SAN FRANCESCO - From a Medieval Fortress to a Stunning Country Mansion Viterbo, Lazio, Italy

San Francesco sits on top of a hill and is surrounded by several acres of farmland. There we grow organic corn, beans, grain and olives, make pure extra-virgin olive oil and also breed horses, donkeys and Maremmana cattle. Within the boundaries of the property the remains of an Etruscan village – Acquarossa, 5th century B.C. – are interspersed with some Etruscan tumbs and grottoes and can be seen as they were excavated by King Gustav Adolf of Sweden back in the 60’s and 70’s.
The area is rural with quite a few villages that, as well as Viterbo, can be reached in minutes - a car is necessary. The nearest restaurant is about 1 km., whereas stores, shops, supermarkets etc. can be found within 3-4 kms..
A dramatic view over the valley with several streams surrounding the entire property and the Roman city of Ferento with the Cimini mountains in the background complete San Francesco's gorgeous landscape -- most likely the best one you have enjoyed in your life. Obviously this is Tuscia!

Me and my family stayed for one week at San Francesco and we were completly satisfied. I always thought that places like this do not exist anymore, or maybe only for real high prices. We found everything just perfect and for that reason we really want to recomend this place. It is so quiet and peaceful that it opens your mind and gives you a lot of peace and energy. If you have children you really will love it, far away from any cars or other dangers. The building itself is just wonderful and very clean, really cool when outside it is hot and furnished with much love in details. We found everything like it was written in the website, with the only difference that it was much more beautiful than described. Our children liked the garden and we were really happy with the pool after coming back from our sightseeing tours and a few times we did a little beautiful hike . The owner was just friendly and always ready to help us, with his help we found many "insider places" and had a great time. We hope we can arrange another stay as soon as possible. We spent a most comfortable week at this very beautiful country house. The property was a real home from home, spotless and extremely well equipped. The house has been renovated to a superb standard but it felt like home. The views were spectacular travelling up to the property and the directions on arrival easy to follow. The surrounding villages and towns were wonderful to visit - the Spa at Viterbo is spectacular, we were spoilt for choice with the many little towns in the vicinity and the local bakery was amazing. We fitted in a day trip to Florence on the train and a day trip to Rome by car. Despite lots of sightseeing, it felt most relaxing tucked away in the Italian hills. The local residents made us feel very welcome but not under the spotlight. The patio was a lovely spot to sit and relax; the bathrooms were pristine and we loved the house general style giving us a glimpse of the past. I would highly recommend a stay in this property and we would love to return in the future.

