Description
Very comfortable and peaceful villa surrounded by fields and woodland, Villa Lipa is a house for 8 persons with about 235 m² living space. Completely fenced, located on an area of 2900 m2. Farmhouse style luxury, fully air-conditioned villa with 4 bedrooms, 4 bathrooms, a summer kitchen (38 m2), wine cellar, sauna, large pool and garden.
LOCATION: Prodol village is a quiet and small village with thirty houses, and about 80 inhabitants. It is located in the municipality of Marcana, in southern Istria, just 17 Km away from the biggest Istrian city Pula. The population, mostly elderly, primarily living from agriculture.
A detached house "Villa Lipa" is set back from the village road and its offset from other houses, so that practically is not visible from the outside.
EXTERIOR: The unique combination of modern appliances, beautifully decorated interior (furniture from Tuscany) and traditional Istrian sand stone provides you with an ambiance of Mediterranean peacefulness and relaxation. The tranquility and mellow appeal of this house, in combination with a large, walled, private garden and a marvelous pool will ensure that the guests have a great holiday. The Villa is surrounded by a garden of Mediterranean plants, lime trees and green grass. The vast lawn garden is surrounded by a wall, and provides a lot of privacy
Around the stunning pool, 9 x 4.5 m with semi salt water (no chlorine), there is a tiled sunbathing area with wooden sunbeds, and bath towels are provided. Next to the swimming pool is a large covered summer kitchen (38 m2) with a brick floor which doubles as an outdoor living room with a stone wood fire barbecue, baker's oven. Its well equipped with an old Istrian credenza for storage, kitchen equipment and utensils. Summer kitchen is only a few meters from the pool, so you can sit in it, read a book and carelessly watch your kids swimming. Sitting by the pool, during summer evenings in the heart of nature, with the lighting of the pool, lighting from the dozen holes in the stone walls, illuminated plants, provide a special romantic atmosphere.
GROUND FLOOR; Entrance to the ground floor is through the yard and stone path. The entrance hall leads to a large double bedroom with one bathroom on the right, and to the second larger en-suite bedroom with a dressing room in the end of the hall. The floor is either old terracotta bricks or oak wood. To the left of the hall is spacious all in one area with living room, dining room and kitchen The spacious living room with front stone wall, fireplace, large sofas and armchair, rugs, paintings, views on the garden through the big glass door and stylish lighting make this room very pleasant. Here is a large cable/satellite Tv. The country style kitchen contains a large fridge freezer with an icemaker, cooker, dishwasher, microwave oven, coffee machine, kettle, toaster, excellent plates and cutlery, and many cooking utensils. Attached is a pantry which is very useful to keep your groceries. Between the kitchen and the living room is a spacious dining room with a beautiful Tuscany furniture, wooden table, sitting 8-12 people.
FIRST FLOOR; A laundry room with a washing machine, tumble dryer, iron, ironing board and downstairs WC is off the hallway, just on the way from ground floor to the first floor. An attractive wooden staircase leads to the first floor landing, and then to two double bedrooms with one bathroom.
The bedrooms have excellent new beds with excellent mattresses and a lot of storage space. They overlook the garden and pool, and further away, a lot of natural countryside. All the beds are provided with very good bed linen, and there are plenty of bath towels. From the larger room opens onto the terrace (porch) where the stairs directly come out into the garden and the swimming pool.
WINE CELLAR („KONOBA“): The cellar is built below the house and is reached by wide and easy steps leading down from the hallway. It is decorated in authentic style of Istrian cellars, old brick floor, lovely brick arch detail on the stone walls and shelves filled with excellent Croatian wines. You will be able to buy bottles of wine there at cost price. Next to the Cellar (Konoba) is a small sauna with a shower.
Well, if you like to escape just for the moment from this paradise , there is a free wireless internet signal which covers every angle of 2900 m2 of the Villa lipa property. The house is equipped with high quality appliances and mostly Tuscany furniture. A lot of different autochthonous details are certainly something that this villa gives a completely different dimension.
Finally, a combination of everything already subscribed, provides a specific feeling between nature and human. But to feel it - you have to come here.
All rooms are equipped with air conditioning. For the long winter evenings with central heating that is all over the house, an additional atmosphere raises the fireplace in the living room.

“Absolut perfect”
The owner, the location, the region, everything is nice and friendly for perfect holidays. We stay two weeks at Villa Lipa and it was a very good choice. If you want quiet surroundings and every time control what children are doing (you sit in the summer kitchen directly to the pool) its perfect. Near by is a good pizzeria (10 minutes walk). With the car you are in 20 to 30 minutes at nice beaches, old towns, shopping centers and so on. The infrastructure of the house is perfect, and nobody should miss anything.

“Excellent, awesome, gorgeous, fantastic: We will come again!!!!”
We loved this place!!! The Villa Lipa is situated at the end of the village Prodol ( gives you high level of privacy because of that ) with a beautiful view. It was so relaxing, cozy and inspiring! Actually can't tell what impressed me the most, beautiful evenings on the garden kitchen/terrace with great view of the sky full of stars or early morning coffee with stunning view of the garden and surrounding lipa Woods. Each room is a whole unique story which makes you feel like home. I (we) will definitely come back and I (we) reccommend to everyone to visit Villa Lipa.

“Excellent”
It was the most wonderful stay with my friends. The villa is located in a quiet and comfortable place. Very large area. Large pool. Great barbecue. The villa has everything you need for a comfortable stay. There is a lovely wine cellar. There is fast Internet. Villa hosts are very nice and welcoming people. They accepted us as their friends!
