The location is "Kipseli", part of the center circle, which means that if you enjoy walking you'll need about 20 minutes to Omonoia square and through that to Plaka, the old town, the ancient market, the Acropolis and lots of other "must see" monuments.
On the other hand, if you are the type of public transportation, you'll find several different bus lines in 100-150 meters range around the flat, taking to all main points in reference of the city, with 1.40 euros/person, ex. time by bus to Omonoia square 5-6', Syntagma 10', Mesogion ave 5-6', Acropolis (south side) in 12' etc.
If you are after all a practical type, you'll realize that you can have a call-taxi waiting for you right outside your door and take you to all places mentioned above before you know it, with only a few euros. Taxis are exceptionally cheap in Greece.
In a range of 100m there are pharmacy, super market, grocery, bakery, butcher shop, tobacco, food take away, you name it.
As for the issue of safety, you can ask the little children playing out in the street.
In 5 minutes walk, about 300m there is the famous Fokionos Negri street, full of restaurants, coffee shops, pubs, clubs and any kind of night amusement.

I rented the apartment for four weeks. The apartment is very nice, quiet and everything you need is available. The neighbors in the building are very nice and helpful. Likewise, the host. Nikos is very friendly, helpful and well organized. The rooftop terrace at one of the apartments is amazing. The view of the city is absolutely worth seeing. Here I have frequently taken my dinner. The apartment is very close to a supermarket where you can find anything. The apartment is very well connected by bus. Taxis are also very close and always available. During my stay, I spent one week in another apartment of Nikos. This was also very well maintained and very well equipped. I would recommend the apartments and Nikos absolutely to anyone. Thanks for everything!

1. Nikos is a very good host.
2. It was like we expected. The pictures on internet are very realistic.
3. For us (young people *) the location was OK.Everithing you need you can find in the neighbourhood.
By taxi you can go where ever you want to go in just a few minutes.
There is also a busstop nearby;)
4.The view on the roof is realy amazing, in the morning as well as in the evening! Wonderfull sunsets !!!

The best part of our stay was not the meticulously furnished apartment, or the fantastic views from the roof terrace; it was the extraordinary service and hospitality we received from the owner, Nikos. From the minute our taxi drove up, he was warm and welcoming, striving to make our stay in athens comfortable. After settling us in and offering advice about local restaurants and grocery stores, he offered to drive us to the store so we could stock up the fridge. We gladly accepted and even got a tour of the local city center too! Nikos went out of his way to make sure we had everything we needed. He even arranged to have a taxi pick us up at 6:00 in the morning. Our children (9,10) also loved coming home from a long day of sight-seeing to find ice cream bars in the freezer!
I would definitely recommend this apartment to anyone visiting athens. The location seems a bit far from things, but as you will find out, taxis are cheap in athens. Thank you Nikos for a wonderful time!

Don't be put off by the meandering uncertainty of the taxi driver, as he gets lost trying to find this appartment, somewhat off the beaten track. We arrived to be met by the enthusiatic Nikos, and it quickly became apparent that the three of us had stumbled onto a real gem for our short stay. The appartment was scrupulously new and well maintained, with a fantastic roof terrace,accessed by a lift,from where a vodka and tonic accompanied the evening lights of athens,as an introduction to our stay. But the real star was the owner, Nikos, himself, who clearly strives for excellence in his appartment rentals,down to his attentiveness in settling us in, and advice on local restaurants ( take it !)
This appartment is on a very hilly section above a small local square, and a degree of fitness,as well as a good grasp of the map, is required, but if ever in athens again, this is where I would want to be. -

We stayed at this apartment during late May for 3 nights. We opted for the Owner Nikos to pick us up from the airport which we would highly recommend . He gave us some great information on athens during the trip from the airport and we ended up dining at his favourite restaurant , Georges, which was the most amazing meal . The location of the apartment is great for experiencing a real athenian suburb with plenty of local amenities whilst also being close enough to the main sights of this great city . It cost around 6 Euros to get to the centre of athens by Taxi and this seemed to be the best way of getting around . Nikos provides a handy map which is useful for Taxi drivers when returning to the apartment. The apartment itself is very modern and has all you need for a comfortable stay . And the view from the rooftop is ,as its decribed , just amazing . I would highly recommend this to anyone thinking of staying in athens .

