Situated on a hill, in the border area between Umbria and Tuscany, a few kilometres from the attractive little towns of San Casciano dei Bagni and CittĂ della Pieve, Battilana is surrounded by wonderfully harmonious nature: from the well-kept garden and infinity pool, the pride of the property, you have a great view stretching over the countryside, of rugged Monte Cetona, in the north-west, towering above the Val di Chiana in the area south of Siena, with its sequence of stupendous medieval villages, while towards the east can be seen the neighbouring Umbrian towns of Montegabbione and Monteleone d'Orvieto. A unique context in which to enjoy the relaxing atmosphere surrounding this property, from which it is easy to move, thanks to the excellent road links (the Autostrada del Sole is just 6 km away), to explore the many tourist spots like Orvieto, Chiusi, Cortona, Cetona, Montepulciano, Pienza, the Val d'Orcia, Siena and many others. About 4km away from the property, on top of a hill, lies the fenced-in village-castle of Salci, dating back to about 1200, which, thanks to its strategic position it was in the course of its long history, the subject of a lively past disputes and contentions by the neighboring countries. MAIN HOUSE. The house has two floors, connected internally and externally by a terracotta staircase leading up to a little panoramic terrace which gives access to the first floor. The main entrance on the ground floor leads into the living area, an open-plan area consisting of a spacious living room with sitting area, TV area, dining area and fully-equipped rustic kitchen, facing the portico. The ground floor is completed by a guest bathroom. A wooden staircase leads up to the top floor, consisting of a further sitting room with independant entrance, connected to two double bedrooms, both with private bathroom with shower. ANNEX. Just 5 m from the main house, this structure consists of 2 double bedrooms (one has dividable bed), each with private entrance and private bathroom with shower. All the rooms have French Windows facing onto the pergola.
The house stands in a 13-hectare estate, most of which is covered with woodland, arable land and olive groves. At the end of the driveway leading to the parking area is a well-kept garden of about 4000 square metres, with large areas of lawn dotted with cypresses, olives and many types of fruit tree and colourful lavender, rosemary and rose bushes. Guests are welcomed by a majestic shady oak at the entrance. In this inviting framework various outdoor areas have been set up: perfect for relaxing, like the seating area in front of the main house or the panoramic terraces, for alfresco dining, like the portico covered with fragrant jasmine in front of the kitchen and the romantic pergola next to the annex, cloaked in wisteria, with a brick-in work surface with, sink, barbecue and wood oven.
Facing south, in a super panoramic position, overlooking the green countryside and neighbouring villages, the large infinity pool is set in a quiet corner of the park, about 30 m from the house, surrounded by shady olive trees and colourful blooms. The rectangular pool, with white mosaic lining and Roman steps, measures 10 x 17 m with the depth ranging from 1.60 m to 2.50 m. Along the perimeter of the pool, paved in terracotta, and in the surrounding lawn area, is the solarium equipped with sunbeds, deckchairs and umbrella. The seating area in the gazebo, covered in climbing roses and wisteria, is the perfect place for relaxing and resting in the shade. The pool is purified with chlorine, has internal lighting and a hot and cold-water shower. It is open from the last Saturday in April until the first Saturday in October.
