Its specific location, within spitting distance of central Spoleto, is the most expensive (and, sought after) because of its combination of mountain and valley views, tranquility and proximity to town.

PERFECT LOCATION …..
For a country house, the location of Rubbiano House is excellent because, not only are you immersed in the heavenly Umbrian countryside with beautiful walks at every twist and turn of the way, it is only a 5 mins drive to central Spoleto, a mediaeval city that pre-dates Rome, arched and cobbled and packed with shops, bars and restaurants. And, if you are an enthusiastic walker, like me, you could walk it in 30 minutes, easily ! However, to stay at Rubbiano House, a car is necessary because there is no public transport nor amenities close by. Please note that the driveway to the house is stony but it is short, just 2 minutes, and easily drivable.
Perfectly located for sight seeing, you have easy access to Trevi, Orvieto, Assisi, Perugia, Spello, Bevagna, Montefalco and Gubbio. And, Siena is just a 2 hour drive. Spoleto train station is 2 km, from where you can get to practically anywhere in Italy eg Venice 5 hours or Naples 4 hours.
HISTORY OF HOUSE…
Rubbiano House is comfortably and tastefully furnished, having been occupied by one of Spoleto's handful of aristocratic families, until a few years ago. In the distant past, they were the main landowners in this very rich and exclusive area, an area sought after by those wishing for the best of all possible worlds ie to live a hair's breadth from the historic centre of Spoleto and to live in the country. This family kept an eye on their land from their vantage point in Rome, hopping back and forth to maintain their various trading interests. However, their work force and commitments increased in the Spoleto area as the Italian olive oil and wine business began to develop beyond Italy. So, in order to manage their interests more efficiently, Rubbiano House was built in the 1800s, as a permanent family base.
WHY RUBBIANO HOUSE ?
More than a century later, the family are now international business people and much of their land has been sold, except for their beloved family home, Rubbiano House and its immediate land, which they wish to hold onto and visit every now and again. Rather than leave it empty most of the year, they would prefer to see this beautiful house lived in by folks, who will love the house as much as they do. So, what better than to offer it to the holiday rental market as part of our stable of lovely properties and enter into a partnership with us, Norma and Laurie, the owners of Umbria Holiday Rentals....Read more

BRIEF DESCRIPTION OF SPOLETO, TO WET YOUR APPETITE !
Spoleto is akin to a giant, fairy-tale castle. Sprinkled with bars, restaurants and shops, peppered with piazzas, Spoleto sits magestically amidst a maze of tunnelled, cobbled lanes and alley-ways, all leading skywards to the famous Rocca, the aquaduct and, some of the best views in the world. A surreal setting, a stage-set in the making, fringed by mountains, olive groves, vineyards, mediaeval monasteries, towns, cities and tiny hill-top villages – all beckoning a visit, Spoleto is truly a temptress. Succumb to her beauty and you must use all your will-power to leave. Quite simply, Spoleto is the most captivating city in Italy, never mind Umbria, Venice and Florence, being on a par.
Venice has the water. Florence has the Uffici. Spoleto has the mountains. All three have a history to be reckoned with. All three bedazzle us with their rich cultures, their European, aristocratic connections and their sheer beauty. But, Spoleto has the upper hand for the world traveller. It resists tourism with its associated inflated rates and tacky goods on sale ! You are invited to visit Spoleto, but, not as a tourist. You will be welcomed like a long lost member of the family ! Treated like a king. And, you will pay the same rates as all the locals, especially when you pay attention to all our recommended restaurants, bars and gelaterias.
Subsequently, Spoleto is in demand with those in search of “the authentic Italian” experience, love beauty and who wish to base themselves in the centre of Italy because, from Spoleto, you can get to practically anywhere else in Italy easily and cheaply within minutes to a few hours.

We had a great time. The house was perfect. We do recommend the rental.
Just one thing : dogs at the swimming pool at Mariana House were very excited trying to play with my 5 years old daughter who's been very scared and whose foot has been injured by the dog's nails...
We are very sorry that some dogs were at the swimming pool. We do not allow dogs at Villa Marianna. If dogs are seen, they should always be reported to us immediately. In the country, sometimes sheep dogs may stray onto another person's property. Thankfully, this is rare. And, it is unfortunate that it happened on this occasion. I do hope our reviewer reported it to us, immediately she saw the dogs. If she did, we would have had them removed immediately. We have a groundsman on hand all the time to deal promptly with anything untoward happening at Villa Marianna, in the grounds or relating to the pool.

After seeing the photos of Rubbiano house, We could not wait to actually be there, we were not disappointed. The house is full of charm, the rooms are vast and fresh. we are a family of 7, ages ranging from 8 and 12 to 67, every one found one's favourite nook and retreat, and the common rooms accommodated us all comfortably. We visited assisi, Orvieto, the garden of Tarocchi (Nicki de StPhalle)and we liked Spoleto picturesque, near at hand town. We were pleased to meet Norma and Laurie who manage the house, Laurie was particularly efficient during an electricity breakdown in the area. We all keep very good memories of our stay.

Rubbiano House was perfect for us. A very accommodating and comfortable home, nicely furnished, located in the hills above Spoleto. Lovely views of the countryside. Plenty of room, including a huge country kitchen/dining room, full living room, den. Super-clean, comfy beds, quality linens and towels. WiFi worked fine. Outdoor furnishings pretty basic - could use some upgrading. Washer did not work while we were there (you should ask). Norma and Laurie a pleasure to work with. Very consistent with description and photos posted on the Website. Good location for exploring the area but a car is a must.
We will be making a few improvements for next year. For instance, in the garden will be a shower. There are already sunbeds, an outside dining table + chairs and a brolly. And, we have installed a new washing machine.
However, we are keen to keep this large and very comfortable family house, with 4 bedrooms, 4 bathrooms, an enormous sitting room (seats 8) and an equally enormous dining room with a separate breakfast area at one end (seats 10), just 3 kms from the historic centre of Spoleto, set in acres of its own private land, beautiful country views from all windows, at the affordable weekly rate of between 890 euros and 990 euros/week, to sleep 8 persons. Indeed, the house can sleep up to 10 persons, at an extra 50 euros for each extra person.
The rate also includes high speed WiFi.

A vacation to remember!
After our long trip, we loved the friendly welcome this beautiful house in Umbria provided for us.
The house is spacious, comfortable, and well furnished.
We enjoyed everything, the air that was filled with the aroma of the ginestra and blooming roses,
the short walks to the city of Spoleto and surrounding areas, the tranquil countryside.
It is the perfect setting to enjoy family and friends.
