use our Annexe. We also ask for a Security Deposit when you arrive. If all is well when you are leaving, then we will return the deposit in full, but if there is any damage other than regular cleaning and washing, the Deposit will be partially or fully forfeited. Please bear in mind that this is a family home: whilst we live quietly and always do our best not to intrude on anyone's privacy, please do the same for us.

Getting around

There are two railway stations with a mile or so of the house, and a bus stop opposite the house. Horsham has several reliable taxi firms available by phone or App. Otherwise, you are welcome to carefully park one car within the car-parking area near to our annexe - more than one car would be by prior financial agreement only - push-bikes can be safely parked behind the annexe.

Interaction with guest

A condition of our lets us that any form of nuisance by guests will not be tolerated; if nuisance arises you will be assisted to leave our premises immediately and your fees will not be refunded. The annexe is yours for the rental period only : arrivals after 3:30pm, departures before 10:00am. If the annexe is left clean and undamaged just as it was when you arrived, then your deposit will be returned within 7 days by bank transfer. Please note that we will need to see proof that overseas guests are legally in the UK (i.e. passports, id-cards, etc) and UK-based guests must provide proof of identities and their own permanent address . We only accept payments and deposits by bank transfer .
