Much more personal for visits, less expensive than hotels, and more flexible to fit your needs. Two twins in one room, King in the other, and The Indian Beach Suite with a Queen. Prices vary depending on needs.
Pricing and availability is shown for the 1/1 side. Pricing only is shown for the 2/1 side. For photos, notes in the description of each photo show you whether it is the 1/1 or 2/1 side of the house.

Here is the perfect alternative to a hotel in the Ringling Estate area, in a fabulous old Sarasota neighborhood!
Three night minimum stay for the 1/1 side. One week minimum stay for the 2/1 side.
1/1: One bedroom suite (Queen bed, table, chair) and very cool private bath in a private home and with a private entrance and patio. Mini fridge, microwave, coffee maker, electric tea kettle and toaster oven/grill and dishes.
2/1: Two bedrooms (King and Twins), full bath, living, dining and office. Private entrance. Full kitchen.
Near Jungle Gardens in the Ringling Mansion/Indian Beach ancient area of NW Sarasota, West of US 41, the Tamiami Trail. Less than one mile from the airport, three miles to Downtown, two blocks from Sarasota Bay.
Self catering (not a B&B;), meaning we provide you starters of toiletries and supplies. High end linens, toiletries, utilities and wireless internet included. Color TV with VCR or DVD in all rooms, CD/Cassette player in each part of the house (we have movies and music of all types for you to use during your stay!). Robes, hair dryer, complimentary wine and home made breads, starter coffee, tea, water, and, of course, with the huge fenced front and huge rear yard. plenty of lime, kumquat, mango, and banana trees to pick from for breakfast or anytime when in season!

Hot tub and washer dryer are not available to guests.
Licensed Notary Public on site for a small fee for celebrations/unions.

Entire yard is over 1/3rd of an acre, and is Certified by the National Wildlife Federation as a Certified Wildlife Habitat. Native and migratory birds feed, nest and stop by to drink or have a little rest. Backyard may be reserved by itself for a celebration, party, family reunions, graduations, dinner parties in the stunning gardens, or a good old fashioned Florida cookout using the built in barbecue and retro 1960 palm tree and mushroom inspired picnic table for ten. Play a little shuffleboard or, get a little fancier and have a catered party in the gardens, double drive gates make it easy for caterers to access the property! Extra fees may apply.
Plenty of parking included on the cul-de-sac side street and in the circular driveway.
Smoking allowed outside only. Most small dogs and cats pets allowed--check with me about pricing and those not allowed. Australian Cattle Dog on premises most of the time.
Damage Deposit $500 per stay
Cleaning/per week $125 per stay Fees for additional guests may apply.
6 night minimum stay
Weekly rates are for 6 nights/7 days. There is a $75.00 cleaning fee per week added for stays longer than 6 nights, required, payable in advance.
2/1 side minimum weekly rental, and cleaning fee of $125 per week.
Monthly rates are for 29 nights/30 days.
Please add $10.00 per night for stays that include Holidays (New Years , Memorial Day, Independence Day, Labor Day, Thanksgiving and Christmas) for the 1/1, and $20.00 per night for the 2/1.
1/1:$150.00 refundable security deposit is required at the time of booking, and refunded through PayPal within 5 days of departure upon satisfactory inspection of property. $500 deposit for month long stays.
2/1: $500.00 refundable security deposit is required at the time of booking, and refunded through PayPal within 5 days of departure upon satisfactory inspection of property. $750 deposit for 30 day+ stays.
Pets: $100.00 refundable security deposit is required at the time of booking, and refunded through PayPal within 5 days of departure upon satisfactory inspection of property.
Deposit, cleaning and 50% of rental fee must be paid to secure booking through PayPal only. Balance due thirty days prior to arrival.
For stays of 13 nights or more, entire rental fee and deposit must be paid in full 30 days prior to arrival.
1/1: $10 per night, per pet. $50 per week.
2/1: $20 per night, per pet. $100 per week.
Credit card payments through Pay Pal only.
A rental contract and agreement will be emailed to you and must be signed,dated and returned prior to booking.
All rates are in US dollars. Rental rates include all utilities and wireless internet access for your computer/laptop/iPad/iTouch.
Cancel 15 days or more prior to arrival date = 50% refund of security deposit, FULL first night of rent and cleaning fees forfeited.
Cancel 14 days or fewer prior to arrival date = No refund of security deposit, cleaning fee or FULL first nights rental fee.
Cancel partial stay after day of arrival for ANY reason = No refunds for unused nights, and no discount for cash applied to entire trip. All rental fees paid are non refundable.

