Summer is winding down, and the weather - and the lake waters are warm. Great hiking weather! They are predicting a lovely fall season ( which usually lasts until mid or end of October.

This four season 1900s farmhouse is nestled in the foothills of the Adiondacks - 5 miles south of Wells NY on 11 acres, bordering State Forest on two sides. Both remote and well situated for all your seasonal activities. Miles of hiking, birding, mountain bilking, snowshoeing, cross country skiing and snowmobile trails right outside your front door!

Close to Lapland Lake Nordic vacation center, Gore Mountain, Oak Mountain and Royal Mountain for all varieties of skiing and tubing.

Public beaches, waterfalls and out of the way swimming holes, kayaking, public boat launches, golfing all within ten miles or less. These and other activities and locations found in the 'what's to do' book at the house. I am available for additional information and directions as well. Farmers markets and more in nearby towns of Northville and Speculator.

House is fully furnished with all linins and necessities. The house features a screened in porch, 3+ bedrooms, two bathrooms. Wood stove, central heat, central air downstairs, wifi, Internet, Dish TV - Roku boxes on downstairs TVs and master bedroom with netflix, Prime tv and more. Washer/drier, outdoor grill and seating. Large fire pit.

You will not run out of things to do - but you don't have to go anywhere to relax and enjoy the Outdoors! Sit on the porch or in Adirondack chairs on the lawn - watch the sunset or the moon rise, star gaze or just watch the Lightning bugs dance and light up the yard In a warm summers evening.

Please note...With an additional pet fee you may bring you well mannered pet. Please let me know if you are going on a longer day trip without him/her and I will come to walk him/her and refresh the water if I am available. Please clean up after your pet and do not let them sleep on the beds or furniture...pets must stay downstairs. Please bring pet beds, blankets, toys and dishes so your pet will be comfortable. Pets are welcome with an additional fee

If you would like to bring your pet on holiday: I have a pet fee (as stated in the house rules). It is $75 - If that is fine with you, I will be happy to add you to my schedule. Pets must stay downstairs, I have a queen bedroom with a vaulted ceiling and lots of windows so you and your pet will be comfortable. Please be sure to bring your pets dishes, bed and any comfort toys he/she may need. Pets are not allowed on the furniture - if your pet sleeps in bed with you - you must bring your own bedding. Pets love it up here as there are lots of places to run and hike right on and surrounding then property.

House rules

Guests will receive a simple rental agreement by email after booking. I ask for names and address of all guests. Only guest listed can stay at the house. This is not a party house. Please leave the home as you found it. Well behaved pets are welcome with a pet fee of $75.00. Pets must stay downstairs - upstairs is a "clean space" - for guests with allergies. There is a comfortable queen bedroom downstairs so you can be close to your pet. Please bring appropriate dog bedding, bowls etc.
