Our Sunset Lakes Villa is perfectly located for visiting all of Disney and the many other theme parks. It is just off US192 Marker 4 and Marker 5. It is located in Formosa Gardens area. The shops, malls and restaurants of Kissimmee's Highway 192 are only 2 minutes down the road. Here you will find a variety of shops (liquor store, luggage store, Kissimmee visitor center) and restaurants (Outback Steak House, Dairy Queen, TGI Fridays, Red Lobster, etc.), together with a clinic, dentist and a 24 hour supermarket. This was a great place to stay during our vacation. All the rooms were a nice size and clean and the kids loved the pool right out of the sliding doors. It also was close to Disney and off a main road where you can find almost anything to eat or do. We really could have spent a few days there just relaxing without even going to any theme parks and been happy. It was also stress free in dealing with the owners, they made the experience so much more inviting. My family and I would defintely stay there again on our next trip to Florida!

We enjoyed a two-week stay in this home! It was as promised: very clean, lots of room, everything to help us enjoy our visit. All directions were spot on, easy to follow. Steve and Laree thought of everything for our comfort. The location was so quiet, yet minutes away from stores, restaurants, and most important, Disney World. The very best feature for us was the pool; the first week we just lay around the pool in the sun - very relaxing. The second week, Orlando set record low temps! From my first inquiry about the home to the last email when we arrived back in Ohio, Laree answered me immediately. We had a medical emergency and couldn't arrive for the initial week we had reserved. Laree was helpful, understanding, and did whatever she could to help us. My grandson marched in the afternoon Disney parade (Greenville High School, Pennsylvania) on March 27. It was a treat to leave Disney at night and arrive at a welcoming home only minutes later. And if one likes seafood as we do, we recommend the Bonefish Grill. We ate two delicious meals there. All in all, we would definitely recommend this home to anyone who wants a relaxing getaway, a very clean home that is well kept. We thank them for sharing their home with us.

What a wonderful place to enjoy a vacation. From the beautiful villa, to the pool, to the great location. Could not ask for more. We had such a great time. The house was perfect, clean and beautiful, we enjoyed the pool everyday and the location was perfect. I would recommend (and have) this home for vacation no question!! Can't wait to go back.

Its often difficult to write a review about somewhere that is so good, as you feell like you want to keep it to yourself and be sure you can get it again when you return to the area. But I just can't keep this place for ourselves, others need to experiance the excellent accomodations and Laree is an owner who goes way above and beyond to ensure everything is perfect. Lovely property well maintained and great layout of accomodations to suit a party of adults or mixed group with children. I just hope Sunset Vista is available next time we visit Kissimmee...thanks again to Laree for all the extra help and advice.

We stayed at Laree's house for a week with our 3 year old, 8 month old, 3 adults and our two small dogs. We have stayed at other rental homes in the past but this one was by far the best. It is sooo close to Disney World (Animal Kingdom was less than 5 minutes away). The location is the best. It allows you to go to the parks and come home for a nap if you need to. The lake was gorgeous and we even had some wildlife birds visit us which was an added bonus. The subdivision has sidewalks throughout which was great to walk our dogs. The home has everything you need and more. We brought our 8 month old and they had a high chair and crib/play pen which saved us from bringing those. It also has a huge two master suites and Dish Network TV which allowed me to record my favorite shows while we were at the parks. The pool is wonderful although we didn't use it much as our kids are young. Laree was wonderful and you won't be sorry choosing this house for your vacation!! We will be booking it again in the future!

A last minute vacation for our family of 4, we even took our 4 legged friend with us, from the first email to Laree, she was helpful and very friendly. The villa was clean and spacious, and well equipt, a great pool and views of the lake. Disney Parks were just around the corner as well as shopping and restaurants. We had a fantastic vacation and are already looking ahead to book for next year. We would recommend the villa to others.

We are so glad we rented this house for our Orlando vacation! The house is roomy, clean, very close to the Disney parks, and the grocery is around the corner. My husband and I and our four children had a very ambitious schedule of visiting one park in the morning, coming back to rest for 3-4 hours, and then seeing another park in the evening. It was so nice to come back to such a quiet place where we could all take a nap in our own bedrooms. After being in the crowded parks for hours, our own private pool was like heaven! This is so much better than a noisy, small hotel; and we saved lots of money (and time) not having to eat every meal at a restaurant. We have rented many vacation houses over the years and this was one of the very best! Thanks Steve and Laree, we will recommend your place to everyone we know.