Our wonderful host Nikos picked us up from the airport (I would highly recommend to do this). As we were pretty hungry after a long day travelling ,he recommended his favourite restaurant (Georges) to us and we were delighted that he came along too . We had a great evening with Fantastic Food in a real authentic restaurant which tourists would not normally come across . The apartment is very modern in a good location and the views towards the City and the surrounding area are amazing . We took taxis into the Centre of athens for sightseeing which were usually around 6 Euros . I would really recommend this apartment for people who want to get a feel for living in an athenian neighbourhood whilst being close enough to get to all the sights of this Great City . Nikos was an excellant host and was happy to assist if we needed advice .

Currently on a tour around the world and have stayed at many places over the last month and I highly insist that you stay here! Everything is just beautiful including the owner Nikos, he is such a great guy, takes care of you (he picked us up at 3 am when we got lost trying by taking a cab) and has a bottle of wine upon arrival! Its a brand new apartment so its spotlessly clean, the rooftop terrace is sensational day or night. The apartment is located in a very safe area with a close square full of great bakerys, markets and outdoor eateries. Its a perfect location to be just out of the tourist traps and in the real Greek culture, with it only being a 5-8 Euro cab ride to the acropolis and surrounding sights. The photos on the website are exactly what you get, if not better, in real life. And when Nikos askes if you would like him to pick you up from the airport, you must say yes! Don't worry about saving that little extra taking a bus or cab, he knows what hes doing so take his advice and have him pick you up! All in all this place is perfect and the price for what you recive is well above and beyond!

The first help Nikos provided was to guide us to the apartment. Many thanks for rescuing us from athens horrible traffic, Nikos! The flat fully met our expectations. It is well-equipped, spacious and includes a nice little garden. The view from the roof terrace at the Pantheon is breathtaking.The flat is situated in walking distance to the National archeological Museum. It takes some 30 min to reach the museum. In summary, we loved our stay and recommend it to everybody looking for private rather than hotel accommodation in athens.

The apartment we rented was very nice and well equipped. The view from the roof overlooked the whole city. Driving or taxi wise it is easy and cheap to get to the city but if you want to walk it is long and difficult to navigate with all the streets. Finding english speaking people in the area was also difficult. Grocery stores are very close to the apartment. Nikos is a very nice man. Speaks english very well and is very informative!!

My brother and I stayed in this apartment for a long weekend to athens. Nikos went out of his way to help us get settled and know the area. The apartment wasn't ready when we got to the city so early, but he still allowed us to leave our bags there and then showed us a place to get breakfast. The location of the apartment was wonderful. Even though it's outside of the touristy part of town, it still only cost about 5 Euro to get back. It was also quite nice to stay outside the hustle of the city and relax in the evenings on the roof terrace. Everything in the apartment was clean, stocked, and worked well. We had a wonderful weekend here and it was made better by Nikos's willingness to help us with anything. He popped by to make sure we didn't need anything, answered all of my many questions, even treated us to a bottle of wine. I felt very welcome and at home in this apartment.

We had a wonderful time there. The apartment is very clean and well equipped. Nicely decorated. The bed was very comfortable! Nikos is very welcoming and helpful if you have any questions. We liked the area and had a grocery store very close by. Taxis were easy to flag down in the area so we had no problem getting down to the main sites. The taxis were very cheap! We chose the apartment for the private parking space that is available. We had a rental car but did not want to drive down town with it. It was nice to know we had a secure and safe place to park it. Overall a great place to stay. We would definitely stay here again while in athens!!