Located less than 1 mile from Sarasota Bradenton International Airport, less than 3 miles to Downtown Sarasota and most major music and theatre venues, the white sand beaches of Lido Key and St. Armands Circle. A grocery store and gas station are about a mile away.
The Ringling Mansion and Museums, Jungle Gardens, Marie Selby Botanical Gardens, Sarasota Car Museum and G Wiz Museum are less than a mile away.
University of South Florida, New College, Ringling College of Art, East/West College of Natural Medicine and USF Medical School are all less than 3 miles away.
This is a perfect location for 'having everything right in your backyard' !

This place is close to airport, theaters and downtown Sarasota. It is cozy and perfect for vacationing couple. The Roman shower is amazing... but nothing can top the host hospitality in making sure you are comfortable and who greet you with a bottle of wine and goodies.

We were greeted with a delicious meal when we arrived, and owner Kim is so very thoughtful! She spent time telling us about area attractions and restaurants. Ellen, Kevin and their 'doodle' were fabulous guests!
We hope to see more of them, as their son is moving to Sarasota for work.
We were happy to be able to upgrade them to the larger unit due to a cancellation.
And, their dog was able to learn how to use the doggie doors in no time, which gave them a little more time and freedom to explore our fabulous area.
We don't make a lot of promises for a meal upon arrival, but if it is at all possible..........! And, we do always have fresh baked breads and muffins, wine, starters for coffee and tea, and much more to make it feel like home.

This home was absolutely perfect for us and we loved it. We rented the whole house to accommodate a family with three kids and a friend of the family. It was perfect. The kids loved it and had space to do things, and we saved a ton by not having to eat out all the time. I enjoyed many hours sitting in the beautiful back yard with fruit trees and flowers and all kinds of birds singing. Kim is very thoughtful, gracious and hospitable and she went out of her way to make our stay such a great experience; a hot meal ready for us when we arrived, a fridge full of groceries, all the little extras that you could think of in the kitchen and bathroom for us to use, a bottle of wine, the use of the computer, and on and on... I certainly hope to stay again some time. Read more

We stayed at the Indian Beach House back in October by finding Kim's home on Trip advisor. We absolutly loved it! We stayed in the studio/1 bath and it was perfect. It had everything we needed and is close to everything. Kim's hospitality is above and beyond. We were greeted with bottle of wine and some homemade banana bread. Kim is very attentive to all detail- comfy bathrobes, all the items you need to do a little eating in the room if you choose. She even was considerate enough to give us some quiche for the morning we left so we didn't have to stop for breakfast before our flight! I would highly recommend staying there and look forward to seeing Kim again. It was certainly memorable for us as we became engaged while in Sarasota!

We found our room to be small but clean and comfortable. The owner tried to think of every need making every effort to make us feel at home and pampering us with delicious hors' d'oeuvers' and wine on our arrival. A beautiful relaxing back yard, patio furniture, and a friendly dog who loves to play frisbee but never was intrusive. Room included TV, small refrigerator, coffee maker with coffee and tea supplied, radio and CD player with many Cd's to choose from, books to read, and a variety of lotions etc. you might need while on your stay. We were blown away by Kim's hospitality. She is an amazing young woman. She surprised us with homemade soup,shepherd's pie, delicious
cranberry bread and other goodies.We could pick from her garden and trees.She was always ready to offer advice or help. Her place was spotless,the shower wonderful.The patio was perfect for us to have our meals. The location was close to downtown(beautiful place) and also close to the art's museum and park and gardens.

