“Rough more than Rustic, Charm is gone, OK for large groups.”
Our large family of 21 stayed here over the New Year holiday and I must say that it did have enough room for us. Each of the 5 couples had their own room and bathroom and the kids had a large bunk room and there were some rooms to spare. The kitchen is small, but has a huge commercial griddle and that was fun to cook up some mighty fine breakfasts before hitting the slopes; the dining room and living area was roomy enough for us all to eat, be together, watch football, talk, play games and read. The ski equipment room at the entry level and the parking area was big enough for all our skis, boots and 5 cars. The convenience to the ski shuttle to get on the slopes was a short walk or drive; the ski-in trail was steep and a bit much for our green slope skiers, but everyone else faired OK. Unfortunately everything else about this place was tough to bear. It is a dirty worn out house - grime under sinks, furniture and in the corners; hair in the bathroom drains, old worn soiled couches and scratched up chairs, junk in closets and the laundry area, rugs and carpet that are so thin and soiled they absolutely need replacing, the drapes in rooms are thick, old and on flimsy cheap rods; beds are squeaky; room thermostats temperamental; the "game room" is a misnomer with a cheap and wobbly foose ball table and the Tv's are seriously in need of updating; the main one upstairs is a flat panel too small for a large group to view and poor resolution, the downstairs one is small and old. All in all this place needs a serious updating, deep cleaning and de-cluttering; the old furniture and carpets replaced, TVs updated. This place as is would be appropriate only for the travelers willing to compromise in exchange for a cheaper price if the price was dropped by 40-50% to be considered a fair deal. Our complaints to the management were limited to a few cleaning requests for little else could have been corrected during our stay. We chose instead just to enjoy each others company.

We do appreciate and respect your comments regarding our rental property, the Pines Inn. The Pines Inn is a very unique property that serves a great purpose for many who visit Winter Park. This property, formerly a bed and breakfast, can accommodate up to 30 people at a price that can be found nowhere else. That being said, the Pines Inn is rated a 2 star, on a 5 star scale. When booking this property a guest can view the 2 star description which reads, “Residences meet our minimum requirements for rental and will have some need of upgrading and improvement. Residences are clean, fully furnished, and provide for all your basic rental needs. Unit will show some wear and tear in various areas throughout the unit. Amenities will vary at each property. These units are priced very competitively with similar type units in the area.” We have several 4 and 5 star rated homes throughout Winter Park. None of these homes are located as close to the Winter Park Resort base area, as the Pines. Additionally, these homes will not accommodate 30 people and are priced substantially more than the Pines, due to the high ratings and excellent conditions. Again, we appreciate your comments. We do hope you will return to beautiful Winter Park, and take a look at all of the other tremendous rental properties offered throughout Winter Park. We will contact this guest directly.
“In terrible need of updating! Many plumbing issues!”
I knew when we booked it was an older home however I never expected it to be so dirty. No one in my party could take their shoes off and walk around. This is a very outdated property that is in desperate need of attention and a thorough cleaning. The location is wonderful and with the snow the outside was very picturesque but that is were the beauty ends. The large dining room was great for the number of people we had but again dirty! Once I went and purchased my own sheets and towels and replaced the molded shower liner I felt a little better. We had tons of plumbing and maintenance issues and though they quickly came out the plumbing issues couldn't be fixed during out stay.

First and foremost, we appreciate and respect the comments we received from the guests regarding the Pines Inn. We will take action in assessing and resolving the issues that were mentioned. The Pines Inn was built in the 1960’s and was originally run as a bed and breakfast. This property serves a unique purpose for many families and groups that visit Winter Park. While it does not suit everyone’s needs and expectations, it is a property that is loved by most that visit it. The Pines Inn is given a 2 star rating based on our company’s criteria. This explanation can be found when booking this property. Our criteria for a 2 star home clearly reads, “Residences meet our minimum requirements for rental and will have some need of upgrading and improvement. Unit will show some wear and tear in various areas throughout the unit.” Accordingly, these are the expectations that any guest booking the Pines should have. Pricing for all properties is also impacted by the property’s rating. The plumbing issue consisted of a leaking bathtub faucet. We immediately responded to the call and after investigation by our maintenance staff, the guest specifically stated they did not wish to have the water shut off for anytime, in order for our staff to replace the faucet. The guest was also concerned with a lighting issue in one of the bathrooms. Our maintenance staff was unable to assess the exact issue, again, because the guest did not wish to have a maintenance technician in there for an extended amount of time. The guest did seem extremely satisfied once our maintenance technician hung a shaded lamp in the bathroom. Although the Pines Inn may have felt “dirty” - we assure you this home receives an annual deep clean as well as a thorough cleaning upon each departure. Perhaps the old and rustic theme translated into an “unclean” feel for the guests. We can assure you that all linens and towels are serviced in a commercial laundry and are all changed out after every stay. The guest did not mention that linens or a shower liner was a problem during the stay. Had our company been informed that the guests needed additional and/or replacement sheets and towels (there are 60 freshly laundered towels installed for every stay) , or was unhappy with a shower liner, we would have gladly replaced and/or provided these. We will be glad to reimburse the guest for the purchase of a new shower liner, if the guest were to provide a receipt. The Pines is a very well located, fun, unique, and extremely cost effective property for large families and groups. It is properly rated on our website. We have many other properties with ratings to 5 stars, and have provided the ratings system criteria, complete descriptions, pictures, and video on our website to help ensure all of our guests have a fair understanding of the home before booking.