We just spent three nights in Nikos's apartment. Nikos greeted us warmly on our arrival, even coming to get us when our GPS failed to work properly. The apartment is beautifully furnished, comfortable, quiet, and spotlessly clean. The kitchen had what we needed for some rudimentary cooking, including a microwave. The bed was very comfortable. There was covered parking for our car right outside the apartment door. There's a market just two blocks down the hill to pick up supplies. The view from the roof terrace is amazing. The apartment is located a bit from the city center, but taxis are readily available and about 7 euros for a ride to the acropolis and central area and staying outside the central area is quieter and more relaxing.
Nikos went out of his way to insure our visit was a pleasant one. We would definitely choose this apartment if we visit athens again. -

The apartment meets all requirements, especially the roof terrace where we could enjoy the Greek sun and stunning views over the city.
The apartment is a good base for visiting the city and its surroundings. Nikos the owner is very friendly and helps you on your way with lots of tips about public transportation and beautiful places to visit.

We are an australian couple who travelled a long way from home to have the Greek experience. We were after a place that we could get a sense of living as a local. Whilst we couldn't speak English for the most part we integrated in the community. It was excellent to have Nikos as a backup in the event that we needed someone who spoke Greek, very reassuring. It was our home away from home for 2 weeks. Would recommend the accomodation as a nice alternative to the hotel if you have a longer stay. We would not hesitate to use the accomodation again.

We traveled for six weeks, staying in four apartments, three hotels, and on a ship. This was one of the more comfortable places we stayed. The view from the roof patio is truly incredible and the apartment was nicely decorated, clean, and stocked with everything we needed, including a very nice breakfast basket on the first day. Nikos is very nice and responsive and honest. The location was in a quiet and safe neighborhood, which we liked. You have to take a bus to get to the acropolis and surrounding area, but we were completely safe from the demonstrations. There was a surcharge for heating, which is expensive in Greece (that's behind the demonstrations), but we had to pay 35 or 40 euros extra for heat that we only used for two or three hours total. Also, the internet never really worked for us here, although it worked for us at other places we stayed. If it weren't for those two issues we would have rated this property 5 in every category. Overall this was a lovely place to stay. We would stay here again.

Dear Julie, thank you for your kind words (I keep the "responsive" and "honest"). I understand your complain and I am grateful for giving me the opportunity to answer this in the open.
First the issue of WiFi internet. Of course there is and it definately works perfectly. Just read other reviews in which there are many references for the fast internet in my apartments. Otherwise all reviewers x-guests would have complained about it. But since they didn't you must wonder what went wrong with you (you wouldn't be the first to have problem in adjusting your laptop's WiFi).
Second the issue of heating. In the house rules in all the sites, I make perfectly clear that there is an extra charge of 10 euros/day for heating (on demand). When you make the booking you accept this charge the same time (it's rather unlike complaining afterwords).
Why 10/day? * Because fuel costs 1.9/litter, natural gas only 30% less (the most expensive in Europe). * Because when a guest leaves the apartment in the morning he usualy leaves the radiators on (including you Julie, even if you say you used it for only 3h), expecting to find a warm environment when returning late at night. * Because the heating charge makes the only difference in my rates, since I maintain the same net rental prices all over the year. * Because, finaly, I could have included the heating cost in my winter net rates (like other renters do) starting from October until April, but this wouldn't be fare to my guests as long as there are several weeks at the edges of this 6 months period when the weather is warm and the heating unnecessary. That's why it is only on demand (and of course only when needed).
ON DEMAND dear Julie. When you arrived at the apartment you demanded the heating knowing that it was not included.
One last thing Julie: Since you close your review by saying "WE WOULD STAY HERE AGAIN", next time remind me giving you one total rate from the beging inludung heating charges. (better be from August just to make sure...)

