PRIVATE STRUCTURE. An estate immersed in the inimitable scents and colours of the countryside in the greenest region of Italy, where the natural scenery blends with the charming rural villages and where ancient buildings continue to fascinate us with their load of history. Il Belpoggio su Todi is all this, a typical farmhouse whose central core, dating back to the 18th century, has, in the course of time, been extended and modified and to which the current owners have now given new life with attentive restoration work, preserving the original materials. The property now shows its best face, with its traditional characteristics maintained through the use of typical materials: the open-face stone in the interior and exterior walls, the large exposed ceiling beams, the antique terracotta floors, the precious majolica adorning the bathrooms and the kitchen. The rooms are characterized by refined finishing touches and classic décor, the bedrooms are comfortable, the living areas and beautiful fitted kitchen are bright and airy thanks to the French windows that lead out to the well-kept outdoor areas, a vast garden looking out over green hills, with the medieval town of Todi in the foreground. Il Belpoggio su Todi is a perfect location for cultural events, but also for reunion, weddings and other ceremonies, to live in an intimate and friendly atmosphere. Next to the property, then, lies the rural church of San Pietro in Vincoli, completely renovated, where on Sunday Mass is celebrated.
From here, it is easy to get around to visit the many places of natural, artistic and religious interest in the area. Todi is just 10 minutes from the property and short trips will take you to beautiful nearby towns such as Orvieto, Assisi, Perugia and Spoleto. Excellent motorway links provide easy travel to the neighbouring regions of Tuscany and Lazio. In a separate wing of the house (with independent access and not communicating with the other floors of the house) is an apartment used with the utmost discretion by the owner who can, at the guests' request, move out during the period of their stay.
The property consists of a main body and two units, each with independent access.
MAIN VILLA. The villa consists of two floors, connected by internal and external staircases. On the ground floor is the living area with the main entrance opening into the great living room (115 sqare meters) with lounge area and dining area connected by large arches; from here, a short flight of stairs leads to the fitted kitchen with direct access out to the patio with dining area. Also on this floor are a toilet and laundry room. The internal staircase in terracotta leads up to the first floor with the four bedrooms: bedroom suite (composed of a double bedroom, a single bedroom and a bathroom with a shower) and two double bedrooms with private bathroom, one with shower and one with tub. The bedrooms are arranged along a wide corridor/hallway that leads to a living room with study area, also accessed by the external staircase, which is connected with the last double bedroom on the floor, with ensuite bathroom with shower.
UNIT 1. A few metres from the main villa and close to the pool area, this house has two floors. The main door opens into a large sitting room leading to the kitchen with dining area. On this floor is a bathroom with shower and a laundry room. On the first floor is the sleeping area, consisting of three double bedrooms (one with panoramic terrace), a single bedroom and two bathrooms with shower. UNIT 2 . The last unit occupies a wing of the main house and is accessed via the external staircase at the front of the house. It is composed of two floors (first floor and attic floor). The entrance to the first floor opens onto an open plan space with lounge area, dining area and kitchen with balcony. On this floor are also 2 double bedrooms, sharing a bathroom with shower. On the second, attic, floor, are a further two double bedrooms and a bathroom with shower.
Il Belpoggio su Todi is surrounded by a beautifully-maintained lawned park which extends to the olive grove and large woods which can be reached on foot directly from the villa, for a total area of about 17 hectares. The garden around the house is a privileged environment to be enjoyed at any time of the day; for outdoor meals, thanks to the dining area set up on the patio in front of the main kitchen or under the shady portico in front of the swimming pool, perfect for organizing tasty barbecues as well as for just relaxing in the comfortable seats placed in strategic corners which offer a breathtaking view over the countryside and Todi. Besides all these inviting outdoor spaces are bushes of herbs and multi-coloured flowers, alternating with old cypresses and fruit trees, such as walnuts, loquats and pomegranates. A few metres from the entrance gate to the property is a stone outbuilding used as a parking area.
Open from the last Saturday in April until the first Saturday of October, the beautiful infinity pool is south-facing and allows you to enjoy the beautiful hilly landscape that stretches from the garden up to the town of Todi. It is set on a terrace at a lower level with respect to the villa, about 30 m away, and is reached across the garden. The rectangular pool, with travertine border and lined in PVC, is equipped with Roman steps. It measures 6x12 m; the depth in the first half is 1 m and in the second half, 2 m. It has chlorine purification and internal and external lighting. The sunbathing area, terracotta around the pool and lawn in the surrounding area, is provided with a solar shower, sunbeds, deckchairs and umbrella. On one side of the pool is an antique-style gazebo covered with grapevines, ensuring private and shady relaxation.

Located close the Medieval city of Todi, not far from the freeway E45, principal Umbrian road to reach tourist cities uch as Perugia (45 min. drive), Assisi (1 hour drive), Spoleto (1 and half hours drive). The artistic town of Orvieto is at 30 minutes drive from the Castle, and here is also the Exit A1 motorway, that allows you to easily reach Rome and Florence, and all the memorable places in the area. Another Exit of the motorway A1 is Orte that is connected with the E45 Perugia–Cesena and where you will find the exit in Todi. The railway station is connected with the line of the Umbrian railways that connected Todi with Perugia or Terni.
