“First Class accommodation & Service” My family just returned after a 10 day visit to Chiang Mai and Paya Villa. I'll just say it was a first class experience (accommodation, support and staff). We thoroughly enjoyed the experience to "live Chiang Mai and the Thai way", not just visit. The house is as advertised, really top class, very well furnished and staffed with everything you need. We found our time in the house and garden very enjoyable after a long day of touring. The house staff was top not notch, and I cant say enough about Kwan and her cooking. The evening meals at the house were as good, if not better, then what I was paying 3X more for in town. She met our every need and request in terms of food preferences. The owner provided a car and driver for a rental fee as good as what I could find, and it was really convenient to have a driver who knew the town so well. The owner provided me many, many emails with advice, links, etc., on our Chiang Mail visit. The house is 15 min outside of downtown, but we found that no issue or obstacle. It was great to explor the area around the house, where there is some nice rural bike riding to be done. I paid for luxary and top accommodation/service, and that is what I received. We were very sad to leave, and look forward to another visit sometime soon.

“Would stay there again” Overall, there are a lot more positives than negatives in this place. Starts with the owner who is always quick to answer and seems to be as honest as an owner can be. He puffed a little about his condo but nothing major and when I had to leave early because of an emergency, he ultimately acted with class and understanding with me and I am grateful he was. Great : - location, location, location - confort of the mattress and the pillows - quality drapes that don’t let the sun in for late sleepers - sense of security - one of the reception worker is a star of customer service - selection of channels on the satellite tv - washing machine is very convenient piece of equipment to have - water pressure, hot water and a glass wall so the entire bathroom doesn’t end all wet after a shower - impressive internet speed - did I mention location? Very good : - off the main road. although you will hear occasional loud motorcycles and trucks at night, it won’t be enough to wake a normal sleeper - almost everything you need to cook even though you likely won’t bother most of the time - cleanliness - soundproofing from the other condos - confortable clic-clac futon - spa services including a very good hair dresser in the building - security at the door - high end materials finishings - nice pool and gym facilities Not so good : - would have a terrific view of the sunset on the mountain if there were not 3 vacant buildings in between the road and the condo - on the expensive side of the rental scene in Chiang Mai even though it is a very nice place - no grocery store in the area and no water selling machine on the premises ( you can buy bottles at reception but I hate producing plastic wastes for no good reason - soundproofing from the corridors. door banging is the only real noise pollution in this condo and it would have been easy to take care of - getting two elevators out of two to work at the same time seemed really hard to accomplish. I would say 90% of the time there was only one working I would absolutely be going back there again and I didn’t regret my choice at all in good part because it is very well located and I felt reassured by my conversations with the owner before and during my stay. I would have given 4,5 stars but it is not possible and it was closer to 5 than to 4 so I am putting 5 even though it was not perfect ; it was darn close. Tip : Tops grocery store is making deliveries to your door if you shop on their internet site and the delivery is free if you buy for 999 bahts and up. I discovered them midway through my stay and used the service to get my groceries. It was convenient and way cheaper than buying everything form the seven eleven!

“Great place to stay!” We really enjoyed our stay in this beautifully decorated villa with lots of facilities. Staff are discrete and friendly. Villa manager Kim made a great effort to arrange for our transportation and accommodate all our wishes, which included accompanying us as a tour guide. Cook and butler Bom provided us with delicious Thai meals. The villa is located close to Chiang Mai city and the airport, making it an ideal starting point for visits to the local attractions and trips in the area around the city. We had a week full of relaxation and without any worries, perfect!

“Beautiful house in lovely setting” We are a family of 4 - 2 adults with 2 little girls ages 2 & 4. We stayed at Richards house for 2 months. The house was spacious and extremely clean. The housekeeper Pluen (sp) was amazing. Although she spoke no english we communicated via Richards wife when needed or through smiles and khob-kun-Ka. I highly recommend you hire her for cleaning while you are there. She knows the house like the back of her hand and keeps it in top condition. We enjoyed the pool on many occasions and really liked that it was a saltwater pool. The children loved running around the walled yard as well as walking the catwalk. The stairs were great for them as well, being spiral it really slowed them down! The neighborhood is very peaceful. We loved all the cows, chickens, horses and roosters we would see on our walks through the countryside. It was really educational for our 2 children to see how the rice was grown, transplanted and harvested. The neighbors were very friendly and we were sad when we had to say goodbye. We would stay at the river house again and would recommend it to friends. Tip: I would advise a car hire if you decide to stay at the house. *There is awesome food every night close by to the house. Located on highway 118. *Also a wonderful riverside restaurant serving lunch and dinner. We ate there many times- closed on Sundays. *Around the corner from the house, across the bridge there is a meat stand that sets up around 3pm grilling chicken and pork. Mint and her family run the stand. The marinade is totally delicious and I suggest stopping by and picking up some grilled meats and some Kow Neuw!