This is a really nice flat in a good location - the immediate area is virtually traffic free, and it feels like a real neighbourhood. The flat itself is pristine, has everything you need, plus a small garden and an outstanding roof terrace with amazing views - great place for a sundowner after an energetic day sightseeing! At the bottom of the hill is the local square (shops, cafes and taxi rank), off which runs Fokinos Negri, a lovely park like pedestrian route (about 1km long) that takes you directly to one of the main roads of the city. At the top end (nearest to the flat) are lots of small, friendly restaurants and coffee shops, serving really good food very inexpensively. We were there for a week and walked absolutely everywhere in the city, only time we used the metro was to Piraeus, but the flat is up a steep hill (hence the amazing views) . Nikos went out of his way to make our stay enjoyable, thank you Nikos!

We stayed at this apartment for 5 days and were very pleased with its modern finish and cleanliness. Nikos made us very welcome and was good enough to pick us up from the local Metro station to help us with the last leg of our journey. He also provided provisions to get us started as we arrived on a Sunday and Nikos wanted to make sure that we had some food for our breakfast next morning.
The location of the apartment is a little way from the city centre but it was relatively easy to walk to the local square to catch a bus or trolleybus into town (fare 1.2 Euros). The local streets are however quite hilly and you would need to take a taxi if you have any walking difficulties. There were always plenty of taxis around and a typical local trip would cost around 5 to 6 Euros.
We would recommend a tram ride from Syntagma Square to the beaches south of the city, a trip to the top of the local hill (name forgotten) which has a cliff railway to take you to the top and where there is a cafe with marvellous views across athens. Also visit the acropolis Museum after dark when you can enjoy a meal in the restaurant under the spectacular sight of the Parthenon under floodlights. Finally make sure you visit the old olympic stadium which has a fascinating history.
In summary therefore this apartment provided us with an excellent base to explore athens and Nikos was always contactable if needed and extremely helpful throughout. -

This apartment is a haven in this busy city! The apartment is immaculate: the kitchen is modern & well-stocked. In the month we spent in Greece, it was the only place that had a microwave, & the bed was the most comfortable we slept in! The reason it was a haven: it had it's own little yard, a wonderful place to sit outside or to let the outside in with the large doors that opened onto it. The view from the rooftop balcony literally took my breath away! It is exactly like the photos, only it's better than any photo can show. Not only do you see the Parthenon, beautiful both during the day (I could see the colors of the marble better from here than from up close)), but by night, when the acropolis is lit up, but you see the Saronic Gulf & islands. It feels like you are above all of athens, taking it all in! The owner, Nikos, goes above & beyond to help you in every way. Since we didn't have GPS to find the apartment, he met us & we followed him there. He also drove us around the neighborhood so we could see how to find everything, & drew us a map of how to get out of the neighborhood to get to the airport. He also gave us with a bottle of wine to celebrate the end of an awesoome month in Greece.
If you want to be in the middle of all of the touristy shops on the Plaka & ancient sites, etc., then perhaps you should stay in the Plaka. However, even if you are in a very basic, budget hotel, you won't save money by staying in the Plaka. But if you want to stay in the 'real' Athens, with a pleasant square & authentic tavernas that serve up authentic Greek food, you will like it here. Just take a taxi to everything you want to see (don't try to drive!) Taxis are cheap in the city center, it won't cost much.
One thing you should know: although the neighborhood square is only a few blocks away, it is easy to get lost in the maze of streets until you learn your way around. Just ask anyone & they will point you in the right direction, & enjoy the adventure!Response from NIKOS KARIPIDIS - 10/15/2011

From the Very Start Nikos was very helpful and friendly. He went out of his way to make our stay in athens a delight. The apartment was suitable even for a family of five. Nikos even brought us a portable bed to accommodate our extra little one. He even provided us with a lovely food basket to help us relax the first day and get aquainted with our new surroundings. His sweet mother was even a great help to us. Thank you for making our stay special from the start. Our kids will never forget the view of the acropolis from the roof top.

