After 30 years of vacation travel in Italy we have found the perfect balance between privacy and community, history and natural beauty. We invite you to leave your world behind and enter the Medieval era of Roccantica. Our enchanting home, nestled in the upper reaches of this mountainside village, offers breathtaking views of the village, forested mountains, and the vast Tiber River valley. This exquisite mountain village of 500 residents welcomes visitors but is an uncommon tourist destination.
Our home is recently renovated and has all new and very comfortable furnishings. Two large bedrooms, a formal living/dining room, sitting room with a fireplace, galley kitchen and sunroom provide ample indoor living space. Two large, private terraces with stunning, panoramic views and patio furniture are the focal point for the very best in Italian living.
Local shops provide all the right ingredients for 'al fresco' dining on the terrace while enjoying spectacular sunsets.
A peaceful, quiet pedestrian village:
Explore our beautiful narrow streets constructed over 1300 years ago each with a unique view of the town and the lush countryside. Within a five minute walk from the house are two superb restaurants with local, roman, abruzzese and sardegnian cuisine. There are also two small markets, and a coffee bar in the town. Indulge yourself in exploring the intimate pedestrian walkways, the endless hiking trails and the unspoiled natural beauty of this unique setting. The morning will greet you with the sweet sounds of birds circling the town and the heavenly church bells of Santa Maria in Cielo. But what is most evident is the richness of the silence that permeates this town.
A truly unique living experience:
Our town of Roccantica has only three non-Italian residents, including ourselves or guests. It is truly a traditional Italian village unspoiled and undiscovered by the many tourists who are looking for a genuine local experience in this beautiful country. Our neighbors enjoy the guests that make use of our home and are very open to sharing a cup of coffee, fresh fruit or a glass of local wine with you. Some have mastered English, but friendship and hospitality are spoken here.
Swimming, hiking, tennis and skiing nearby :
We hold a membership to a swim and tennis club in nearby Casperia which allows guest privileges for a small fee. Skiing at Terminillo is about an hour away. Roccantica is truly the heart of Italy within 50km of Rome and one hour from the Umbrian towns of Orvieto, Assissi, Spoleto and Perugia. It lies about two hours south of Siena and Florence in Tuscany.
Explore interesting neighboring towns; premiere region for olive oil, great restaurants and stunning scenery.
The nearby town of Poggio Mirteto offers all the modern conveniences blended into a vibrant and friendly community.Buses depart Roccantica for Poggio Mirteto with connections to all of Italy.

Roccantica is easily accessed by train, bus and rental car. We recommend car rental as the best way to explore the Sabina region and beyond. Roccantica provides a perfect home base for traveling throughout Italy, but we have found that it is, in itself, a place that you may never want to leave.
Roccantica offers architecture and art emanating from its birth in 792 AD as a city aligned with the once powerful Abbey of Farfa founded in the sixth century. Six churches built between 792 and 1696 AD are filled with frescoes and paintings representative of these epochs. The Hermitage of San Leonardo is located on the mountainside outside the city walls and is a place of mystical and natural beauty. Roccantica hosts one of two stained glass schools in Italy and offers its best work for sale. The city celebrates its heritage with the annual Medieval Festival each August. All town residents dress in medieval finery as visitors are offered a true taste of medieval festivities including music and pageantry, dramatic arts and unending amounts of food

The apartment has all that you need for your stay. It is quietly elegant while still homey-comfortable. You may never want to leave the patio, however, esp. at sunset. Roccantica is off the beaten track but easily accessible with two great restaurants and a small grocery, but I suggest that you bring groceries with you if you intend to cook...which you should. Casperia is an easy drive, bus, or even walk.
From the bustle of Rome the tranquility of Roccantica is the perfect antidote. You can stretch out, do laundry, sip cafe or wine, listen to music, and entertain guests. Walk in the hills (lots of popular trails) and listen for the soft distant clang of the bells telling you where the mules are who bring firewood into town every day.