Everything about this vacation home was great! House was clean, and ready to start our vacation. The home made up feel like home...with added luxury (the pool, the lake, close to shopping and entertainment) Great location and beautiful neighborhood. The best part my family enjoyed was taking a day and relaxing at the pool, while enjoying the beautiful lake. My kids loved seeing the ducks and jumping fish in the lake.

The villa is much roomier inside than it looks to be from the outside. It is very niceley decorated and very homey. We had a great time and would rent this one again. The managment was very friendly and helpful when we called with questions. And the owners are also just as friendly. This is a great choice!

This was a last minute getaway for Memorial Day weekend and we were lucky enough to find this home. the owners are very accommodating and went out of their way to make us feel welcome. The home is very spacious and it is perfect for a family. The best thing was that we were able to bring our dog to join us on our trip. The house is located a short drive to all of the amusement parks. We will definitely be making our way back to this home away from home.

My first Full family vacation since 1994 or prior- couldn't have been better.The Wi-Fi kept everyone happy. I didn't worry about the puppy not eating at a strange kennel since she was in my room.I loved the Siris XM on the TV in my room. Menopausal me out of 5 of us had problems with the a/C restraints and then believe it or not the "heated "pool was too cold for us. We didn't have time to do all of the suggestions Laree sent but enjoyed Downtown Disney and the toll roads of Orlando( like she says, bring lots of quarters) in addition to Disney's animal Kingdom, HPW, and The Blue Man Group. I've already given Laree's card to my certified financial planner and bank teller. Hope we can get together again before another 18 years goes by...

Laree is very helpful and accommodating. We were in constant communication. She answered all our questions. She checked in with us upon arrival to make sure everything was acceptable, and contacted us at departure to make sure all was well. She even helped us retrieve an item left behind!Laree made a binder for renters with all the information you need to operate everything in the house. It will answer any questions you may have. Check it out!Everything listed is in the house and more! The bedrooms are very comfortable. Mattresses are good. Lots of closet space to stow your belongings! There are extra linens if needed. The bathrooms are good size. We had ample hot water whenever we needed it. Lots of towels are available, including extra large pool towels! The appliances all work well! The kitchen is wide open and comfortable for 3 (or more) cooks. The refrigerator is good size. The pantry is huge. We stored over a week's worth of groceries!The living area has a comfortable couch and loveseat. We spent a few evenings curled up, just watching satellite TV on the flat-screen. The development is very attractive. Lots of undeveloped area around to watch the wildlife. There are quiet hours between 10 PM and 8 am. The house is located close enough to route 192 to be convenient to everything. However, it is nestled back, far enough away, that it is incredibly quiet. Laree's directions to Disney get you on property in 3 minutes! Restaurants are within 2 minutes, and a Publix grocery is not more than 5 minutes away. We had a wonderful vacation and plan to return as soon as possible. We think the rates are very reasonable for this incredible house in this wonderfully convenient location! Enjoy!

This lakefront villa is a warm, clean, beautifully decorated home for anyone. We have stayed here several times and look forward to returning each time. The new tile floors make it easy to keep clean. The bedrooms are carpeted. The kitchen is equipped with everything you need. It is also nice to have a washer and dryer. We love to sit by the pool. It is so nice and quiet with a pretty view. Restaurants and Disney are within 5 to 10 minutes to get to. We reommend this villa to everyone.

Our family of 6 rented this beautiful 4 bedroom 3 bathroom home for the week prior to Christmas. It is very well stocked with towels, sheets and kitchen tools,dishes etc... the pool is a wonderful way to start and end the day ...
The gated community makes it that much more desirable... the owners are more than kind and helpful... I would tell you to book this house now for your next vacation in Orlando or surrounding areas, its worth the drive!! It is amazingly close to Disney World and all of those attractions.
We plan on trying to get back to Florida next year... you can bet we will be staying here!

