YOU MAY CONTACT US IN MARCH FOR 2016. This just-renovated, clean and cute house sits directly on Bear Gulch Lake in Summit, NY. It will take you under an hour to get to Cooperstown, where the Baseball Hall of Fame is located. Under 15 mins to Cobleskill (Walmart / Price Chopper / Howes Cave). It can take four hours from NYC as it is almost an hour from Albany.This is a fully functional 1100 sq.ft. directly-on-the-lake two-bedroom, two-bath house built in 1995 and just rebuilt with a brand new kitchen/deck/most-everything. There are 2 kayaks and a pedal boat you can use and swimming in the lake from our grass beach is wonderful (you should wear the watershoes due to all the rocks in lake). Expect cool nights. You may use the outdoor fireplace for (not huge!) campfires. Even though we share the driveway with another cottage, it remains very private and quiet with many stars overhead on a clear night (Warning: it is extremely dark with the lights off). The other side of the house is all woods. Our deck has lights built into the stairs.One bedroom has a queen bed and the other has a twin pair. There is also a den area with a futon where the TV is (which gets only NBC and CBS if you play around, but we do have a DVD and VCR hooked up as well). Small kids can easily crash on the couches, but no more than six people, including kids. We will usually allow Mature Adult Dogs but they must be very clean and quiet; ask us if you want to bring your family dog. We have a tie-out line on the deck. This house has a full kitchen with Mwave, toaster oven, pots, pans, silverware, glasses, full-size frig and full-size gas stove/oven. The living room has a large couch and two comfortable chairs. There are many beach/camp chairs for both inside and out.We are at an altitude of 2000 feet, so the temperature is always cooler than expected, which is why we do not have A/C, but we do have some heat (if required; usually, you simply must close all the windows at night). The house is fully stocked and we only expect that if you use more than a little of something that you replace it (Pay if Forward) (except for basic items). I will also be asking for a relatively large deposit, but as long as little is damaged, you will get it all back. We supply sheets, pillows, towels and all normal bath and kitchen amenities. We have some watershoes and many life preservers for most ages, but you will still have to sign a total liability waiver due to our location directly on the lake.Please be aware there is no onsite laundry or internet. Celfone service is quite spotty at the house (but works well a short walk away). The land-line phone can be used (with some explanation).Notice: This is OUR Privately owned Lakehouse which we rent no more than 2 weeks per year so renting it is special for both you and us. We reserve all rights and are not subject to any rental laws due to this limited rental time. You are our guest and if there are other things you would like or require, please request before committing to a rental where you will waive your right to a liability claim.Pick any time you see available, just remember I am limited to 15 days per year. If you want to stay during the week, you can pick ANY week you want, any length of time with almost guaranteed acceptance.Note: We will probably only see you once (as you arrive). Thus, we would need to get full payment by that time. Note: there is an additional $300 deposit which I will give back to you once I see the house is left the same as you got it. I will also deduct for any items you used but did not replace (such as wine, beer, soda, food ... if you take more than 1 or 2). You will receive that check within a week or so.Also, If you decide, after staying one night, that this is simply not what you had in mind, I will keep only one night rental but will refund everything else. This is a satisfaction guarantee; I suspect you will absolutely LOVE staying here and will wish you owned it.While there is more to discuss, first you can send me an email about your vacation plans.Remember: This is OUR second home, so I need to know who else is going to enjoy this spectacular location besides us. We use it almost every Saturday night, but it has gone unused most weekdays which seems like such a waste, so we are renting it out a bit.