“Great place for a large family reunion!”
Overall, our stay in Winter Park at the Pines Inn was very positive. There was enough space to accommodate a family size of 28! We loved that there was enough space to have every one together in one room (the dining/family room) and space to retreat to when folks wanted to be alone. We were all coming in from out of town and were very content that the house was equipped with all the nessecities (kitchen ware, bedding, towels, etc.). We absolutely loved the location...it was about a 15 minute walk to the ski village. There was also a beautiful trail just behind the house for hiking/jogging/biking. It was a very quick drive (less then 5 minutes) to downtown Winter Park, we did not walk there, although you could if you wanted to. Not to mention the weather...it was perfect! It was late July so it was nice and sunny during the day and had rain showers in the afternoon/evening. It was so refreshing! A few things we had to look out for was making sure we staggered showers, the water temp had a mind of its own, especially when people jumped in another shower while you were showering, it would get scorching hot, so be careful particularly with children. The coffee pot would leak and we could not figure it out, this was kind of a big deal as we needed our morning coffee, stat! The house is older, rustic, and we knew that going in, also remember it is bear country. Bottom line, it was just what we wanted and needed for such a fun and memorable family get together!
“Rustic but loads of fun”
The place was a little bit more "rustic" then we anticipated with an "interesting" layout, but it was well stocked with bedding and towels. It had a good variety of beds to accommodate the 21people we had stay there with room for more; we were able to satisfy all the sleeping arrangements. The only thing not provided was hot pads in the kitchen, it even had basic kitchen necessities . We all loved the giant room where we could all eat, play games, and watch movies together. We were even able to walk over to Winter Park Ski area for our fun day of alpine sliding and all the other activities. We had a great time as a family.

“Large but not luxurious”
The home was large and accomodated us for a family reunion of 23. We stayed here because if was by far the largest single house to accomodate such a large group, and at a great rate. However, the house is old and worn and dirty with lots of spiders. This is a great place for a large group of young skiers to crash for the weekend. I would not recommend it for families with children. It is set just outside of Beautiful Winter Park and didn't have a single chair outside the house to kick back and enjoy the outdoors. Service from the office was hit & miss. It was like pulling teeth to get any information on directions to the location and we had people coming from all over the state. Thank God there was cell reception or we would've all been lost. We had to call the office for service to the television and they seemed very hassled to have to come out to the house to fix it. Our stay was in early august. Winter Park outdoor mall was great entertainment for all families; with & without kids. However, there was a downhill extreme mountain biking festival being hosted and the riders were the most rude outdoorsmen I have ever experienced. My 5 & 7 year old boys were just about run over at the walking mall several times where there are walk your bike signs posted everywhere. Absolutely no mall security was anywhere watching and re-inforcing the safety of pedestrians. If you are young, without children, and have a large group of outdoorsmen/women who just need a cheap place to crash, this is the place for you. I will not be back to Winter Park with all of the other polite, beautiful places in the state to visit.