My family has stayed at this home every year for the past four or five years now. I wont even look at any other place becuase you will not find another that compares to the comforts and convenience this home provides. Laree is one of the best people to work with she is available to answer any questions or problems(if there is any) day/nite. I must say that no matter what time of year you visit FL this is soo much fun considering we left a snowy Ohio in January to a warm and sunny visit to Disney to watch my daughter sing at Downtown Disney. We have become so comfortable with Laree and her hospitality that we just about consider her home our second home...We love it!!

I would like to say the home was gorgeous something exactly people want for the summer in Florida. Our kids were infatuated by the pool, they swam everyday. The pool was very nice and clean and spacious, with 4 kids in the house that's plenty of room; they also loved how you supplied a few toys for the pool. My uncle however loved the lake just right outside the backdoor, he would go fishing everyday and the fish were pretty good size. As for inside the house it was beautiful, pictures around the house and already cups and plates set in the cupboards. Not only the sofa was a pull out bed (we didn't know until the third day. And whenever the children got bored, there were a few puzzles they finished. we tried in keeping the house as clean as it was when we stepped through the doors.
Overall, our stays was wonderful we couldn't ask for a better home, for our first time in Florida. Also, thank you for the tips and driving navigation to all the theme parks and for letting us stay at your wonderful home.

We stayed 9 days over the Christmas 2011 Holiday and We loved this Sunset Vista house. The House was beautiful and spacious, with more than enough for our family of five plus doggie. We couldn't have chosen a better house and neighborhood. It is a peaceful, securely gated neighborhood with playground, pond and plenty of sidewalk for walking the pooch. We felt tucked away from all the hustle and bustle of the theme parks, which was a welcome after a long day of entertainment in the parks. Our kids, 13, 12, and 3 especially loved the heated swimming pool that overlooked the calm pond...ahhh what relaxation!!! We also enjoyed being close to all the parks, (Animal Kingdom was only 5 minutes drive and Universal parks was only a 20 minute drive) close to many stores; Walmart, Target, Publix, and many restaurants. Best of all, Laree was the best Hostess, she was there to assist with anything we needed and any questions we had from booking, to arrival, to departure...we also got our deposit back in less than a week! We recommend this Sunset Vista house to anyone traveling to the Disney/ Kissimmee area.

Our family of five (two young adults ans three children ages 12,10,8) stayed here in may 2011 and we loved it! It was absolutely perfect! Nice & clean, lots of room, kids could each have their own room...Pool was kept clean, and we loved the fact that it was in a gated community. There was plenty for the kids to do, swim, watch tv or movies and the wildlife...we saw birds, armidillos and geckos which thrilled them. Laree was super sweet from the first email until the email we received welcoming us back home. We would definitely stay there again.Price was outstanding and so was the stay. Laree also returned our deposit promptly.Thank you Laree :)

We really enjoyed staying at this beautiful house for a week in mid-July and would definitely return in the future.
From the very beginning, Laree was so friendly and delightful to communicate with. She always responded to my inquiries promptly and gave many useful tips. As others have pointed out, the location of the house is ideal, close to everything. When we arrived late on a Saturday night, the house was clean, cool, and comfortable, just as advertised. The pool wasn't huge, but it was nice and sits right next to the lake. The kids loved it so much to the point that they wanted to return from the parks early, just to play in the pool, and the adults sipped wine by the pool. We saw a family of cranes, scores of ducks, birds, etc, which was lovely. A man staying at the house next door even caught a big fish from the lake.
Since one of us needed to follow-up on something at work, we tried to hook up a laptop as soon as we arrived. However, we didn't find any ethernet cable attached to the modem, and there wasn't a wireless network set up. I called Laree, and she was very responsive and directed me to the on-site manager, who delivered a cable the next day. Later, it turned out that a previous guest had packed the cable, probably by mistake. Since our group brought a number of laptops and Ipads, and just about every adult has a graduate degree in computer sciences, we couldn't handle the wired connection. So we purchased a wireless router and set up a wireless network on our own. When I told Laree this, she quickly agreed to reimburse us for the cost so future guests could enjoy the safe, fast, and convenient wireless network.
Before we checked out, we cleaned the house well, as we had such a great time there, not in fear of losing deposit ^_^. Speaking of which, Laree returned the deposit promptly. All in all, she and the house made our vacation a better one. I highly recommend this house!! -