My friends and I stayed in this apartment for 2 days. I must say it looks exactly like the photos, fully equipped kitchen, beautiful garden and amazing terrace with acropolis view. The apartment is well decorated and equipped with everything you need (hair drier, cotton puff, washing powder, coffee, napkin..etc, you name it they have it)
As we arrived on Sunday, Niko prepare full basket of food for us (greek yogurt, toast, muffin, ham, cheese etc.) and he offered us a bottle of red wine! Just we cannot ask for more!!
The only complaint i could have is the apartment location, it locates in a quiet resdential area rather than city center. Not so easy to catch a taxi. However, Niko will provide the taxi hotline so you can call and they will come in minutes (roughly 6 EUR to the city center) If you travel with more than 2 people, i believe it is a cost effective way to travel only with taxi.

Dear Hebe, thank you so much for your positive review. Hopefully the apartment is not dead center but one breath from it. The Athens center is very expanded (5 millions residents) and the area of Kipseli belongs to the most central ones. Now, on second thought, would you exchange living in a quiet, pure Greek neighborhood, where you can walk at night feeling safe, with the endless noise, the pollution and the unbearable traffic of the center? Think about it. Two days stay in a city like Athens is just not enough to know it.
You were excellent tenants anyway, you, Popo & Justin. Hope to meet us again. -

This appartment is everything it promises and more, it's clean, brand new, nicely decorated and well located. Supermarket, bakery, busstop, restaurants and bars are all within a 5 minutes walk. We had a fabulous stay in athens, also to the kind an thougtfull advices of Nikos Karipidis, the owner. Nikos is an excelllent host and gide. We arrived on a Sunday and Supermarkets were closed. Nikos gave us a large basket with all the things you would like to have for a nice evening (for example wine and greek crackers) and a good breakfast (toast, marmelade milk, coffee etc. etc.) Nikos called several times to ask if everything was going like to be expected. He was very helpfull. We are a family of 4 (2 kids 18 and 15) and the appartment was perfect with all the comfort you need (wifi, air conditioning, washing machine, complete kitchen). When v isiting athens we recommend everybody to stay here. We had a marvelous time with some great evenings on the roofterrace with the astonishing view on athens, the sunset an not to forget the acropolis. Again we thank you Nikos, we had a magnificent stay in your gorgeous appartment. -- Elvera & John

The apartment is exactly as it looks in the pictures: bran-new, well equipped, clean, sunny and nicely decorated. We had an absolutely fantastic holiday and I would definitely recommend the place to anyone looking for a place to stay in athens. We are a couple with two kids aged 15 and 5 and the place was perfect for us, with all the comfort we were expecting and much more. We were there by the end of July during the taxi strike and using public means of transport to travel to all the places we wanted was easy and straighforward. The location is great, quiet but very well connected and with all that one may need (supermarket, pharmacy, grocery, restaurants, bars, bus, etc) in the vicinity. Nikos, the owner, is an excellent host and we are really grateful for all he did for us, he even greeted us with a basket with ham, cheese, croissants, wine, yoghurt, marmalades, butter, bread, etc. and called us many times during our stay to see how things were going. Much more than what were expecting!! The apartment itself is excellently equipped, the air conditioning worked absolutely fine and the washing machine was a plus in such hot weather. We definitely want to return to athens one day for five days is truly not enough for such a great city, and we will definitely try to stay again at this apartment. This apartment is certainly a value, very cute and cozy with everything you need to feel at home. We brought our 9 month baby along and Nikos made sure we had everything we needed for her (a crib, blender). He helped us out with everything and answered all of our questions. The backyard is great, as is the roof deck (it overlooks the whole city and the acropolis). Most of the apartment is very cool and cozy with a nice a.c. The only real downside is that at night, the bedroom can get a bit warm and is very brightly lit from the street.
This apartment isn't quite in the center of everything, but it's close enough. A taxi to the acropolis was only 6euros. And it's fun being in a truly Greek area! We were the only tourists, and we really enjoyed just exploring the neighborhood. We walked around for hours and hours. An excellent grocery store is only two blocks away.
I'd definitely recommend this apartment for a couple, or a couple and a baby. It's an excellent value and is very comfy. Nikos is also super-helpful.Response from NIKOS KARIPIDIS - 08/04/2011