“No stars - this home is a safety nightmare!!!”
Do yourself a favor and avoid this home at all cost, especially if you have young children. We made a list of over 50 items that were safety/health hazards found in the home...here are the worst of them: 1. Mold. Room 6 has a leaking shower head, which splatters water off of the faucet and onto the floor. This water has collected there for some time, the floor is rotting, the vinyl peeling and there is mold along the tub, floor and under the flooring. 2. Exposed wiring in multiple locations throughout the house 5. Most light fixtures in the home do not have covers, just exposed light bulbs 6. Fire exit door from dining room to back of home blocked with a chair and door swollen in frame as to not allow a safe exit 7. Inoperable fire alarms 8. Inoperable Fire Warning lights 11. Large hole in basement ceiling 12. Water damage with mold 13. Broken rafter on roof of storage area behind house 14. Broken support rafter on roof of main house visible from front 15. Broken railings on small porch off of front of the house, if leaned on they would break completely off, resulting in a 3-8 foot fall 17. Exposed nails and broken wooden furniture by hot tube 18. Broken chairs on front porch 19. Dryer Vent not attached to dryer 26. Exposed plumbing 27. Broken furniture (table legs, chairs backs and legs) 30. Broken glassware in cupboard, with glass shards on shelf 31. Stained and soiled shower curtains 32. Space Heaters placed throughout the house, due to frozen / broken heating system in part of the house 37. Last inspection on Fire suppression system over range conducted on 2006 - advised by fire inspector that it should be inspected every 6 months 38. Broken furniture, lamps, etc. shoved into closets 39. Garbage, empty boxes, random items placed into storage closets (that don't close) 49. Space heaters placed throughout the home as a substitute for actual home heating system

The Pines Inn is a home which was built over 50 years ago. It has its own unique rustic charm which may not have been suitable for your taste, but the vast majority of guests who stay in the home are very satisfied. If fact, a good portion are repeat guests who choose to stay in the home year after year. Many of the furnishings and fixtures are not modern and that is part of the charm of this residence. The pictures and video on our website are current and show the unit as it is. We did offer to move this guest to a different property, at no additional expense, but they elected to not move. We have to wonder why this guest would elect to not move if they felt that their safety or their children’s safety was at risk.

“Unique and roomy former B&B; great for big family get together!”
It's a charming former B&B; that appears to have been expanded over time, with rooms revealing themselves as you explore the place. The result is a quirky, surprisingly big cabin that allows people their own space while providing large areas for group fun. Our family and friends loved it! The location can hardly be beat. It's tucked into the woods, but just 600 yards from the Winter Park ski lifts, with snow-shoe trails going right past it. The management company was very responsive and flexible. We had plenty of clean towels, logs for the fireplace, and the kitchen was stocked with more than enough utensils etc. to accommodate 28 of us for a Thanksgiving feast. We had a few minor maintenance issues (running toilet, stove pilot light & cheap knives that broke), but nothing we couldn't sort out. The hot tub worked great and was a real plus. If you're looking for a hotel-style aesthetic, this isn't for you. It's a cabin with rough edges, but tons of space in an amazing location and a great value. We're already planning our return!

“Great for large family gatherings...not for handling that size”
Great location for family reunions/events. Multitudes of activities in the area for young and old. The house was great for large families with children; unfortunately, in the summer months, with no a/c, we found few windows with screens, or that could be opened. Maint. staff came 2nd day and attempted to find screens for some windows (found a couple), but had to work at getting a couple of the windows to even open. Two refrigerators provided, only one worked properly. After two days of trying to get it fixed, on the 4th day of our stay, a guy came out and vacuumed out the back of the refrigerator thoroughly, and it finally started cooling properly. Pilot light on the stove wouldn't stay lit so gas fumes permeated the house until at least the 4th day of our stay(and after a couple of visits from the staff), and then subsided. Hot tub was wired incorrectly and an electrician was called in to inspect. We didn't use the tub after the 2nd day due to the hazard. Overall the house is in need of major repairs. On the bright side, the large living/dining room area was perfect for our large family gatherings; the proximity to area activities was excellent; and, having bedrooms for every couple was a plus. I think, with major repairs, this home could once again be the type of place we'd like to return to, because there really weren't many choices with the number of bedrooms we needed for our families.
“It was wonderful to be able to have all of is together in one pl”
It was wonderful to have all 25 of us staying in one house. It was great being able to put the children to bed in the lower level and to still be able to visit in the family room upstairs.I do think that the place could use a little renovation.(new carpeting, creeky floor boards, sticking doors). Also the kitchen could use an electric skillet. We loved having a hot tub. It was great for everyone to have their own bed and bathroom. Being right in the woods really made you feel close to nature, and there is so much for families to do in WinterPark. Of course, the most exciting part was seeing the bear outside.