What a beautiful vacation home. We were very impressed with the décor, cleanliness, and overall "homey" feeling. Our fifth trip to Orlando and this was the nicest villa we've stayed in! Very short drive to disney, and when we weren't at the parks we were in the lovely pool! The lake was fabulous, lovely to stroll down to the pier and do a spot of fishing in the evening. Also superb communication with the villa owners; we would definitely return for another visit, and would have no hesitation in recommending this beautiful home to all our friends. Dealing with Laree was very amicable . She lead us every step of the way . The home was much larger than we thought with high ceilings and pleasant surroundings. We felt like it was a quiet retreat away from Disney. The pool was really nice while the weather lasted.There were lots of helpful tips with restaurants & stores within 5 minutes.

I can't say enough good about the lake house. It was wonderful. My two daughters, their husbands, and 4-year-old grandson stayed one week at the lake house while visiting Disney World and other attractions nearby.
The house was spacious and was better than any condo we have ever stayed in anywhere. I hope to go back again this fall if I can get everyone together.
Our plan was to go to the Beach one day. After swimming in the pool at the lake house, no one mentioned going to the pool again.
The owners are wonderful as is the management. We thoroughly enjoyed our stay. The little tips that were passed along made our trip even better. I just can't say enough good things about it. -

This home had everything to make our vacation run smoothly. We felt safe in the gated community, the lake behind the house was serene, the pool inviting, the kitchen was stocked with every pot and pan you'd need, the W/D was very convenient so we didn't have to pack as much and we can't say enough about the owners... they were so helpful, friendly, easy to contact and courteous. Dh was able to work at the house with the cable modem and we were able to bring our beloved family dog. We couldn't have asked for anything more :) We'll be back!! (Wish it was now!!) Thanks again for making our last minute/spontaneous vacation a huge success! :)

What a house! Great location and a very relaxing vacation home. Home has it all from a fantastic view of the lake to a nice size pool. Plenty of room and all the amenities. Super close to all Disney parks.
Anybody interested in fishing to pass some time will be pleasently surprised as I pulled out a 5lb Largemouth out that made for some great photos and amazing memories.
Don't let all these great reviews fool you as this place lives up to the hype!

This house is a fantastic vacation rental. It is a beautiful house, the pool is very relaxing after a long day at the parks. I went with the children and we had a great time. This is so special that we have been here two years in a row and plan on making it a third next year! We have teenagers who just love the pool and two small dogs who love not having to be boarded. This location is so close to disney/universal and not far from the beach/nasa. You have soo many choices on if you should go sightseeing or just relax by the pool and have a home cooked meal. The choice is up to you.

It was a very relaxing week for the two of us We/re the senior couple in the group) and we enjoyed the local scenery and wildlife altho we had to stay up later than usual for the racoons. Also seeing some of the attractions were possible for us with limited mobility becdause of the close proximity of the various venues. And I really enjoued the topur of the space shuttle llaunch site since I worked on the shuttle program prior to retirement. The food venues vary widely and serve gfreat food. The home was very nice, clean and roomy and perfectly outfitted with all the amenities you need. The area itself is quiet and private but very close to the Disney parks and shopping/restaurants. Very relaxing! Anyone who enjoys fishing will have fun on the catch/release lake -- there are some nice sized bass in there! The pool was a lot of fun for the kids and adults alike. Laree is the greatest & tries to make your vacation one of your best ever. I highly recommend this property and hope to come back soon!

We stayed in the Villa the month of February in 2008 and 2009. We would have returned but had some health problems. We needed an accessable Villa which would accept a large dog. This was the first time we rented a Villa for an aextended stay. We would not leave our dog who has replaced our 6 children. The owners made sure all of our needs were met. It took the first year for our children, and their families, to find out what great accomodations we had. The second year they kept us busy with their visits. We even found the fishing poles and lures in the garage and, the grandchildren, had a great time catching bass in the lake. Although we were kept busy, we still had time to sit on the sofa, with a cold drink, and look out over the lit pool and pond to watch the colorful flashes from the fireworks at Disney. We miss it and hopefully we will have the opportunity again in the future.

