Property for exclusive use
Splendid stone estate made up of a main farmhouse (140 sq. m.), two outbuildings close to each other (about 40 sq. m. each) and a shared hall (30 sq. m.), comfortably hosting up to 12 persons with 5 double bedrooms, 2 singles and 8 bathrooms. The property boasts a large fenced garden with a private swimming pool (also entirely fenced), a well-equipped outdoor area, a covered veranda for outdoor lunches, barbecue, Wifi, satellite TV, heating, air conditioning in the shared hall and in the first floor bedrooms. The property is ideal for large families or groups of friends looking to enjoy a relaxing holiday in peace and tranquility.
Outdoors and Swimming Pool
The property is on several levels, following the natural slope of the hilly landscape. It is surrounded by beautiful olive groves, vegetation, flowers and shrubs, cypresses and ancient fir trees. Entrance is via a grand gate, leading to the ample car park, from which a few steps lead to the outbuildings on one side and the pool on the other. The oval swimming pool is completely enclosed, measuring 6x12 metres with a depth of 1.2-1.8 m; it’s externally paved and complete with sunbeds, beach umbrellas and outdoor shower, making it perfect for relaxing outdoors, sunbathing or enjoying the panorama with an appetizer. Guests can use a small kids play area with a table tennis table. There is also a gazebo in front of the main farmhouse complete with table and chairs for outdoor meals, as well as a covered and furnished veranda in front of the shared hall. The spacious terrace complete with garden furniture overlooks the pool and the marvellous surrounding countryside. Guests will also find a barbecue area between the main farmhouse and the shared hall, with tables and benches.

Interior
The estate has been perfectly restored, whilst maintaining its original defining characteristics, combining various styles with the authenticity of the property. The main farmhouse is on two floors, joined with an indoor staircase. The ground floor has a dining room with a typical arched ceiling and satellite TV, a well-equipped kitchen with a practical French door leading outside, a single bedroom with bathroom with shower, a double bedroom leading outdoors with bathroom with shower. On the first floor, there is a living room with fireplace (only decorative) and satellite TV, 2 double bedrooms with bathroom with shower, a single bedroom with bathroom with shower. All the first floor bedrooms have air conditioning.
The first outbuilding is close to the main farmhouse, entirely on one floor, and has a paved veranda complete with outdoor furniture, plus one double bedroom with bathroom with shower.
The second outbuilding is slightly lower down than the first one, also on one floor with a living room with TV plus a double bedroom with bathroom with shower.
The third outbuilding is the large shared hall, shared by all the guests. Here there is a well-equipped kitchen and dining room, large enough for all guests, as is the outdoor terrace with table and chairs. This building also has a bathroom with shower and washing machine.

Casale Poggio al Vento is on top of a hill, in a panoramic position, surrounded by olive groves and vineyards.

Important information
Swimming pool available from May 1st to September 30th. Access to the property is via 2.6 km of gravel road in good condition. Pets are allowed at the fee of 50 Euro per pet/per week. Trash disposal is to be taken care of by the guests, who need to take it away after their stay. In case of negligence, guests can be subjected to a fee of Euro 30.