Exceptional - we don't want to leave

Where to begin. Our stay in Richard and Na's beautiful home has been exceptional. The home itself is beautifully designed and the pool is an absolute stand out. Particularly with three young girls it has provided hours of pleasure. Our experience of Chiang Mai opened up the minute we got here and jumped on the scooter (provided by Richard). That was our ticket to freedom and truly experiencing life here. Richard kindly left what he was doing one day when a ten minute trip to the shop ended up in four hour freedom ride through the streets of Chiang Mai by my husband. Thank you Richard for coming to my rescue with a sense of humor and a " he'll be right" calming demeanor. As a family we do not want to leave this gorgeous setting within the rural country side. It is so calming, peaceful and tranquil. Watching the cows get fed across the river every day is a beautiful backdrop. Pleun is invaluable to keeping the house looking spotless - can we take her home?? Finally a big thank you to both Richard and Na who have been sincere in their care for us over our stay. Na has been adopted by my children and will continue to be a fond memory of their stay here.see more

5-Star Treatment at Impeccable, Well-Appointed Villa

We can only agree with everyone else who has left glowing reviews. I will point out several aspects of our stay that were stand-outs. I would go back to Chiang Mai just so I could stay at Paya Villa again. - Pramort, the owner, was always easy to get a hold of and quick to respond to inquiries, even after we had checked out. - Staff at the villa surpassed our expectations and anticipated our needs. We certainly never had to ask twice for anything. - Details, such as drinking water left beside the bed on a linen covered tray, or coffee waiting for us when we came down in the morning made the stay particularly relaxing. - The house itself was comfortable and exquisitely decorated. We wanted for nothing. Things to know: - Chai, the driver, speaks limited English, so though he is lovely and polite, double check he understands what you want. - The location is on a fairly busy street 15 mins outside of downtown Chiang Mai. Though the house is close to the road, it is secured by a large gate and fence.see more

Awesome - We felt at home

My boyfriend and I loved this house. It’s beautiful, clean, and very well kept. We felt at home in terms of comfort. We cooked dinner a couple of nights and also had our breakfast at the house every morning. The kitchen is well equipped with everything you’d need to cook a meal. The bed was very comfortable, and I loved taking a bath in the large and beautiful tub. The front and backyard (huge) are also very well taken care of, with green grass and shady trees. The fact that the house is about 20 minutes from the town was a big plus for us. After all day going everywhere it was sure nice coming home to a quiet and safe gated neighborhood. Tom, the driver, is an amazing person. He did everything he could to make sure we had a very good time. He would get to the house eight o’clock in the morning and drop us off around eight or nine at night. Very long days, and he was always happy and ready to go anywhere we wanted. He had great suggestions on what to go see and when. There is nothing like having your own local tour guide, especially with such a wonderful personality. We love everything about this trip, the house, and can’t wait to go back and definitely bring the whole family next time.see more

Awesome Place To Stay!

My stay at 296 The Radtanaiya Residence this past summer was more than I could have hoped for. The rooms were roomy, very clean and quiet. The location was just enough off the beaten tourist path but just a quick "tuk tuk" (three wheeled taxi) or "song tau" (pick up with seats in the back) away from The Old City and the many temples and other cultural destinations in Chiang Mai. The staff was fantastic; always there to help in any way. "Khun ann" and "Khun Kedt" spoke excellent English, but also assisted me with my Thai I learned over 30 years ago as us Peace Corps Volunteer. The included breakfast (a blend of Thai and Western foods) was always four course and was more than I could eat. For lunch and dinner there are several street vendors and traditional Thai restaurants in either direction from the 296 Residence. There is also a 7-11 just a few minutes walk up the street for any Western items a tourist may have forgotten to bring. This B&B; is more traditional Thai than most motels/hotels in the area and is worth far more than the rates charged in comparison to other places in the area. Great for kids and families as well as older travelers such as myself. I cannot imagine being disappointed if you choose to stay here. Five Stars!!see more
Apartment in Galare Thong Chiang Mai Thailand
Quiet and comfortable

Situated about 2km outside of the city, Galare Thong is in a quiet area but quite close to the city attractions. Just a 20 minute walk, but if you don't want the exercise then you can pick up a tuktuk at the end of the road. The apartment was very comfortable and cleaned regularly. The bathroom was a little tired and if the door was left closed there was a musty smell as there is no extraction. Not a real problem and did not interfere with the enjoyment of my stay. The kithchen was well equipped and I was able to cook ocasionally during my month stay. Just one small point the microwave has a three pin plug on it, whereas there were only two pin sockets in the apartment. When I pointed this out to reception I was told to go buy an adaptor in the market. This was not the answer I expected, hence I have only given three stars instead of four for service. To sum up I had a very pleasant and happy stay, and would have no hesitation in booking an apartment in Galare Thong when I next visit Chiang Mai.see more

Great Condo, Great location - just great

We were lucky enough to stay here for 10 nights at the end of June. Fantastic location, with a short walk to the night markets, great wine bar around the corner and a plethora of restaurants to choose from if you want a change from the great food at the market stalls and The complex had a beautiful pool (which was usually only myself and my husband in it), good gym. The studio apartment was large enough for two people (with coffee machine provided). Balcony had lovely views of the hills. Bed was huge and very comfortable, and the black out curtains came in very handy after a big night out. The staff in the front lobby were very helpful and all spoke English very well. The owner replied to all our emails very quickly and was more than happy to help out when required. Overall - fantastic value for money - very relaxing.see more