What a great time we had. The house is spacious with plenty of room for family and friends. The location was excellent. Close to attractions, shopping etc... Although so close to everything needed, the gated community affords privacy, as well as peace and quiet. Very relaxing. The grounds are beautifully maintained and the private swimming pool was great! I would definitely stay here again and I would recommend it to friends and family.

We just returned home from Disney vacation last week and I could not stress enough how much we really enjoyed this Villa! We had plenty of room, the Villa was very clean and very well equiped with the basic needs for our family. We were so close to all the parks and also very close to the grocery stores which was very helpful at times. The property was just like it was listed with no surprises! The owners were so extremly easy to work with and processed our rental and deposit so quickly - I could not believe it! I already got the full deposit back not even a week later! I even received emails (even though I was not suppose to be checking them while on vacation) during our trip to make sure we were okay and had everything we needed! You can tell the owners and managment company really do care about their guests and they do their best to make sure everyone is happy at all times! At one point, we asked that the pool heat be adjusted to stay on later in the evening for us adults and the managment company came over within the hour of my call to adjust the timer! Our children (12, 10 and 3) just loved the pool and we thought this was a great break from being at the parks all day! The lake is right outside the back door and the kids loved the fishing! I honestly don't have a single negative thing to say about the whole experience! My husband I both agree, this was the best family vacation and we were so glad we rented the Villa and did not stay on the Disney property. We will be booking this Villa again in the future and now that we know what kind of space we will have we also promised to bring the grandparents too!

We stayed at this villa last year, and can't wait to go back! Our favorite part was being on the lake - we loved this house and location! Laree was so easy to work with, and we even got our deposit back within one week! It was so much better than staying at one of the busy hotels and dealing with the park buses. Now we are totally spoiled!

We loved staying out of the congestion of the parks! We could come and go as we pleased and even just hang around the house at our leisure! It was clean and had a beautiful view! A great pool to cool off in at night, a very quiet area as well. It was also centrally located to the parks and other outside Orlando attractions. We cooked allot at the house which saved allot of money. Plenty of room fro everyone too!!! We can't wait to go back and do it again!

we rented for the month of feb. 2009. the home was just what we were looking for. as others have said it could use new rugs, but if thats all we have to complain about thats not bad. it was very clean when we arrived and if there was any problems they were right there to fix it, which we didn't. location is great near everything. parks and plenty of shopping. we are so looking forward to it next feb. just hope weather is better for us.

"Perfect weather didn't hurt (never too hot, low humidity, clear skies) but this home made our week-long springtime Disney stay absolutely perfect. Very convenient to everything; very helpful owners and a property in tiptop shape. Great for recuperation between theme park frenzies and, with a Garmin in hand, no more than five minutes from not only the parks but any place on earth to eat or shop that you've ever heard of ... and the GPS provides entertainment, too. World Dr. (Drive) becomes World Doctor in the translation from the electronic guide. The pool with lakeside setting and wildlife was never out of the sun all day long. Ducks and egrets daily visitors. It's set up as a home away from home and one can walk through the door and start enjoying oneself. Clearly kid friendly, our party of antiques (50s, 60s, 70s) found it just as friendly. Figure in the expense savings compared to staying in the resorts and it's like going to the parks for free. This was our sixth trip to the World -- four in on-site resorts, once in condo and now in this villa. Would rate it as the best of the experiences. What one hopes a vacation will be like. "

We stayed here for a bit over 5 weeks this spring and were totally pleased. Laree was such fun to work with, she is now a friend. This beautiful spot is close to anything you need as well as all the Disney attractions. Good grocery stores, drugstores and healthcare very close by as well as some excellent restaurants. I-4 is just minutes away to travel East or West in Central Florida or to either coast for a day trip. We always make one trip to each coast at the very least. Would highly recommend this place - hope to come back again in the future. The management was extremely helpful and Laree is always there when you need her, A+++ vacation.

The property is suitable for children and elderly. The pool was completely enjoyed by our family. The wildlife around the property is enjoyable too!
