Description
The Tropical Beach House is a very spacious, true beachfront property superbly located right on the beach at Thiranagama just south of the centre of the popular Sri Lankan resort of Hikkaduwa, right in the middle of one of the most expansive and beautiful activity beaches in Sri Lanka. The beach house at Hikkaduwa is offered on self-catering terms and provides you with an unfussy but very comfortable base from where you can enjoy everything that the area has to offer, such as amazing sunsets, surfing, diving, nature watching or just basking on the beach in the Sri Lankan sunshine!
Watch the last of the sun dip down into the Indian Ocean, whilst having a fresh seafood BBQ prepared for you. Maybe you'll be lucky enough to see the local fishermen hauling in their catch or a turtle coming ashore to lay her eggs! Later on, perhaps take a stroll along the beach and sample some Hikkaduwa nightlife. Enjoy all the advantages that come with renting your own beachfront holiday villa in Hikkaduwa and take everything else at your own pace.
As I hope the image tour conveys, the views from the holiday villa of the beach and Indian Ocean at the bottom of the garden are simply gorgeous!
For the duration of your holiday in Hikkaduwa, Mahinda and our cleaning staff will be on hand to clean as often as you wish and attend to your needs. They will happily arrange local tours, Ayurvedic massages, diving trips, BBQs, meals to be prepared or anything else you can suggest.
The Tropical Beach House can accommodate a party of up to 8 adults in 3 bedrooms. We provide bed linen, towels and clean every day and change towels and linen every 3 days. We can also supply 2 cots, as well, if necessary. Wifi internet access is available throughout the beach house complex.
The whole upper floor of the Tropical Beach House is a self-contained studio apartment featuring beautiful direct ocean views through wide sliding glass doors, which lead out onto a large shaded balcony. It can accommodate 4 people and comes complete with air-conditioning, a ceiling fan, a fully-equipped kitchen, dining table, a king-size 4-poster bed, 2 single beds and an en-suite bathroom with hot-water shower.
The ground floor of the Tropical Beach House has 2 air-conditioned en-suite bedrooms - one king-size double and one with twin beds - and a fully-appointed kitchen. In front of the beach house is a private beachfront garden with a swimming pool (9.30m x 4.65m) and a very large shaded veranda, which is ideal for outdoor dining and relaxing with drinks whilst watching the kids splash around in the pool.
BOOKING CONDITIONS:
* The Tropical Beach House is rented as a completely private villa. I do not offer individual room rates.
* The property is offered on self-catering terms although we can prepare meals for you and we won't be beaten locally on price either!
* Owing to the fact that I have received some eye-wateringly large electricity bills in the past, and for environmental reasons, I want to encourage you to use energy conservatively. I have therefore decided to include a free daily allocation of 50 units (kilowatt-hours) and then charge a heavy usage tariff of Rs100 for each additional daily unit used. Daily usage below this allocation will be freely included in your rental price.
* Internet access is capped at 3Gb per day. Usage above this will be charged at Rs1,500 per additional 5Gb.

Response from the owner I’m glad that you enjoyed the view, it is indeed stunning, as many previous guests will attest. I’m glad to read that you found that it was cleaned to a high standard. However, I’m not really certain what you mean when you say the house is ‘not clearly identified’ as I can see from our correspondence that you were given clear directions and had no trouble finding the property. Since you stayed, we have taken the decision to remove the cabana as a bedroom and now have on-site staff living there. I now only advertise the villa as having 3 ocean-facing rooms to accommodate 6 people in the large main house. I do apologise for the maintenance issues you had but I also ask guests to bring issues to my attention as soon as they arise. You didn’t do this so I was unaware of any issues at the time. I also make it clear in my welcome notes that Mahinda is ‘on hand’ and contactable at all times to discuss maintenance issues, local tours and local area information. He was there to greet you were you arrived too. As advertised, the property has a night security guard for our guest’s peace of mind. He is very discreet and, once guests retire for the night, positions himself in the front garden to give him the best possible view of the property. Your comments relating to the invoice are just bizarre to me. You booked through another agent website where the invoices are automated for you. We also gave you a receipt. The reference to me paying taxes and the way I run my rental business, is completely inaccurate and clearly betrays a separate agenda. Crucially, it is my concern and not at all relevant to future guests. Finally, as a tsunami survivor myself, who had a property to rebuild, as well as being in involved in the aid effort during the following months, I find being lectured by someone with no understanding of the issues hard to stomach and, actually, pretty offensive!

Firstly, it is important to emphasise that the ocean in front of the beach house is too dangerous to swim in, particularly for children. Also, as with all beachfront properties, the beach house has open access to a public beach so, although we have security measures in place to prevent theft, it is important for guests to remember to lock their valuables inside at night.
