Berry Cottage sits beside the road that links Croyde (0.3mile) and Georgeham (1.5mile) for a handy position for those keen to explore North Devon. Traditional characterful features; exposed wooden beams, lintel and floorboards the living space creates a welcoming spot to gather and chat by the glow of the wood burner after a busy day. Typically sleeps 7, but can sleep 9 with the sofa bed in the snug, Berry is ideal for those preferring to be close to Croyde on a budget, dog friendly and optional hot tub hire out of season.

PROPERTY

Comfortable living room with traditional black ceiling beams, floorboards and exposed stone fireplace housing a wood burning stove. 2 sofas, coffee table, lamp and for entertainment a freeview LCD TV and DVD player.

Kitchen diner has a tiled farmhouse inspired floor and provides light from the skylights. A range of units well equipped for your holiday and stainless-steel double sink with mixer tap and hose. Appliances include; Fridge-freezer, hob, oven, dishwasher, microwave, popcorn machine, soda stream and slow cooker. Extendible wooden dinning table seating 8.

Utility with washing machine, tumble dryer, sink and boot storage. Access side of the cottage and garden steps.

Shower room with shower, wc and washbasin.

• Snug/Bedroom Four - Double Sofa bed with feature fireplace alcove, LCD TV, DVD player and large selection of DVDs, books and games.

• Master Bedroom - Double bed, bedside tables, hanging rail and wall mounted mirror.

• Bedroom Two - Triple sleeper bunk (Double below single above) bedside table and chest of drawers.

• Bedroom Three - Twin beds (Request for kingsize) Overlooks the terrace, bedside table and built in wardrobe.

Family bathroom with a white modern bathroom suite, exposed floorboards, bath with electric shower over, wc, washbasin and wall mounted mirror.

OUTSIDE SPACE

Ample opportunity for exploration all of which are enclosed with tiered outside space; Sunny terrace courtyard, raised stepped decking area at the top of the garden with the sea view in the distance and a garden laid to lawn.

The rear courtyard terrace is a sun worshippers dream as it makes the most of the sun, wooden table with seating for 4. Gated and enclosed from the rest of the garden which is ideal for smaller children. A series of steps with flower borders leads to a raised decking area with a large table with seating for 6 and comfortable outdoor lounging furniture, Relax with a glass of wine and admire the views towards the sea and Lundy island in the distance. The upper sloped rear garden is laid to lawn with trees and shrub borders, perfect for the older children to have a kick around!

“Terrible smell”

Response from the manager Thank you for your review, You highlighted to us that their was a strange smell at the property on your 4th night - We sent in several different trades to investigate at great expense (housekeeper, plumber, builder and agent) None of these could detect a problem, we had the plumber check the drains and pipes, extractors and attic ventilation system and damp detector - All of which came back clear. The owner offered you a refund as they would prefer a guest to be happy than sad on holiday, you accepted and vacated to a newer build rather than an old character cottage with the natural quirks and charms. Since your stay in June, we have had great feedback across all the websites Berry cottage is advertised on and a recent guest has booked to return next year. CroydeHolidays

Response from the manager Thank you for taking the time to leave a review, firstly let me apologise for the smell, It was incredibly unfortunate that the previous occupants dog had an accident on the rug by the front door – This was removed prior to your stay and cleaned, however it appears based on your review that the smell may have still been in the air. The twin beds have 2 single duvets, these can be joined together to form a kingsize continental with the duvets, sadly there is no where large enough within the property to be able to store additional duvets to swap on and off the bed, removing the inner and using the duvet cover as a sheet works well in this instance. The garden has tiered levels with steps to get to the great view on the decking, we advise the property is not suitable for limited mobility and that smaller children should be supervised which we appreciate may not suit all families. At £23 PPPN in peak season with 2 dogs, is an ideal budget property for those who like to be close to Croyde but without Croydes huge price tag! Spices and condiments are a difficult one, we have a lot of guests that feel these should not be left for hygiene purposes and other guests that want them, effectively we cannot win in this scenario, and I am sorry that you would have appreciated them for your stay. I hope you enjoyed exploring North Devon and all the charming views, beaches and attractions the location has to offer. Best wishes CroydeHolidays team

6 adults and three children under 3 stayed for a week Negatives Not suitable for the young children Ie. 1} A couple of dangerous steps, one at the bottom of the main stairway and one between kitchen and lounge. 2) Lots of steps leading up to tiered back garden. Upstairs shower leaked into utility room causing fuse to blow. Apparently the leaking shower has been previously reported. Utility room stank of dog and needed candle to mask the smell. Front porch way opens out on to busy road. Dining area not large enough to seat all guests. Generally uncared for feel in the lounge Positives 3 good sized bedrooms upstairs Ample car parking across the road Kitchen and electrical utilities good 5 min drive to lovely Croyde beach Suitable for dog owners

“Incredible stay”

Stayed this September from Montreal, Canada. So greatful for our time at the idyllic Berry cottage. Very comfortable and enjoyable stay. Could not have asked for more. Lovely restaurants nearby and the beach (which is a 15 minute walk) was one of the best I have been to in England. We will definitely be returning.

Response from the manager Thank you for your review we have passed your comments on to the owner who will be pleased to read you enjoyed your holiday. All beds are made with linen on arrival and the sofa bed linen is provided. The showers were not leaking, the shower traps were blocked with your hair and sand, this was easily remedied. There are 2 taps in the kitchen, apologies that one broke during your stay, it was very unfortunate - A replacement was ordered. The owner is planning to replace the decking at the end of this season and make some improvements to the kitchen, We look forward to welcoming you back in the future.
