Description
Les Roses is one of five gites on the Les Patis estate set in eight acres of private gardens. We are located in the heart of the Pays d’Auge, lower Normandy; renowned for its rolling hills, half timbered houses and gentle way of life. The area is also steeped in history and tradition. From the atrocities of WWII, to its famous gastronomic products of cheese and cider, to its many stud farms that surround the area.
Les Roses is a large and spacious three bedroom stone cottage that has views over the garden and swimming pool. On the top floor there are three bedrooms and a shower room. The master bedroom has a king bed with en-suite shower room; the second bedroom has a double bed and a single bed; and the third bedroom has a set of bunk beds and a single bed. On the lower floor there is a large open plan lounge, kitchen and dining area which includes a large flat screen television with UK Freeview TV. Les Roses also includes an outside dining table close to the swimming pool terrace. This cottage is ideal for a large family or a group of friends.
Activities at Les Patis include a large and heated communal swimming pool, ( heated 25th May - 14th Sept), with an outdoor hot tub for adults, a tennis court with basketball ring, table-tennis and bicycles to explore the local area. Fishing on our own private lake will yield large and healthy carp, tench and roach; no license is required. Additionally, guests can take a stroll within the grounds taking in the natural beauty or enjoy a leisurely picnic by the River Vie that borders Les Patis.

Les Roses is split over two levels offering generous accommodation and is ideal for a family gathering.
The upper level has three bedrooms (including en suite), a galleried landing and a further shower room. The Lower level has a very spacious sitting room with plenty of comfortable chairs . There is a good sized kitchen (with microwave and dishwasher) and breakfast bar. There is also a large dining table beneath a galleried landing with windows and exposed beams above, it comfortably accommodates a large group. There are several windows, some overlooking the pine trees and some the grounds and lake, as well as a French door which looks over the pool terrace.

The properties are ideal for an extended family gathering. Many families have chosen Les Patis to celebrate their special anniversaries and birthdays together. Please ask for details.

“Beautiful location, perfect for families”
We've just returned from a wonderful break at Les Patis. We stayed in Les Roses which accommodates 8 guests. Our party was made up of four grown adults, one young adult and three children. The accommodation was an ideal size for our group. Plenty of space to lounge around and to dine together as well as room for us to break away from each other. The swimming pool, hot tub, tennis courts and lake kept all of us entertained. The venue is very well equipped and just a stones throw from the local town which has some interesting history and a beautiful church. The 5 gites are situated on stunning grounds which give the perfect back drop for some rest and relaxation. I especially loved to wander down to the brook where a picnic bench is provided for your use. Very very peaceful!! Vimoutiers is a lovely location, ideal for for day trips to the D-Day beaches, Mont Saint Michel, Monet's gardens and my personal favourite, Honfleur. Tony and Pat are very friendly and welcoming and always happy to assist when required. We would most definitely return.

“Another wonderful holiday!”

“Beautiful and relaxing!”
The gite forms part of an estate surrounded by mature trees. There are 3 other gites on site as well as the owners. Les Roses was perfect for us and easily accommodated our large group. The gite and the grounds are beautifully well kept by the owners Tony and Pat as are the pool and hot tub. This is an ideal spot for families.

“Wonderful a place for all the family”
We had he most wonderful time at Les Patis. We had a week to celebrate my husband's 60th birthday. He didn't know that our children and their families were going. There were 10 of us (6 adults 2 children and 2 and 2 under 2) we stayed in Les Roses and Les Epicears. The hospitality we received from Tony and Pat was lovely....they helped keep the secret from my husband till everyone had arrived! They were on hand at all times should we have any problems or questions. they also advised us on local restaurants, places to see etc. The grounds are amazing....from the heated pool to the lake teeming with fish. The woodlands, tennis court, meadows and all amenities were a fabulous place for all my grandchildren and us adults to play. The cottages are characterful and pretty. Tony and Pat are doing work on all the properties in turn to update them but they are comfortable and ideal for a fabulous family. Bathrooms and kitchens are clean and adequately equipped and beds and bed linen are just as you'd want them to be, clean and fresh.