This was everything we needed for a fantastic and well-budgeted holiday. Travelling with a teenager we needed both an easily monitored family space, and a private marital bedroom. My search for a hotel/ apartment stopped after I got an e-mail from Nikos; from that point on Nikos was helpful and readily available, responding to all queries with helpful recommendations (where to eat, car hire, even some some videogames to prove all aspects of civilization for our 14 year old). He went out of his way to accommodate and be helpful.
The apartment is new, spotlessly clean, with dishes, washing machine, refrigerator, stove, etc . It is an excellent value. The view from the roof terrace encompasses the best of athens, the night is special when the acropolis is lit up. My son compared the streets with San Francisco. Everybody in the neighborhood is friendly, quiet, making you feel safe and welcome. Convenient: within several blocks are foodmarkets, bakery, small Greek restaurants, a supermarket, and the warm village square atmosphere of Kypseli Square. After travelling around athens for a week I happily recommend staying in an apartment in a residential area like Kypseli and enjoying day, and half day, trips to explore historical sites and the beaches. The evenings in the open air, and enjoying the open balconies, are so much quiter than the Hotel districts.
We had a wonderful week late in June, and we left with pleasant memories and feeling love for the city and people. In summary, if you are looking for a convenient, private and inexpensive vacation with a friendly but non-intrusive host - this is a place for you. Nm

We stayed at the 1bedroom apartment on the ground floor as a family for the purpose of participation in a medical congress held in the Megaro Congress Centre in athens. The apartment is in a safe area close to the city centre. The apartment was very clean, very comfortable, tastefully decorated with a quality beyond our expectations. It has a pleasant living room with a fully equipped kitchen, very convenient bathroom and bedroom. Me and my family have specifically very much enjoyed the small and nicely arranged garden linked with the living room and an additional advantage for us was the designated parking space, which was provided for our vehicle. It has a very easy access to transport and local restaurants and a good supermarket close to the apartment. The owner of the premise was very friendly and respectful and we all very much appreciate his kindness and his preparation of the welcoming package with a bottle of wine, some selection of cookies, cheese, etc. Thanks a lot.

We are an English family and we decided to spend a few days in athens before visiting our friends in Crete. We had booked to stay at one of Nikos' apartments and we didn't regret it. He picked us up from the airport very early in the morning and in 35' heat! We stayed at his apartment in Kipseli one of the most central areas of athens. The building was brand new, very tastefully decorated and very very clean. I fell in love with the kitchen which was extremely well equipped which was great as we cooked at home most days as my son has special dietary needs. The flat had a small garden where we enjoyed sitting and having our breakfast. Local shops nearby provided us with everything we needed. The neighborhood was very quiet and safe and the people were very friendly. Nikos showed to us a street called Fockinsnegro!!! or something like that just down the road with many restaurants serving Greek specialties. The flat is less than 10 mins (some 3 km) by bus from omonoia square near to Plaka - the old town - next to the acropolis, with charming restaurants and tavernas, very buzzy and great fun, and the area of Monastiraki, the flea market. From there, naturally we visited the acropolis which is an experience we will never forget! We decided to take a taxi back to the flat as we were worn out from our busy day, this cost us about 5 euros! unbelievable value as we had paid 5.40 for bus tickets. The evening before our departure Nikos came in with a bottle of wine and a plate of "mezedakia" made by his mother (she lives in the building). It was very kind of him and we would like to thank him once more for his hospitality. I cannot recommend this flat enough, we had a memorable stay.