As it turned out, they wanted to stay an extra day, and there was no booking for the next day, so I got to enjoy them for an even longer stay!
I cook weekly for a local not for profit, so you never know what may show up in your fridge or in your room in the way of snacks and treats!

We stayed in the Indian beach suite for a week a really enjoyed our time here. The suite was perfect- clean, tidy, great shower and really well located in a lovely neighborhood. What a lovely couple! It was fun to watch them play Frisbee with Sadie, my 9 year old Australian Cattle Dog, and to find local fish to grill out in the backyard almost every night!

Very enjoyable stay! Kim knew all the community activities and the places to go and made us feel welcome! Offering up beach chairs, cooler, floaties, hot tub and humor! We were busy everyday! We totally enjoyed the little spot outside our door as we were able to bring the outside in with us and the snug quarters didn't seem to be an issue. We enjoyed our visits with Sadie and the Cat & Bird from next door. The only thing that could of made the trip better was, if I had received the package of Wisconsin cheese I mailed to myself to share... Read more

We found the room at Kim's to be very clean and cosy. The location and the advice from our hostess on places to visit and eat was superb. The room itself was small and lacked closet space, but we were immediately offered additional storage space for our cold weather gear. The large lanai and spacious yard were great for relaxing and available throughout our stay. Read more

More great restaurants have opened up in the area--we are a veritible smorgasboard of good food in Sarasota!
And, the garden is just taking off, and will be in full production soon!

Kim provided us with wonderful accommodations. She went way beyond our expectations. Our first day, she left us muffins, coffee, and water. She was friendly, gregarious, and willing to go the extra mile to make our stay a pleasant one. She is knowledgeable of the city and provided us with information and directions to assist with our house hunting.

Unfortunately for Ann and Dave, they did not get the house they made an offer on to buy here in Sarasota (yes, the market is always changing!).
Fortunately for me, I think I may have made some new friends, and they will be back for more house hunting in the Spring, and hopefully stay with me again!
They were a joy to have as guests, and their dog was sweet, funny and busy exploring both the front and back yards, as well as enjoying the long walks in the pretty neighborhood!
Thank you for prompting a few inprovements to the Indian Beach Suite! We now have a drip coffee maker along with a French Press, and complete place settings for two--from dishes and flatware to placemats and cloth napkins! No need to use paper or styrofoam products---it is all here!

I (we) have stayed a couple of times. Once (2007) while I was doing a project in Sarasota and the second time (2009) with my spouse. I say "sweet" because it not only refers to the host but to the, private entrance, & wow of a shower Sweet in that is a residential neighborhood close to everything in Sarasota. Read more
G and R have been the ultimate perfection of guests--they are warm, friendly, engaging and always follow through on their commitments. Just a joy to have visit. They usually spend most of their time at the beach, and we always have shovels for cultivating sharks teeth, beach towels and floats, sunscreen and hats for them to use when they visit! It is always fun to see their 'finds' from the beach and wonderful shops on St. Armands Circle over a cocktail in the afternoons or while enjoying the hot tub in the evenings!

Over the past several years I have had the opportunity to visit Kim Bass's home on multiple occasions.. It is a bit of an oasis in a very busy world. It is immaculately clean, warm and inviting and the backyard alone is a wonderful extension of the house (completely gated, outside shower, screened lanai, fruit trees). T now lives in Sarasota, and has her own home here, so she no longer stays with me. But--she still visits, and is always welcome for a glass of wine or to pick some magnificent fruit for her own home when it is in season.
It happens all the time--folks come for a visit, fall in love with Sarasota for our white sand beaches, fabulous theatre, shopping and restaurants, and then end up becoming friends instead of visitors!
T was a great guest, even helping spread a new load of mulch with me to get a little cardio going one day!
