The Persian name ROYA translates to 'a dream come true', premonition and vision ... exactly what Roya's owners have created.
Perched on a gentle sloping hillside just outside Gumusluk Bay''s traditional fishing harbour in one direction and Yalikavak with it's super Marina in the other direction, Roya offers the experience of a tranquil countryside setting and the buzzing cosmopolitan resort of Yalikavak a few minutes drive away. From the well-equipped kitchen to the contemporary designed and furnished living space which opens airily onto the surrounding sea facing terraces, there is little need to stray from the private pool and gardens. Simply recline, relax and soak up those views of the turquoise Aegean shimmering in the sun. When it's time to retire to bed, 3 spacious smartly furnished bedrooms provide a calm and cooling atmosphere to aid a good night's rest. The master has an en-suite shower room with high quality fittings and tiles, the family bathroom mirrors this.
The emphasis is on the outside 'theatre' of views at Roya: the sparkling turquoise waters of the Aegean lapping around the islands in the distance; the white washed walls of the village houses; the green of the pine trees on the surrounding hillside. Dine under the covered pergola during the day or evening, laze around the pool on quality sun loungers or gently walk down the steps into the cool waters of the pool. As the sun sets in the Aegean, walk from the kitchen with your favourite cocktail and sit on the purpose built padded outside sofa and watch the sun go down and the whole area around light up... Roya... 'a dream villa'.
Rooms are sleek and contemporary in style and comparable to a high quality boutique hotel, creating a chic contrast to the casual rustic nature of the surrounding area.

Stylishly furnished in deep grey and cream, sofa, chairs,40" flat screen TV with European satellite channels (with some English channels), Blue Ray-DVD (3D glasses). HDMI cable, Sony Bluetooth Sound Dock with Iphone\iPad Lightning Connector.
For music playing there is a Sony Bluetooth Sound Dock in the living room, also with Iphone\iPad Lightning Connector or standard headphone cable connector for any MP3 player.
All rooms are fitted with A/C units.
Cleaning/Towels/Linen/Maid service:
Villa will be clean with fresh linen/towels on arrival. For stays longer than 10 nights a half-term linen/towel change is included and quick clean. Additional cleaning/laundry available at guest cost payable locally. Please enquire. Pool towels provided.

OUTSIDE
The terraces provide the perfect outside 'lounge' offering guests superb panoramic views of the Aegean sea, islands and surrounding hillside.
PRIVATE POOL
The PRIVATE pool is 7.5m x 4m and has 3 full width steps at the head leading into its 1.4m depth. There are 6 sun loungers and 2 shade umbrellas as well as the covered pergola for shade. There is also a pool shower and two purpose built bench seating areas with padded cushions. One down by the side of the pool is perfect for Sunset cocktails, the other is a comfortable shady place to sit and drink in the views during the day.
SHARED POOL
A short walk away takes guests to the large SHARED pool (with shallow end) for young children.
TERRACES & BBQ
There are sun and shady terraces across the front and side of the villa with a dining table, 6 chairs and Weber gas BBQ/utensils positioned for al-fresco dining in the 'conservatory' which has full length sliding glass panels. This enables the dining area to be open during the summer months and, with the glass panels slid to, encases the area into a dining room with a view during cooler weeks.
The kitchen patio is open for taking in the sun but has shade provided by the umbrella.
The decor of the inside spills outside as two purpose built stone and wood bench style sofas have been made and upholstered in the same shade as the internal lounge fabrics. Perfect for sunset cocktails.
Lawned private gardens wrap around the side and back of Roya providing quiet places to sit and read.
BEACH/RESTAURANTS/SHOP
At lunch or dinner time, a 3 minute drive takes you to the restaurants lining Gumusluk Bay. OR, you can walk downhill to the Bay in 10/15 minutes. Yalikavak is a 15 min or so drive in the opposite direction.
En-route to Gumusluk Bay you will pass a Bakal 'corner shop' which is open all hours and perfect for daily fresh bread and essentials. This is a 5 minute walk from Roya.

“Beautiful villa in a beautiful location”
I have recently returned from my stay in Villa Roya with a party of 6. The villa itself is exactly as you see in the pictures, if not even more amazing. The villa was immaculate on our arrival and the owners had even provided us with some bread and water for our arrival which was greatly appreciated. All rooms are modern and everything in the villa is brand new. The kitchen was stocked with every utensil we could have needed Having a private pool with sun loungers was a real bonus as well. The owners' attention to detail was evident and really made a difference. The location of the villa is fantastic. We hired a car for the week and found we were easily able to drive to Bodrum and Yalikavak. We would all definitely recommend visiting Limon restaurant which is walking distance from the villa. The food and drinks were fantastic, and the view of the sunset was spectacular. Hurdem the villa manager was most helpful when we needed to contact her. I booked through Peninsula Villa Care (as I have done previously) and once again I cannot fault this company. The booking process is simple, and well organised. I fully trust Annie in terms of advice and recommendations. We booked our hire car through the company and this again was so simple, and also so reasonably priced. I would without doubt recommend Villa Roya and Peninsula Villa Care to anyone wanting a laid back yet luxury holiday for a reasonable price. I am sure we will be returning to the Peninsula soon enough!

Roya is new to the 2015 rental season and is attracting a lot of interest as well as super reviews. We would welcome you back. Car hire is advised for the location and, in this area, street names are not so well known as they are in the UK for example, so taxi drivers are not always able to immediately find properties until they become familiar to them! The balcony off the master bedroom and covered dining pergola are new additions since the original photos were taken at the end of 2014, we had new photos taken in July and those photos are now uploaded to the adverts and show the further enhancements to the lovely Villa Roya. Enjoy the rest of Summer and maybe see you again for your next visit.
