The Villa ideally located for three major airports, visiting East and West coast of Florida, theme parks, playing golf, shopping or just relaxing by your own 30 ft pool overlooking the wildlife on the lake.

Rental Rates stated above are per week for the villa and not per person and are inclusive of Florida sales tax of 12%.

We accept both US Dollar & British Sterling Pound.
Rates are subject to change until your booking is confirmed.
US Dollar rates will depend on the exchange rate.
A Deposit of 20% of the total rental cost with a completed booking form is required within 7 days to secure your booking.
Balance + $350 US / £200 GBP security deposit due 10 weeks before arrival. Security deposit will be mailed back to you within 14 days upon satisfactory checkout inspection by our Management company.
Optional Pool heat is $135 US / £85 GBP per week (including tax) to be requested in advance. Pool heat is recommended for October to April.
Payment may be made by personal cheque/check or wire transfer to our bank account. We also accept all major credit card payments via Paypal (a 3.5% service fee will be charged).
Additional nights are charge at £65/$104 per extra night - depending on the Season.

This villa is amazing! From booking through to arriving I can't fault Myat & Kan at all.
The route from Sandford airport was easy and quick. The villa was clean, spacious and everything you need for a home from home. Once settled in and the kids were in the pool a telephone call from Robert welcomed us and gave us valuable information which helped us hit the ground running. It was very reassuring to know Robert was there for us with any problem (there was a tear in the Lanai - one call to Robert and it was fixed the next day) The villa is located within a short drive of really good supermarkets and a huge Walmart (buy some Disney souvenirs here at half the cost)The route to all parks is straightforward and no more than 25 mins at the very most. We found it's location to all attractions so easy we knew the route within a few days. The games room is a god send and the kids loved it. I used the washing machine which was big and very easy to use.
The rooms were all very comfortable and we loved the alcove space just outside the kitchen in front of the pool - the kids ate there all the time!
We can't wait to go back to Lake View and will be telling all our friends and family about it!

we staid in this lovely villa in feb2013 for 2weeks cannot reccomend it high enough,everything and more you could possibly need,and a fantastic location,robert from the management company was so friendly and helpful during our stay.thankyou myat &kan; cannot wait to come back.

We stayed here for a week in Febuary and would consider staying again in the future. Communication was good with Myat using e-mail. The house was very comfortable and the kids loved the game room and vidio games in there bedroom.We paid extra for pool heat and by midweek it was warm enough to swim at night. The location is EZ to access the parks and took us more like 20-25 minutes to disney but it is all highway I-4 so it goes by fast. Overall the stay was great and so was the value.

Well kept villa in a quiet location. Close to Disney & Universal, but away from the hustle & bustle of crowds! The owner is prompt with any queries we had and we enjoyed our stay immensely. Sitting by the pool watching the stunning sun set was a perfect way to relax each evening.

We have just returned from a seven week stay in this lovely villa which is well maintained and well equipped. It is situated on the excellent Hampton Lakes Community which is well maintained and the lawns manicured. The villa pool area overlooks the lake and the sun sets from this location are breathtaking. We are looking forward to our next visit later this year. The owners are very helpful and make the booking process a pain free experience.

Lake View Villa is a very comfortable, home from home accommodation. The location is superb, lots to watch with regards to wildlife and a quiet place to return after a busy day in the parks. Robert who looks after the property is so helpful and there to help should you need it.
As a family it was a great place to stay, the children thorougly enjoyed the pool and it was so safe for them to play in. We look forward to returning in the future.Response from Myat & Kan - 11/06/2012

We have just returned from our holiday in Florida, we stayed in this lovely which was everything we desired. The view over the lake was gorgeous and it was lovely to sit by the pool early in the morning watching the hot air balloons float by. The villa is very spacious and had everything we could need. We have stayed in other villas along Highway 27 in the past but my husband has said that this was in the best location and would like to stay here again in the future. I'm 100% sure if you picked this villa for your next holiday you wouldn't be disappointed, we weren't.
Our contact with the owners was always excellant, our emails were always answered within a very short time period. Nothing was ever too much trouble for them. We weren't lucky enough to meet Rob & Christine from the management company, they called a couple of times to see us but we were out early at the parks. We knew if we needed them they were only a phone call away, again excellant service provided.
We thoroughly enjoyed our holiday as I'm sure you will if you choose to stay at Lakeview villa. -

I will start by saying this was the first time renting a house so we were a little worried. But there was no need, it was perfect. The house was exactly as the pictures, even better. The lake behind had turtles and fish and our kids loved going out every evening to see them. They would even come right up to them.
The grocery store was only a couple miles north, restaurants around, convenience stores, etc. The drive to the amusement parks was easy. It was a great location and would 100% go back. Thanks so much Myat & Kan for letting us use your house It was perfect!

it was great way of spending a vacation, never thought that i would work out the way it did, the process of renting and the way it turned out was magnificent. I believe that Myat and Kan did a good job to make everyone feel at home and would surely stay in their house whenever i visit Florida the kids had great time as well as me and wife. we had our own privacy and we were close to everything. I would rate the stay as 5 Stars hotel if not more.

Just returned from Lake View - a fantastic break spent in a lovely extremely well equipped villa. There was nothing extra required - everything was supplied and was clean and well maintained. Directions supplied were easy to follow, making arrival very easy. The management company called round to say hello and ensured all was well - it certainly was! More than enough equipment to ensure a comfortable stay.
The location must be the best on Hampton Lakes with that view over the lake and such a peaceful location.Many an hour was spent relaxing on the pool deck enjoying the ambience and weather both during the day and occasionally well into the evening. Girls loved the games room and we appreciated the extensive TV choice. Look forward to a return trip sometime in the future and will recommend to friends.

We stayed at this fab villa for 2 weeks in august 2010, 5 adults, 1 child and 1 teen. This villa ticked all the boxes, rooms were great, very clean and the pool and lakeside view were outstanding.
We have stayed in villas each year for the past 10 years and we are hoping to book this villa again for our trip in 2012.
Management team were great, our flight was a late one on check out day and we were able to stay in the villa til the afternoon, this was great for us.
The games room is an added bonus to an already exceptional villa.

A perfect place to stay, thank you so much for the use of your lovely villa. It felt like a home from home & it's the 1st time we' ve really felt completely comfy & relaxed in a villa. Great facilities & lovely to have a kitchen which enabled us to have family breakfasts (not just toast), it had everything we needed. All in all a perfect holiday, weather great, pool perfect, could not have asked for more. Would be there again tomorrow if we could. Maybe we l visit your lovely villa again soon, fingers crossed x

The villa information was provided when we were informed it would be, the location was ideal, the villa is in excellent condition and came fully equipt for all our needs. having stayed in 5 villas now we're not strangers to visiting florida and we know what we want and look for in a rental home, normally we book more modern homes in the champions gate area but this time the pool and it's lake location tempted us and we were not disappointed, the house was in a great location and was immaculate, the pool was definitely the warmest we have ever had and it faced west so the sunsets overlookiing the lake where spectacular, the house despite being older was really well maintained and lovely and clean and overall we had a great stay here needless to say we wouldn't hesitate in returning or in recommending the villa to others