Bellissimo casale, storico e restaurato con gusto e rispetto delle origini e delle tradizioni. Camere molto suggestive e confortevoli, cucina provvista del necessario, patio eccezionale per mangiare tutti insieme e cuocere nel forno a legna. Bella piscina. Proprietà molto spaziosa e silenziosa in una zona estremamente interessante e fuori dai giri del turismo di massa, proprietari cordiali e disponibli. Prezzo più che onesto.
“History, comfort and a great environment. Perfect for a family!”
This beautiful Medieval villa is ideal for a family. It is roomy, in great shape, safe, with plenty of space for the kids to (safely) play. We arrived at the villa very late in the evening but were delighted by the kind welcome provided by the owners, who are the perfect hosts. They showed us around their ample sized villa (the pictures don't do it justice) and had even managed to get us some provisions in which was greatly appreciated, especially as we had two very hungry children in tow. The villa itself is very clean and well kept. The property is huge with a fantastic archeological site within the boundaries and a safe swimming pool that the kids adored. For a family this was a great location as the villa was fully enclosed so we felt relaxed letting them run around the grounds and exploring. The villa is situated just outside Viterbo, but a ten minute drive will take you into the historical centre where you can find some great little restaurants and cafes. Viterbo is ideal as a base for exploring Tuscia, Umbria and Southern Tuscany. We really enjoyed our time at San Francesco and hope to come back one day.
“Our best treat”
We had the most lovely and relaxing holiday at San Francesco tower. The very first moment we arrived and those wonderful gates opened we were made to feel very welcome. The owners greeted us very warmly and we instantly felt at home. The views from San Francesco were fabulous, the accommodation superb, the garden and pool were just so tranquil. We couldn't ask for anything more. Those special touches and attention to detail were very much appreciated. This was our first trip to Italy, Tuscia, Umbria and Tuscany have always been somewhere we have always wanted to visit. We prefer staying somewhere peaceful and tranquil, away from the madding crowds but not too remote either so we can do some sightseeing. The location was ideal for us. It was only a short drive into Viterbo, which wasn't what you would consider very touristy but it had plenty of interest and we loved it there. Siena, Assisi, Spoleto and Orvieto were in easy reach and there were some very beautiful towns and villages close by to visit including Bagnoregio and Tuscania. The owners were fabulous, the perfect hosts, and gave us very good tips for where and when to go places - only if we wanted them. A great day was had at the spa nearby where we treated ourselves to massages and facials. We were recommended excellent places to eat too and had some gorgeous food and wine. It was really really difficult to peel ourselves away on our last day and it was the first holiday for a long time that we left feeling relaxed and rejuvenated. We enjoyed our stay very much and it was mainly down to the love, care and attention the owners have put into San Francesco to make our time there both memorable and special. We miss this place very much and we will definitely be returning...hopefully soon.
“Originale ed autentico - Fantastico!”
Questo casale è fantastico sotto ogni punto di vista! Ci si arriva attraversando una regione bellissima, piena di cose storiche ed artistiche, singolari e interessanti; è situato nel mezzo di una proprietà vastissima e tutta e disposizione, con cavalli e bestiame ovunque, una gioia per i bambini; e la casa in sé è quanto di più elegante,confortevole e rilassante si possa trovare. Le fotografie sulla pagina web non le rendono giustizia! Con il nostro gruppo di amici affittiamo spesso proprietà di questo tipo e posso dire di non averne mai trovata una migliore. Per eleganza e qualità del fabbricato in generale e delle camere in particolare (francescane davvero per arredamento e stile, assolutamente di classe e non di cattivo gusto come la maggior parte dei casali, in genere "finti") San Francesco si distacca assolutamente dalla media. E' il vero agriturismo, comodo, silenzioso, con piscina ma davvero in mezzo ai campi coltivati, la vera vacanza rurale dove tutto - dall'arrendamento alle stoviglie, ai dettagli e all'atmosfera - è genuino e riporta all'autenticità dei tempi passati. I proprietari, peraltro, sono gentilissimi ed autentici proprio come la loro proprietà. Infine, un panorama spettacolare sui monti Cimini, un silenzio totale, una sensazione di pace ed equilibrio con se stessi, la possibilità di riunirsi tutti nel patio a cucinare o fare barbecue nello straordinario forno a legna, il tutto per un prezzo assolutamente ragionevole... Insomma: imbattibile.
“Elegance and comfort”
This beautiful Medieval tower is undeniably among the best of all the restored Tuscian farm houses in a moderately-priced field. It combines the simplicity that enchants everyone who loves rural Italy with exactly the right amount of comfort and modern convenience. Situated almost at the borders of Lazio, Tuscany and Umbria, the visitor will feel that he or she is in the center of the universe - at least the rural center of the Rennaissance. The house reflects the elegant, eclectic taste of the owners. The Cimini mountains and the open fields provide a lovely foreground to the wider view from the loggia and the surrounding hills. The inside is simple and beautiful. Things have been selected and arranged in the most tasteful way so giving the rooms a special flavor. Cleanliness, quiet, peace and charm are keywords here. Absolutely recommended.
This villa looks like the photos, but is even nicer in person. What a nice surprise. It is a very relaxing and beautiful property, full of character, essential yet extremely comfortable. The house was very clean and well-maintained. We liked that every room had timber ceilings and cotto floors; no carpeting. There were picturesque views from every vantage point. The house was fully stocked with everything you could possibly need (except food of course) you could not ask for a better place to spend a vacation. Everyone was extremely helpful and the hosts thought of everything you'd need to make your stay extraordinary. They even recommended a cooking class for us, which turned out to be one of the highlights of our trip. They are always available for assistance if you have questions. I would highly recommend this property for those you want a truly relaxing and enjoyable vacation away from all the chaos but yet close to all of the beautiful Tuscan cities and villages. Orvieto, Sienna, Viterbo, Todi, Rome just to name a few. The location is fantastic! It is located within an hour's drive of many old walled cities within Tuscany and Lazio; each of the drives is more beautiful than the next. We would definitely stay here again. We've already started saving so we will be able to come back again. Thank you everyone for helping to make our dream trip come true.

This property is a genune work of art! Everything talks history and beauty, comfort and taste. The large and very simple monastery-like bedrooms give the property that special touch, that particular flavour. A Franciscan atmosphere is indeed all over to enjoy. A clean, welcoming house, this villa is perfectlu located at the center of an interesting area with Rome at only 1 hour drive, plus many beautiful cities nearby (Viterbo, Tuscania, Siena, Todi, Spoleto, Narni...). A lot of space for the children to play and a great, clean swimming pool with umbrellas and furniture. We particularly loved the porch with the bread baking oven - we had parties every night there! We recommend this property highly.
