The Ground Floor
As you enter the Residence, you will be greeted by a spacious coat check as well as the working side of the large wood-burning stone oven, which makes for romantic winter evenings in the living and dining rooms.
On the left end of the hallway, you will find the master bedroom with its double doors leading to the balcony. A spacious master bathroom with bathtub and separate shower as well as distinct guest toilet complete the sleeping quarters on the ground floor.
On the right, the hallway opens to the kitchen, which is equipped for parties of up to 18 guests. The dining area with its customary oval seating area allows groups of up to 12 to enjoy a meal, while gazing across the valley at the snow-covered peak of the Kitzsteinhorn glacier.
After dinner, retreating to the living room area to enjoy a glass of wine concludes a perfect day in the alps.
The Gallery
The light and airy gallery functions both as sleeping quarter, as well as the entertainment center of the Residence. A couch and lounge chairs, as well as a stylish double bed make watching movies and playing games a fun past-time.
The Lower Level
As you descend the stairs, you will find the ski-boot drying rack on your left, and the sauna on your right. In addition, the exit to the back yard will lead you to the pool.
Finally, 3 bedrooms - two with connected bathrooms, provide a good night's rest. The two larger bedrooms contain double beds, while the smaller bedroom is furnished with a double bunk-bed.
The Outside
A large balcony surrounds most of the ground floor. Friends and family, a perfect place for a BBQ or an evening glass of wine and on warm nights at the private pool.
Parking is available in carport for 2 cars, plus parking for two additional cars in front of the Residence at street level.

The Residence is centrally located only a few minutes from golfing, skiing, as well as shopping.

“Ein absolut gelungenes Wochenende”
Traumhafte Lage mit tollem Ausblick. Eine Unterkunft in den Bergen, die keine Wünsche offen lässt. Sehr gute Einkaufsmöglichkeiten zu Fuß erreichbar. Überdurchschnittlich gute Ausstattung mit tollen Betten, einem gepflegten Außenpool und einer Sauna. Technisch auf einem sehr aktuellen Stand mit Flachbildschirmen und der Möglichkeit seine eigene Musik vom Handy auf ein Apple TV zu "streamen". Jederzeit wieder!!!

“fantastic location with a mountainous ambiance - arrive and take a break from everyday life”
I don't usually write apartment reviews, but this residence was so great that I had to. After our arrival, the first impression was gorgeous. The house is in a top condition, and we became attached to the large and excellent room arrangement with its balcony and the fireplace for sure... A top quality location with a very peaceful and safe environment. The apartment itself was very comfortable with lots of wood and an extremely nice spacious living room. Brand new box spring beds and furnitures all over the place. A hot sauna and a nice pool. I could go on and on but really, I would recommend this place to anyone and everyone. Many thanks to the pleasant landlords for the perfect and fantastic time at Kaprun residence - we'll be back - you bet!
